West Hackney Wall Beds

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on wall beds in West Hackney starts with a design visit, and everything is made in our workshop.

  • A living room with a bed that folds away
  • A guest room that sits empty most of the time
  • A real mattress for visitors

Wall beds in West Hackney: what you get

The mattress has to suit the mechanism; the mechanism maker sets the size, depth and weight it can take. We’ll talk through what suits the bed at the measuring visit, so the mattress you choose fits. If your home has somewhere comfortable for guests to sleep and hiding the bed when it’s not in use, that is what wall beds are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Floors in older houses often slope, which matters around West Hackney, as a large share of homes there date from before 1919. Fitted furniture sits on a plinth or adjustable feet set level, so the doors line up and the gaps run straight. The scribe at the wall takes up any bow in the plaster.

Our quotes are written in plain words, without jargon. You will see what will be made, the boards used and the finish, all taken from the design visit.

How we price wall beds

Not every room costs the same, for these reasons:

  • Parking near your home
  • Hanging rails, shelves, drawers and other fittings inside
  • The width and height of the space
  • Walls and floors that are out of level or out of square

Because every job is different, the cost is set out in a written quote after the visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

What we need to know

A few details help us understand the job before we visit. When you contact us, it helps to send:

  • A few photos of the space, taken from the doorway and from each corner
  • What kind of home it is, and which floor the room is on
  • The postcode, so we can plan the visit
  • Radiators, sockets, pipes or meters on or near the wall

We quote once we have seen the room. At the visit, we measure, look at the walls and floors and go through the design with you, then send a quote in writing. The price comes in a written quote, worked out from the measurements and the design you choose. To book a design visit, drop us a line using the contact form.

Looking after your furniture

Painted fitted furniture is easy to look after with a little care. A few things help it stay looking good:

  • Think about how often the bed will be used
  • Measure the clear space in front of the wall
  • Lower and lift the bed steadily
  • Look at your lease before fixing to the walls

Whether bedding can stay on the bed when it folds up depends on the mechanism. We can build a cupboard beside the bed for extra bedding.

Check how much floor there is in front of the cabinet. The bed needs room to fold down, so plan where furniture will sit.

Common questions about wall beds

Can you fit wall beds to the uneven walls of an older house in West Hackney?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Do you do plastering or decorating?

No. Plastering and decorating are not part of our work. We paint the furniture itself, by spray or by hand.

Will a wall bed work on my wall?

That is something we look at when we measure. Solid brick, stud walls and plasterboard all need different fixings, and the mechanism maker’s instructions set what’s needed.

Do you make the furniture yourselves?

Everything is made at our workshop for your room, then brought to your home and fitted. It’s built from moisture-resistant MDF and birch plywood.

What does a wall bed cost?

The price comes in a written quote, worked out from the measurements and the design you choose. The bed size, the cabinet and any storage around it all make a difference. To arrange a design visit, use our contact form.

Fitted bedroom furniture in West Hackney

About 49% of the homes in the area around West Hackney went up before 1919, and about 17% between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The National Heritage List has 61 entries within half a mile of the centre of West Hackney. Original fireplaces, shutters and panelling are worth keeping where they survive, and wall beds can be designed to work around them. The ULEZ, run by TfL, takes in all of London, so Hackney is inside it. It applies to every van that comes to fit furniture in West Hackney. Parking and access are planned at the measuring visit.

For families living near Benthal Primary School, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow. For an older house near St Michael and All Angels, tall ceilings give wall beds room to reach the cornice.

From workshop to your room

There isn’t much for you to do on fitting day. Someone needs to let us in, and the room should already be cleared, as we will have talked about at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Drilling into lath and plaster is done with care, so the plaster around stays sound. Any decorating around the new pieces is for your decorator.

  1. It starts with a short note from you.
  2. At the design visit we agree the layout and the colour.
  3. You receive a written quote covering the design, materials and finish.
  4. The cabinets are made at our workshop from moisture-resistant MDF and birch plywood; a spray finish is applied there for a smooth, even surface.
  5. We fit everything in your home and check the bed lowers and lifts smoothly.

Before fitting day

  • Move furniture and belongings away from the wall
  • Have your electrician move any sockets or switches beforehand
  • Move anything in the hall or on the stairs out of the way

Advice

The problems wall beds solve

Some people are tired of sofa beds. A wall bed takes a proper mattress, chosen to suit its mechanism, and the bed sits flat on its frame.

A few of the things people ask us to solve are these:

  • Somewhere comfortable for guests to sleep
  • A study that doubles as a spare room
  • More floor space in a studio flat
  • A guest bed that disappears in the day

If you live in a flat close to Rectory Road station, it is useful to book the lift and tell the concierge before fitting day.

Questions to ask before you hire anyone

  • How parking will work on your street
  • Whether they can show you real projects they’ve done
  • Whether the route into your home has been checked
  • Will other trades be needed, and who arranges them?
