Flats, leases and landlords
In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways as well as the room, so the furniture can be made in sections that fit through.
If your building is on a red route or a busy main road, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising at the design visit.
Fitted home offices in West Hackney: what you get
Landings and the space under the eaves can also take a desk. Under a slope, the desk is placed where there is headroom to sit and stand. On a landing, the furniture must leave a clear way past. We measure and plan for the space you have in West Hackney. If your home has a corner too odd for a standard desk and shelves that sag under books and files, that’s what home offices are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
In a period house, a front-room bay gives a desk good daylight, while the recesses beside the chimney breast take shelving. If your home is one of the many around West Hackney built before 1919, a room like that can work as a study and still feel like part of the house. Everything is scribed to the room’s own walls.
A quote in writing is the clearest record of what we’ve agreed. It describes the home office we’ve designed for the room, its materials and its finish.

Is it time for fitted home offices?
A spare room that has to do two jobs is another reason. A built-in desk and storage can leave space for a bed. It makes the most of a room that is only sometimes used for guests.
Typical reasons people contact us include:
- Paperwork and files with nowhere to go
- Shelves that sag under books and files
- Glare from a window on the screen
- A tangle of chargers and leads
The wider area includes historic houses such as Sutton House, about 1.2 miles south-east. For a period home anywhere nearby, an alcove beside the chimney breast is often just right for a built-in desk.

- Whether they measure the room themselves

Fitted home offices in West Hackney: local notes
The biggest shares of homes in the neighbourhood around West Hackney were built before 1919 (about 49%) and between 1945 and 1972 (about 17%), on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the measuring visit, since older and newer walls take different fixings. Part of West Hackney is in the Northwold and Cazenove Conservation Area, one of the conservation areas recorded by Historic England. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. If in doubt, the council’s planning team can confirm. Parking on many inner London streets is controlled, with zones run by each borough. For fitting in West Hackney, a van normally needs a visitor permit, a paid bay or a bay suspension, which the council arranges, often with notice. Let us know about parking near your home during the design visit.
If you live in a period home close to St Michael and All Angels, lath-and-plaster walls need the right fixings for shelves above a desk. If your home is as old as some of the listed buildings nearby, such as Church of St Barnabas, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

What affects the cost of fitted home offices
We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:
- Access to the room, like stairs, lifts and narrow halls
- The width and height of the space
- Walls and floors that are out of level or out of square
- Parking and unloading on your street
Every room is priced on its own, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. You will see the figure in your written quote, after the design visit.
Helping us understand the room
You do not need exact measurements or a plan. Just send what you can:
- Photos of the whole wall or room, including the floor and ceiling
- Any ideas or images you’ve saved
- What kind of home it is, and which floor the room is on
- Anything in the way, like radiators, sockets, switches, a boiler or meters
Your quote is written for your room once we’ve visited and measured. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. For a quote, fill in our short enquiry form.
Is bespoke worth it?
A fitted office can combine a desk, shelving and cupboards in one design. Ready-made pieces bought separately rarely line up. The result is a calmer, more ordered room. The two recesses beside a chimney breast are seldom an identical size, which means a matching pair of ready-made units seldom fits both. Fitted furniture is made to each one separately.
Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote, written once we have measured up.

What happens on fitting day
You’re welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving everything tidy. How long the fitting takes depends on the size of the room and the design, and the fitting days are agreed in your quote. Parking on terraced streets can be tight, especially in a controlled parking zone, so details of permits, bays and any loading restrictions help. Unloading is kept short, with sections taken straight inside. Saturdays are possible by prior arrangement.
- It starts with a short note from you about the space.
- We visit to measure the room and the way in, and talk through the design.
- A written quote follows, covering the design, materials and finish.
- We build the office in our workshop, in sections, from moisture-resistant MDF and birch plywood.
- The sections are brought in, joined and scribed to the walls, ready for work.
Before we arrive
- Clear the area where the furniture is going
- Let us know where the boiler and meters are
- Book any lift and let the concierge or building manager know

Your questions about fitted home offices in West Hackney
Is parking a problem for fitting in West Hackney?
It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to let us know about parking at the design visit.
My home in West Hackney is a flat. How do you get the furniture in?
We measure the route in as well as the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It’s useful to check any building rules and your lease before fitting day.
Does fitted furniture need planning permission?
Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.
What if the wall is cold or damp?
It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.
What finishes do you offer?
There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.
What does a built-in desk cost?
Because every job is different, the cost is set out in a written quote after the visit. It depends on how much furniture you want, the layout and the finish. To get a quote, fill in our short enquiry form and we will arrange a design visit.
