Flats, conversions and lettings
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them during the design visit.
Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall.
Fitted home offices in Gipsy Hill: what you get
Storage keeps a home office calm. We can plan drawers, file storage, a cupboard for the printer and shelving, so the desk stays clear. Doors can hide the working things when you’re done. For a home in Gipsy Hill, we design it all around what you need to store. People usually come to us about flimsy shelves that won’t take the weight and a spare room that has to be an office and a guest room; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Post-war homes often have wide windows, and a desk running beneath one makes the most of the daylight. Where there’s a radiator under the window, the desk is kept clear of it. With many of the homes around Gipsy Hill built in the post-war decades, it is a layout worth considering.
The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If something isn’t quite right, tell us before anything is made.

How fitting works for fitted home offices
In older rooms, the furniture typically has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details, so it sits neatly against the room. How long fitting takes depends on the layout and how many pieces make up the office, and your quote sets out the fitting days. Post-war homes often have concrete or block walls, so fixings are chosen for the wall on fitting day. We protect floors and doorways as the furniture comes in, and the pieces are assembled in the room.
- You get in touch with a few details about the room and the home it’s in.
- We visit to measure the room and the way in, and go through the design. It’s useful to tell us about parking, as much of London has controlled parking zones.
- We send a written quote.
- The desk and shelving are made at our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route.
- The sections are brought in, joined and scribed to the walls, ready for work.
Before we arrive
- Clear the hallway and stairs so the sections can come through
- Book any lift and let the concierge or building manager know
- Point out meters, boilers and fuse boards near the furniture
Getting a quote
The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote, so you can take your time with it. To arrange the visit, tell us about the room on our contact form.
Advice
FAQs: fitted home offices in Gipsy Hill
My home in Gipsy Hill is a flat. How do you get the furniture in?
At the design visit, we measure the way in not just the room. Home offices are built in our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.
Do you cover homes near Gipsy Hill station?
Yes, homes across Lambeth and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit.
Does fitted furniture need planning permission?
Not normally. Conservation areas mostly control changes to the outside, and furniture inside a house does not normally need it. Listed buildings are different: check with the council’s conservation officer first.
Can you come on a Saturday?
Yes, by arrangement. Let us know when you get in touch if a Saturday suits you best.
Can you fit sockets in the desk?
Sockets and wiring are for your electrician, not us. We design the desk with cable routes and leave room where sockets will go. We can agree where sockets should go when we visit.
Is the furniture spray painted or hand painted?
You can choose between two finishes: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
What it’s made from
Shelves
We can make fixed shelves, adjustable ones, or a mix. Fixed shelves add stiffness to tall units, and adjustable shelves leave room to change.
Doors and drawer fronts
Doors can close over shelves, files or a printer. They can be plain or panelled, with handles chosen to suit the room. At the end of the day, work can be closed away.
Fitted home offices in Gipsy Hill: local notes
Homes built between 1945 and 1972 make up about 35% of the housing in the streets around Gipsy Hill, with about 29% built before 1919, in the VOA’s 2025 council tax stock figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. The centre of Gipsy Hill is within about a quarter of a mile of the Gipsy Hill Conservation Area. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you’re not sure. About 46% of households in the streets around Gipsy Hill live in purpose-built flats, going by Census 2021 figures from the ONS. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.
For a flat near Gipsy Hill station, it helps to book the lift and tell the concierge before fitting day. The wider area includes historic houses such as Kingswood House, about 0.5 miles north. For a period home anywhere nearby, lath-and-plaster walls need the right fixings for shelves above a desk. If you live in a period home close to Christ Church, an alcove beside the chimney breast is often just right for a built-in desk.

DIY, flat-pack or bespoke
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.
It’s worth being honest about cost: flat-pack is usually cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
What affects the price in Gipsy Hill
Each piece is designed for one room, so each price is too. What affects it comes down to:
- Parking near your home
- How big the furniture is
- Access to the room, such as stairs, lifts and narrow halls
- The finish: spray painted or hand painted
There’s no price list: each design is priced in writing after we’ve seen the space. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
What to send when you contact us
The more you can tell us at the start, the better the design visit goes. It’s useful to include:
- Radiators, sockets, pipes or meters on or near the wall
- Pictures of styles you like, if you have any
- What the furniture needs to hold
- Your postcode and the borough
Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space. To share them, use our contact form, and we will suggest a time for a design visit.
