Fitted home offices for homes in West Dulwich

Spare rooms are a natural choice for an office, though many still need space for guests. The office can be planned to leave space for a bed or a sofa, or with doors that close over the desk when you finish work. We’ll look at how the room is used when we visit in West Dulwich. Typical reasons to get in touch are shelving that bows under the load and work things on show in the evening, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Many homes around West Dulwich date from the post-war decades, and London’s post-war housing includes flats in blocks as well as houses. In a flat, the office often shares a room, so a desk that closes away helps. The furniture comes in sections sized for the route in, then assembled in place.

A written quote is the clearest record of what we’ve agreed. It sets out the home office designed for your room, what it’s made from and how it is finished, and the workshop works from it.

When you need someone else

We’re carpenters, so some jobs belong to other trades. These are worth knowing before you plan:

  • Installing IT equipment or broadband
  • Converting a loft to make room for an office
  • Plastering and decorating around the office

If in doubt, you can use our contact form and describe the room. Our process from visit to fitting.

From workshop to your room

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly. How long the fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. Estates sometimes have their own parking rules alongside the council’s, so let us know what applies at the design visit. On the day, the sections are carried in, assembled and fixed. Saturdays can be arranged.

  1. It starts with a short note from you about the space.
  2. We visit to measure the room and the way in, and discuss the design.
  3. A written quote follows, covering the design, materials and finish.
  4. The desk and shelving are built in our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route.
  5. We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.

Getting ready for fitting day

Fitted home offices in West Dulwich: local notes

Homes built between 1945 and 1972 make up about 38% of the housing in the area around West Dulwich, with about 28% built before 1919, based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. There are 22 entries on the National Heritage List within half a mile of the centre of West Dulwich. Older homes nearby may have original joinery, shutters or panelling worth keeping, and home offices can be designed to work around them. Controlled parking zones cover much of inner London, and each borough runs its own. That usually means a van in West Dulwich needs a visitor permit, a paid bay or a bay suspension through the council. Let us know about parking near your home at the design visit.

For an older house near Church of St Stephen, an alcove beside the chimney breast is often just right for a built-in desk. If you live near Long Meadow, a desk placed to make the most of daylight makes a big difference to a working day. If your home is as old as some of the listed buildings nearby, such as Kingswood House, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

Questions we’re often asked

Does a conservation area in or near West Dulwich affect fitted furniture?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.

How do you fit fitted home offices in a flat in West Dulwich?

We measure the route in along with the room itself: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

My walls aren’t straight. Is that a problem?

It’s something we deal with all the time. We trim the edges to follow the wall and level the base, so it sits tight to the room.

Do you work on Saturdays?

Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.

Can a desk be fitted into an alcove?

It depends on the width and depth of the alcove. Lots of alcoves suit a small desk, with shelving above and drawers below. We will tell you honestly when we visit.

Can I send photos ahead of the visit?

Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space, particularly with rough measurements. You can send them when you drop us a line using the contact form.

Why bespoke in West Dulwich?

Long, thin shelves can bow under books. How far a shelf spans and what it carries make a difference. Shelves are made to suit the load, with thicker shelves or support where the span is long. Big ready-made pieces can be awkward to carry up communal stairs, whereas fitted furniture is made in sections sized for the way in. It’s then assembled in the room.

The price comes in a written quote, worked out from the measurements and the design you choose. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Why us?

  • A design visit, then a written quote
  • Scribed to uneven walls
  • Saturdays by arrangement
  • Work across the whole of London

Flats, conversions and lettings

For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so let us know about it at the design visit.

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of.

What affects the price in West Dulwich

To work out the quote, we look at:

  • The internal fittings
  • Where a van can park, such as a permit bay or a bay suspension
  • How many doors and drawers there are
  • Stairs, lifts and the route to the room

We do not publish set prices, because every piece is designed for one room. Instead, we measure, talk through the design and then quote in writing, naming the materials and finish. To start, drop us a line using the contact form.

What to send when you get in touch

What helps most when you first contact us:

  • Rough measurements: width, height and depth
  • Whether it is a house or a flat, and if there are stairs or a lift
  • Where you live, with the postcode
  • Any ideas or images you have saved

Every piece is quoted for your room after the design visit. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. To arrange a visit, get in touch through our contact form.
