Why people ask for fitted home offices in Hoxton
Many people get in touch because they now work from home, at least part of the week. A kitchen table or a corner of the bedroom soon stops working. A built-in desk and storage make working at home far easier.
Here’s what fitted home offices can help with:
- Files and folders piling up
- No proper place to work from home
- Shelves that sag under books and files
- Glare from a window on the screen
If your home is one of the older houses near Church of St Anne with St Columba, an alcove beside the chimney breast is often just right for a built-in desk.
Choosing a carpenter

- How they deal with uneven walls and floors
- Real projects you can actually look at
- Will the doors close with even gaps?
About our fitted home offices in Hoxton
In a period room, an alcove is often the right size for a compact desk. The desk and shelves are scribed to the alcove, as period walls are seldom flat. The other alcove can hold matching cupboards or bookshelves. It makes a working corner that suits the room, in Hoxton or anywhere else. If your home has shelves that sag under books and files and a spare room that has to be an office and a guest room, that is what home offices are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
Stud walls in newer homes can take shelves above a desk, as long as the fixings suit them. With many homes around Hoxton built since 2000, we find the studs and check the wall before designing. Heavier storage stands on the floor.
You get the quote in writing, so you can read it at your own pace and talk it over at home. It covers the design, materials and finish agreed at the visit.

How fitting works for fitted home offices
There isn’t much for you to do on fitting day. Someone needs to let us in, and it helps to have the room cleared beforehand, as we will have talked about at the measuring visit. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on the size of the room and the design, and the fitting days are agreed in your quote. Newer blocks often have concierge desks, entry systems and rules on lift booking, so it’s useful to sort them out beforehand. Home offices are made in sections sized for the lift and doors.
- You get in touch and tell us how you work and where you’d like the office, including the equipment you use.
- At the design visit we measure, look at the light and the sockets and plan the layout with you.
- We send a quote in writing setting out the design, materials and finish, for you to read through.
- We make every part in our workshop, sized for the room and the route in, using moisture-resistant MDF and birch plywood.
- We bring it to your home, fit it and leave it ready to use.
Before fitting day
- Book any lift and let the concierge or building manager know
- Make sure pets are kept safely away
- Have your electrician move any sockets or switches beforehand

Advice
Questions we’re often asked
Do I need permission for fitted furniture in a conservation area?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Can parking be tricky on fitting day in Hoxton?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you during the design visit.
How do you get the furniture up the stairs?
It’s made in sections, sized for the route not just the room. That’s why we measure the stairs, lift and doorways at the design visit.
How long does it take to fit a home office?
How long the fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. Because everything is made in our workshop, the work in your home is the fitting itself. We work tidily and keep the room as clear as we can.
Can I send pictures ahead of the visit?
Yes. They give us a feel for the space before we visit. It’s useful to show radiators, sockets and anything else on the wall.
Do I choose the paint colour?
The choice is yours. Whichever finish you pick, it is in the colour you have chosen.
What we do not do
Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:
- Plastering and decorating around the office
- Building a loft conversion, which isn’t our work
- Installing IT equipment or broadband

Materials and finishes
Doors and drawer fronts
Doors can close over shelves, files or a printer. They can be plain or panelled, with handles chosen to suit the room. At the end of the day, work can be closed away.
Hand-painted finish
Hand painting can be done on site once the office is in. Small marks are simple to touch in later. That helps on a well-used desk.
Could you do it yourself?
Where bespoke earns its keep is in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.
Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.
Home working in Hoxton: local notes
About 36% of the homes in the streets around Hoxton went up since 2000, and about 26% between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. Entries on the National Heritage List near the centre of Hoxton include Church of St Columba (Grade I), under half a mile east, and St Columba's Vicarage (Grade I), under half a mile east. If your own home is listed, works inside that affect its character, such as fixing into or removing original joinery, can require listed building consent. It is worth speaking to the council’s conservation officer before the design is final. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Hackney included. It applies to every van that comes to fit furniture in Hoxton. Access and parking are talked through during the design visit.
For a family home near Shoreditch Park Primary School, a desk with shelves and closed storage can serve both work and homework. Close to Shoreditch Park? A desk placed to make the most of daylight makes a big difference to a working day.
