Built-in living-room furniture in Clay Hill

Homes built between 1945 and 1972 make up about 36% of the housing in the neighbourhood around Clay Hill, with about 34% built before 1919, on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the design visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Clay Hill include South Lodge (Grade II), less than half a mile east, and The Rose and Crown Public House (Grade II), under half a mile south. If you live in a listed building, fixing into or taking out original features such as panelling can require listed building consent. The council’s conservation officer is the person to ask before work starts. Each London borough runs its own parking controls, and Enfield is no exception. Where a street in Clay Hill is controlled, a van may need a visitor permit, a paid bay or a bay suspension from the council. Parking near your home is worth mentioning at the design visit.

If your children go to St John's CofE Primary School or a school nearby, shelving with deep cupboards below keeps books, games and school things in one place. For a flat near Gordon Hill station, the lift, the stair turns and the front door all set the largest piece that can come in. The wider area includes historic houses like Forty Hall, about 0.7 miles east. For a period home anywhere nearby, the alcoves beside a chimney breast are the natural place for TV and media units.

Clay Hill is in the London Borough of Enfield, about 4 miles south of Edmonton. Anywhere in Clay Hill, it works the same way: we visit and measure, send a written quote, make the furniture in our workshop and fit it. Our Enfield coverage includes Clay Hill and the places around it.

Every home in EN2 and EN1 is within our area for TV and media units. Our area takes in homes on streets like Cedar Road, Flash Lane and Acacia Road, along with the roads around them, whether you want TV and media units or another piece made for the room. If you’re just outside Clay Hill, we also cover Gordon Hill (1 mile south), Forty Hill (1 mile south-east), Crews Hill (1 mile north-west), Enfield Chase (1 mile south-west) and Enfield (1 mile south). Elsewhere in Enfield, we also cover Edmonton (4 miles south), Palmers Green (4 miles south), New Southgate (5 miles south-west), Bush Hill Park (2 miles south), Upper Edmonton (4 miles south) and Oakthorpe Park (4 miles south).

TV and media units in Clay Hill: what you get

A built-in TV wall often needs sockets in new places, behind the screen or inside a cupboard. That job is for your electrician, and Part P of the Building Regulations covers some electrical work in homes. Ideally it’s done before the unit goes in. We make TV and media units from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are wasted space around the screen and leads that show from every angle.

In many houses from the 1950s and 1960s, the living room has a wide window and a plain chimney breast or none at all. Around Clay Hill, many homes come from between 1945 and the early 1970s, and TV and media units can give a room like that a focus. A run of low cupboards with shelving above can sit under or beside the window, leaving any radiator clear.

The quote comes in writing, so you can read it at your own pace and talk it over at home. It covers the design, materials and finish agreed at the visit.

Caring for painted furniture

Most of what helps is simple. Here’s what we suggest:

  • Note the size of each box and speaker
  • Let us know about parking and access at the design visit
  • Measure your TV, or the size you expect to buy next
  • Plan open spaces for anything controlled by a remote

A soft, slightly damp cloth is all painted surfaces need. Skip scouring pads and harsh cleaners.

Label cables when you set things up to make future changes easier.

FAQs: TV and media units in Clay Hill

Does a conservation area in or near Clay Hill affect fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.

Is Clay Hill in the area you cover for TV and media units?

Yes. Clay Hill is one of the places we work, along with the rest of Enfield and London. You can tell us about the room on our contact form to arrange a design visit.

Is the furniture spray painted or hand painted?

You can choose between two finishes: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

Do I need to be in when you fit?

We need access, so someone has to let us in. After that, you do not need to stay in the room, though we like to go over the furniture with you at the end.

How do I get a quote?

Simply drop us a line using the contact form. It is useful to send rough measurements and a few pictures, and then we arrange a visit to measure and discuss the design.

How do you get the furniture up the stairs?

We plan the route in at the measuring visit. We measure the stairs, landings, lift and doors, and each section is made to a size that will get through.

Flats, blocks and rented homes

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them during the design visit, so fitting day is planned around them.

If the property is let, we will need access agreed with the tenants, at times that suit them. An agent can arrange access for you.

Boards, parts and paint

Birch plywood

We often use birch plywood for carcasses and drawers. The edge can be painted or left as a detail.

Hand-painted finish

Hand painting often suits units in older houses. You choose the colour.

Fitting day, step by step

There isn’t much for you to do on fitting day. We need someone to let us in at the start, and it helps to have the room cleared beforehand. From there, we protect the floors, bring the furniture in and get on with the fitting. How long fitting takes depends on the size of the unit and how many cupboards and shelves it has, and we confirm the fitting days in your quote. In a post-war house, the hall and stairs are normally straight and simple, so carrying in is rarely difficult. Even so, the route is measured during the design visit. On the day, sections are joined, levelled and fixed.

  1. To begin, fill in our short enquiry form; a brief note on the TV wall and everything that plugs into it is plenty.
  2. We visit to measure up, note where the sockets are and plan how the cables will run.
  3. Your written quote sets out the design, materials and finish.
  4. The unit is built in our workshop from moisture-resistant MDF and birch plywood, with cable openings and vents cut in.
  5. The unit is fitted and scribed to the walls, with a spray-painted or hand-painted finish and the routes left clear.

Getting ready for fitting day

  • Make sure pets are kept safely away
  • Book any lift and let the concierge or building manager know
  • Clear the walls of pictures and shelves

Getting a quote

A quote begins with a few details from you: which room it is, rough measurements and a couple of photos if you can take them. To send them, send us a few details through our contact form. After that, we arrange a visit to measure and go through the design, then send a quote in writing.

Advice

Could you do it yourself?

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well.

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t normally do that in an older room.
