Kilburn Wall Beds

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make wall beds for homes in Kilburn, each designed at a visit to your home.

  • A hobby room with a bed for guests
  • A studio that works by day and night
  • A guest bed that disappears in the day

Wall beds in Kilburn: what you get

A home office that doubles as a guest room is a common request. A wall bed with a desk or shelves beside it lets the room do both, so the bed doesn’t dominate the working day. Cable routes for the desk can be planned in, though any new sockets are for your electrician. If you’re living with shelves or a desk around the bed and room for a desk and a guest bed, that’s what wall beds are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

A large share of the homes around Kilburn were built before 1919, and in a Victorian or Edwardian bedroom, the chimney breast and its alcoves often shape the room. Fitted storage can sit in the alcoves or span the wall, chimney breast and all. Walls and floors in older houses are rarely true, so the pieces are scribed to the wall and levelled at the base.

Where other trades are needed, for example an electrician to move a socket, we point that out, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

Common questions about wall beds

I live in a flat in Kilburn. How will the furniture get up the stairs?

We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.

My house in Kilburn is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.

What finishes do you offer?

There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.

How are wall beds priced?

Prices are quoted for your room, once we’ve measured and talked through the design. Each wall bed is different, so we quote once we have seen the room. To arrange a visit, message us from the contact page.

How long does fitting take?

It depends on the design. How long the fitting takes depends on the design and how much storage goes around the bed, and we confirm the fitting days in your quote, so you’ll know before we start.

Do photos help?

Yes. Pictures help us understand the room before the design visit, along with rough sizes. It’s useful to show radiators, sockets and anything else on the wall.

What affects the cost of wall beds

There is no set price, because there is no set room. What affects it comes down to:

  • Spray painting or hand painting
  • How easy it is to get the furniture into the room
  • The width and height of the space
  • The internal fittings

In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It helps to talk about parking during the design visit.

What to send when you contact us

When you contact us, these help most:

  • What you’d like to store or use the space for
  • The type of home and how the room is reached
  • Your postcode and the borough
  • Rough sizes: width, height and depth

How fitting day works

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and your quote sets out the fitting days. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.

  1. We start with how the room is used and who’ll sleep there. The bed can sit among shelves or beside a desk.
  2. At the design visit we measure the room and check the wall and floor.
  3. A quote follows, setting out the design and finish.
  4. We build and finish everything in our workshop, from moisture-resistant MDF and birch plywood.
  5. Fitting day: the cabinet is fitted and the bed checked as it lowers and lifts.

How to prepare

  • Keep pets out of the room and the hallway
  • Leave a clear route from the front door to the room
  • Let us know about any meters, fuse boards or boilers in the area

Getting a quote

To get a quote, send us a few details through our contact form and tell us which room you have in mind and roughly what you’d like. From there, we arrange a design visit to measure up and talk through your ideas, and a written quote follows.

Advice

Before and after fitting day

Most of what helps is simple. Here’s what we suggest:

  • Give the paint time to cure fully
  • Lower and lift the bed steadily
  • Follow the mechanism maker’s mattress guidance
  • Look at your lease before fixing to the walls

The mechanism maker’s guidance says how much bedding can stay on the bed when it folds away. Bulky duvets and pillows may need storing nearby.

Tell us what the wall is made of if you know. Solid brick, stud walls and plasterboard need different fixings, and we check it at the design visit too.

Where other trades come in

It helps to know what’s outside our work before you plan:

  • Building work to make a wall sound
  • Mattresses, which you choose to suit the mechanism
  • Electrical work for reading lights

If in doubt, you can send us a few details through our contact form and describe the room before you arrange a visit. How it works.

Boards, parts and finishes

  • Moisture-resistant MDF
  • Fold-down bed mechanism
  • Shelves or a desk alongside
  • Hand-painted finish

Bedrooms in Kilburn: local notes

The biggest shares of homes in the streets around Kilburn were built before 1919 (about 59%) and between 1973 and 1999 (about 14%), according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. Within a mile of the centre of Kilburn, 5 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. That includes the vans that bring and fit furniture in Kilburn. We plan parking and access with you during the design visit.

Near listed buildings like Church of St Augustine, about 0.6 miles south-east of the centre of Kilburn, older homes may keep original joinery that wall beds can be designed around. For a listed home, fixing into original features can require listed building consent. If you live near Queen’s Park, a bedroom facing the green is best kept light, with the furniture on the side walls. For an older house near St Anne's and St Andrew's, a bedroom chimney breast and its alcoves often shape where wall beds go.

Is bespoke worth it?

Ready-made wall bed units are available and usually cost less, and they can work in a simple space. They come in set sizes and finishes and rarely allow for an uneven wall or an alcove. A bespoke cabinet is built for the room. The two recesses beside a chimney breast are seldom an identical size, which means a matching pair of ready-made units seldom fits both. Each side can be made to its own size.

There’s no price list: each design is priced in writing after we’ve seen the space. Bigger pieces use more board and take longer to make and fit, so size is the starting point. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
