When is bespoke worth it?

Cost matters, and it’s fair to say so: off-the-shelf furniture typically costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, where scribing and fixings that suit the wall are important.

Under-stairs storage in Marylebone: what you get

Under-stairs storage isn’t only for houses. Maisonettes, split-level flats and homes with stairs down to a lower floor often have usable space beneath the steps. The parts we make in our workshop are sized to get through the doors and hallways on the way in. Wherever your home is in Marylebone, the process is the same. If your home has wanting a quiet corner for paperwork and the low end of the space going to waste, under-stairs cupboards made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

A solid brick outside wall in an older house can be cold and sometimes damp, so a gap and ventilation behind fitted storage help avoid condensation. That matters around Marylebone, where a large share of the homes are that old. Any damp is dealt with before storage goes in.

The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it is easier before the furniture is made.

Flats, conversions and leaseholders

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you contact us.

What affects the cost of under-stairs storage

The price for your room depends on:

  • How square the room is
  • What goes inside: rails, shelves, drawers and dividers
  • How many doors and drawers there are
  • Whether you choose a spray or hand-painted finish

Rooms that aren’t square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, which we write after seeing the room.

Before the design visit

These details help when you get in touch:

  • Pictures showing the full wall, from floor to ceiling
  • Examples of the look you’re after
  • What you’d like to store or use the space for
  • Anything fixed to the wall that the furniture needs to work around

Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, then send a quote in writing. Prices are quoted for your room, once we’ve measured and talked through the design. To book a design visit, fill in our short enquiry form.

Materials and finishes

Hand-painted finish

Hand painting gives a slightly softer look than spraying. It’s done on site, in the colour you choose. Touch-ups are simple if the paint is ever knocked.

Doors and drawer fronts

What you see of the storage is mostly the doors and drawer fronts. They can be plain or panelled, with handles chosen to suit the hall. Their tops follow the angle of the stairs.

How fitting works for under-stairs storage

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. The sections built in our workshop come in next, one at a time. The time the fitting takes depends on the shape of the space and the number of drawers and doors, and your quote sets out the fitting days. Older London houses often have narrow hallways and tight turns on the stairs, so the furniture comes in sections sized for the route in. Floors and stair carpets are protected on the way in and out, and the sections are joined and scribed in the room.

  1. To begin, tell us about the room on our contact form; a brief note on the space and what it holds now is plenty.
  2. We visit to measure the slope and the floor, and agree a design that keeps any meter or fuse board accessible.
  3. A written quote follows, setting out the design, materials and finish.
  4. The storage is built in our workshop from moisture-resistant MDF and birch plywood, with access to the meters planned in.
  5. The storage is fitted and set level, and the meter access is checked with you.

How to prepare

  • Point out meters, boilers and fuse boards near the furniture
  • Clear the hallway and stairs so the sections can come through
  • Let us know if your street is in a controlled parking zone

Getting a quote

A quote begins with some details from you: which room it is, rough sizes and a couple of photos if you can take them. To send them, get in touch through our contact form. After that, we arrange a visit to measure and discuss the design, then send a quote in writing.

Advice

Your questions about under-stairs storage in Marylebone

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Will parking be an issue for fitting furniture in Marylebone?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you during the design visit.

Can you come on a Saturday?

Yes, by arrangement. Let us know when you contact us if a Saturday suits you best.

Does someone need to be home during the fitting?

We need someone to let us in at the start of the day. It is good to have someone there at the end to look over the work with us.

My walls are not straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

Do you cover Marylebone?

Yes. Marylebone is part of the area we cover, as part of our work across all London boroughs. To arrange a design visit, tell us about the room on our contact form.
