Under-stairs storage in Manor House: pull-out drawers, cupboards and coat storage under the stairs. Every piece is built in our workshop and fitted in your home, with a spray or hand-painted finish.

  • A vacuum cleaner that has nowhere to go
  • Open space under the stairs that collects clutter
  • Coats and shoes piling up in the hall

Under-stairs storage for homes in Manor House

When the hall is tight, the space under the stairs is often the only place left for coats, shoes and bags. A hanging section, shoe drawers and a shelf for keys keep everything off the floor. Painted in a colour you choose, it reads as part of the house rather than a piece of furniture. It’s a small change that makes a busy hallway feel ordered. If your home has a meter or fuse board buried behind clutter and nowhere to keep the vacuum and ironing board, under-stairs cupboards made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.

A large share of the homes around Manor House were built before 1919, and older houses have lots of odd corners: under the stairs, in the bay, along the hall and under the eaves of a converted loft. That is where fitted storage comes in, scribed to walls that are rarely straight.

Where other trades are needed, for example an electrician to move a socket, we point that out. The quote itself covers our work, from the design to the materials and finish.

Flats, leases and landlords

Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it, after measuring the route at the measuring visit.

For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising at the design visit.

From workshop to your room

With the carcasses fixed and level, we hang any doors and fit any drawers or lids. We adjust each one so the gaps line up and it closes cleanly. How long fitting takes depends on the shape of the space and the number of drawers and doors, and we confirm the fitting days in your quote. Hallways in period houses are often narrow, and the stairs turn sharply, so the furniture comes in sections sized for the route in. Floors, stairs and doorways are covered before anything is carried through.

  1. You tell us about the stairs and what you’d like to store, like coats, shoes or the vacuum cleaner.
  2. At the design visit, the space is measured and any meters are noted, because they must stay accessible.
  3. We talk through drawers, cupboards and coat storage, and send a written quote, with the finish set out.
  4. The storage is built in our workshop and painted in your colour. We use moisture-resistant MDF and birch plywood.
  5. The storage is fitted, scribed to the stairs and checked with you. The way to any meters is left clear.

Is it time for under-stairs storage?

After a hallway is redecorated, an old, tired cupboard under the stairs can stand out. New storage, painted in a colour chosen for the hall, can tie it together. Decorating is for your decorator, so it’s useful to tell us your plans early.

Common reasons to get in touch include:

  • Nowhere to put coats, shoes and bags
  • Space under the stairs that is hard to use
  • A sloping corner nobody can reach
  • Needing a compact spot for a laptop

Close to Chestnuts Park? Living near green space often means muddy boots, bikes and outdoor kit, and under-stairs cupboards can give those things a place.

Questions to ask before you hire anyone

  • A written quote that sets out the job
  • How they handle walls that aren’t straight
  • How the doors are hung and adjusted
  • How they’ll get the furniture into the room

Storage in Manor House homes: local notes

Homes built before 1919 make up about 54% of the housing in the area around Manor House, with about 18% built since 2000, according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. 7 conservation areas have at least part of their area within a mile of the centre of Manor House. England has around 10,000 in all, and their controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. About 31% of households in the streets around Manor House live in flats in converted or shared houses, based on Census 2021. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

Living in a block of flats near Harringay Green Lanes station? Then each piece is planned so it can be carried up and joined together in the room. If your home is as old as some of the listed buildings nearby, like Engine House of Metropolitan Water Board, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

What it is made from

Birch plywood

Birch plywood is made in layers, which makes it strong and stable. We use it for carcasses, shelves and drawer boxes, and its edge can be left visible or painted to match.

Pull-out drawers

The back of an under-stairs space is hard to reach, so drawers that slide out are often the answer. Everything is in view when the drawer is open. Shoe drawers, a drawer for the vacuum and drawers for cleaning things are all possible.

Practical tips

A few practical points help before and after fitting day. Here are some things worth bearing in mind:

  • Look for meters, a fuse board or pipes before we visit
  • Decide whether you’d like coats on hooks or on a rail
  • Tell us about parking at the design visit
  • Consider the colour of the hall, the stairs and the skirting

Wiping the fronts with a soft, damp cloth is typically all they need. Dry them afterwards, and avoid abrasive pads and strong solvents. The edges of drawers and the areas around handles pick up marks first.

Check now and then that handles and hinges are tight. A loose handle is easy to tighten before it works its way out. If a drawer stops running smoothly, tell us about the room on our contact form and describe it.

Common questions about under-stairs storage

Is parking a problem for fitting in Manor House?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to tell us about parking at the design visit, so the day can be planned around it.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Can I send photos ahead of the visit?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough measurements. To send them, tell us about the room on our contact form.

What is under-stairs storage made from?

The storage is made from moisture-resistant MDF and birch plywood. The doors and fronts are MDF, which is stable and paints well, and birch plywood is strong, so it suits drawer boxes and carcasses. The finish is spray-painted or hand-painted.

What does an under-stairs cupboard cost?

There’s no price list: each design is priced in writing after we’ve seen the space. It depends on the size of the space, how many drawers and doors you want, and the finish. For a quote, message us from the contact page to arrange a design visit.
