How fitting day works

Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Parking on terraced streets can be tight, particularly in a controlled parking zone, so it’s useful to tell us during the design visit what’s outside. Unloading is kept short, with sections taken straight inside. Saturdays are possible by prior arrangement.

  1. You contact us with a few details about the bay or recess.
  2. At the design visit we measure each side of the bay, because walls in older houses are rarely square.
  3. A quote in writing follows, setting out the design, materials and finish.
  4. The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
  5. We fit the seat in your home, trimming the edges to meet the walls and cill, with a spray-painted or hand-painted finish.

Window seats for homes in Manor House

A seat under a bedroom or nursery window can store toys, bedding or books. Drawers or a lift-up lid turn it into storage as well as seating. Drawers can be easier than a lid for children to use. In Manor House, the design visit is where the details are settled. Most enquiries start with no space for toys and games and standard furniture leaving gaps in a bay; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Around Manor House, a large share of homes date from before 1919, and older houses have plenty of odd corners: under the stairs, in the bay, along the hall and under the eaves of a converted loft. Fitted storage is designed to make those spaces useful, made to follow walls that are seldom true.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Is bespoke worth it?

Ready-made seats rarely allow for a radiator. Placed in front of a radiator, they block the warmth. A bespoke seat has a grille or open front designed in, so the heat can reach the room. Standard furniture is drawn for modern rooms, so its proportions can look odd in a tall period room, whereas fitted pieces can pick up the room’s height and mouldings, with panels and details to suit the house.

There is no price list, because each job is designed for a single room. We measure up, discuss the design and send a quote in writing, naming the materials and finish. To start, send us a few details through our contact form.

Read how bespoke compares with ready-made and what a quote should include.

Flats, blocks and rented homes

We also make and fit furniture for landlords furnishing a let, as it makes good use of an awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, after checking the walls at the design visit.

Tips worth knowing

Most of what helps is simple. Here’s what we suggest:

  • Think about matching the woodwork or the walls
  • Let us know about parking near your home
  • Consider how often you will reach for what’s stored
  • Check the shutters so the seat can leave room for them

A hand-painted finish is easy to touch up if it gets marked. Keep a note of the colour for later. A spray-painted finish is smooth and even, and small marks often wipe off with a damp cloth.

Check now and then that hinges and handles are tight. Tightening early stops a small looseness getting worse. If a lid or drawer starts to catch, use our contact form and describe what’s happening.

Window seats in Manor House: local notes

About 54% of the homes in the streets around Manor House went up before 1919, and about 18% since 2000, in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The National Heritage List records 7 entries within half a mile of the centre of Manor House. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. Flats in converted or shared houses account for about 31% of households in the streets around Manor House, according to Census 2021. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

If you live near Chestnuts Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. Living in a block of flats near Harringay Green Lanes station? Then the route in is measured along with the room itself, and the sections are sized to fit it.

Manor House is about 3 miles south of Shoreditch, in the London Borough of Hackney. We can visit homes in Manor House on weekdays, or on a Saturday by arrangement. Manor House is one of the places in Hackney where we make window seats, and the borough has 20 places on our list.

Design visits and fitting in N4, N16 and N15 work the same way as everywhere else we cover. Our area takes in homes on streets such as Vale Road, Eade Road and Swan Lane, for window seats and any of our other fitted furniture. Questions we’re often asked

Can you fit furniture in a home close to Harringay Green Lanes station?

Yes. We cover all of Hackney and the rest of London. You can use our contact form to arrange a design visit.

How do you fit window seats in a flat in Manor House?

We measure the route in not just the room: the stairs, landings, lift and doors. Window seats are built in our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.

Do you work on Saturdays?

Yes, by prior arrangement. Tell us when you get in touch if a Saturday suits you best.

Does fitted furniture need planning permission?

Not normally. Conservation areas mostly control changes to the outside, and furniture inside a house doesn’t normally need it. In a listed building, check with the council’s conservation officer before any work.

How long will the window seat fitting take?

The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. The seat is made at our workshop first, so the time in your home is spent fitting. We keep the room as tidy as we can while we work.

Can you fit a window seat under a sash window?

Yes. We set the seat below the cill, so the sash still works. Where there are shutters, the seat is planned so they still open fully. We check all of this at the design visit.

Is it time for window seats?

The radiator beneath a window can make it tricky to put furniture there. A seat with a grille in the front keeps the radiator working and the window usable. It is a neat answer to a common problem.

We’re often asked to help with:

  • A period room that needs furniture to suit it
  • Wanting a seat without blocking the radiator
  • A child’s room that needs storage and seating
  • Looking for a reading spot by the window

If you live in a period home close to Church of St Olave, window seats can be scribed to follow a bay that is rarely square.
