Loft storage in Kilburn
Questions we’re often asked
Can you make loft storage for a home in Kilburn?
Yes. We cover all of Brent and the rest of London, and Kilburn is part of that. The first step is a design visit, where we measure and discuss the design, followed by a quote.
My home in Kilburn is a flat. How do you get the furniture in?
We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It is useful to check any building rules and your lease before fitting day.
Do I need planning permission for fitted furniture?
Typically not. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. If the building is listed, works affecting its character can require listed building consent.
Can you convert my loft as well?
No. We do not carry out loft conversions. Our part is the storage once the loft is a finished room, including eaves cupboards, knee-wall drawers and wardrobes.
How much does loft storage cost?
Your quote is written for your room once we’ve visited and measured. It depends on how much storage you want, the shape of the room and the finish. To get a quote, tell us about the room on our contact form and we’ll arrange a design visit.
What if my walls and floors are out of level?
That’s normal in older homes, and it’s what scribing is for. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
How we make loft storage for Kilburn
Dormers are a natural place for shelving or a small desk. Their sides are often angled, and their walls rarely straight. We scribe the furniture to follow them. It adds storage without taking up the main floor. We’ll discuss the options in Kilburn. Most enquiries start with space under the eaves going to waste and standard furniture that won’t go up the loft stairs, and the answer is made in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
Ceilings and floors in homes built before 1919 are rarely level, and a large share of the homes around Kilburn date from then. Each piece is scribed and levelled on site so it looks straight in a room that is not. Original skirting and mouldings are met neatly.
A written quote is the clearest record of what we’ve agreed. It describes the eaves cupboard we have designed for the room, its materials and its finish, and the workshop works from it.

How fitting works for loft storage
Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. How long fitting takes depends on the shape of the room and the number of cupboards and drawers, and the fitting days are agreed in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so each piece is trimmed and adjusted on site. Floors are protected, and dust is kept down as far as possible. It helps to let us know about parking at the design visit, as terraced streets are often busy.
- First you tell us about the loft room and what you’d like to store there, and how you get up to it.
- At the design visit we measure the knee walls, slopes and stairs and plan the storage with you, including the headroom under the slope.
- We send a quote in writing setting out the design, materials and finish.
- The cupboards and drawers are made in our workshop, in sections sized for the loft stairs. We use moisture-resistant MDF and birch plywood.
- We carry it up, fit it and leave it ready to use, with the finish sprayed beforehand or painted by hand on site.
Before fitting day
- Leave a clear route from the front door to the room
- Arrange any electrical changes with your electrician in advance
- Check the building’s rules for trades and lift bookings
Starting with a design visit
Your quote is written for your room once we’ve visited and measured. Because every room is different, the quote comes after the design visit. For a quote, tell us about the room on our contact form.

DIY, flat-pack or bespoke
Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.
Making use of awkward spaces in Kilburn
In the neighbourhood around Kilburn, the largest groups of homes date from before 1919 (about 59%) and between 1973 and 1999 (about 14%), on the Valuation Office Agency’s council tax figures for 2025. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Kilburn include Church of St Augustine (Grade I), about 0.6 miles south-east, and Black Lion Public House (Grade II*), about 0.5 miles north. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. The council’s conservation officer is the person to ask before work starts. About 32% of households in the area around Kilburn live in flats in converted or shared houses, in the ONS Census 2021 figures. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. A lease can require consent for alterations, so it’s worth checking yours first.
For a family home near Salusbury Primary School, eaves cupboards can be planned around what a family needs to keep, from coats and bags to sports kit. Living in a block of flats near Queens Park (London) station? Then eaves cupboards are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

What it is made from
Moisture-resistant MDF
We use moisture-resistant MDF because it’s stable and gives a smooth surface for paint. It suits the doors, drawer fronts and panels, where a smooth, even finish matters.
Hand-painted finish
Hand painting can be done on site once the storage is in. It’s easy to touch up if it gets marked. That helps in a well-used bedroom.
Do you need loft storage in Kilburn?
Many people get in touch once their loft conversion is complete. Standard furniture rarely suits the new room. Storage made for the slopes completes it.
We are often asked to help with:
- Boxes and suitcases with no home
- Ready-made wardrobes too big for the stairs
- A converted loft with no fitted furniture
- Low eaves that nobody can use
Winfield House, about 1.7 miles east, is one of the historic houses in the wider area. For a period home anywhere nearby, eaves cupboards in a converted loft are scribed to slopes that are rarely even.
What to check before you book
- How the doors are hung and adjusted
- Who does any electrics, plumbing or gas work
- Whether the quote follows a visit to your home
- Whether they can show you real projects they’ve done
Flats, blocks and rented homes
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, after measuring the route at the design visit.
In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you get in touch.
