Questions we’re often asked

Can parking be tricky on fitting day in Marylebone?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It is useful to tell us about parking at the design visit.

I live in a flat in Marylebone. How will the furniture get up the stairs?

At the design visit, we measure the way in not just the room. Kitchens are made in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Do I choose the paint colour?

The choice is yours. Whichever finish you pick, it is in the colour you have chosen.

Does fitted furniture need planning permission?

Not normally. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. If the building is listed, works affecting its character can require listed building consent, so check with the council first.

Do you do the plumbing and electrics?

No. We are carpenters, so we make and fit the cabinets. Plumbing is done by your plumber, gas by a Gas Safe registered engineer and electrics by your electrician, and we plan the cabinets around their work.

Is there room for an island in my kitchen?

Yes, where there’s space. We measure during the design visit to check there’s room to walk round it and open doors, and suggest another layout if it would crowd the room.

How we make bespoke kitchens for Marylebone

Islands work well in kitchens with room to walk around them. There needs to be enough clear floor around it to open doors and move about, because a cramped island makes a kitchen harder to work in. If the room is narrow, we will suggest other layouts. If your home has an island where space allows and extra cupboard space, kitchens made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.

Around Marylebone, a large share of homes date from before 1919, and in many Victorian and Edwardian terraces the kitchen sits in a narrow back addition, or in a side return that has since been extended. Cabinets are scribed to walls that wander and levelled on floors that slope. The worktop, sink and appliances are the ones you choose.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Made for the room, or bought in a box?

Choosing bespoke means a design visit, a quote, workshop time and fitting, rather than ordering from a range. What you get is a kitchen planned around how you cook and live. Ready-made units stop well short of a tall period ceiling, wasting space that could hold things you rarely use. Fitted furniture can go all the way up.

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, which we write after seeing the room.

Why us?

  • Built from moisture-resistant MDF and birch plywood
  • Saturday visits and fitting by arrangement

Why people ask for bespoke kitchens in Marylebone

In a flat, the kitchen may share a wall with the living space or sit in a narrow galley. We can design for a galley, an alcove or a corner, so every run is used.

Here’s what bespoke kitchens can help with:

  • A larder for food and small appliances
  • Extra cupboard space
  • A kitchen planned around your appliances
  • A kitchen island with room around it

If your children go to St Vincent's Catholic Primary School or a school nearby, planning a kitchen around family routines, with a place for school things, pays off.

Questions to ask before you hire anyone

  • Are the boards named, like MDF or plywood?
  • Can you see real work of theirs?
  • A quote in writing that sets out the job
  • How the furniture will be finished, and where

Our checklist for choosing a carpenter

Marylebone homes and bespoke kitchens

About 50% of the homes in the neighbourhood around Marylebone went up before 1919, and about 15% between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Part of Marylebone is in the Harley Street Conservation Area, one of the conservation areas recorded by Historic England. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. About 75% of households in the streets around Marylebone live in purpose-built flats, going by Census 2021 figures from the ONS. For a flat, kitchens are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early.

Living in a block of flats near Bond Street station? Then each piece is planned so it can be carried up and joined together in the room. If you live near St Anne's Churchyard, a tall cupboard for outdoor things can be part of the kitchen design.

From workshop to your room

There is not much for you to do on fitting day. We need someone to let us in at the start, and the room should already be cleared, as agreed at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the kitchen’s size and how many other trades are involved, and we confirm the fitting days in your quote. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Hand painting, if that’s your finish, can follow the fitting.

  1. You tell us about the kitchen and where it is in your home.
  2. At the design visit we measure the kitchen and the route in, including stairs, doorways and any lift.
  3. We send a quote in writing.
  4. In our workshop we build the kitchen from moisture-resistant MDF and birch plywood, in pieces that suit the route in.
  5. We carry everything in and fit the cabinets, while your plumber, an engineer on the Gas Safe Register and your electrician do the plumbing, gas and electrics.

Before fitting day

  • Leave a clear route from the front door to the room
  • Arrange any electrical changes with your electrician ahead of time
  • Make sure pets are kept safely away

How to get a quote

To make a start, message us from the contact page and tell us a little about the room. We then arrange a design visit to measure and talk through the design, and a quote in writing follows.

Advice

Bespoke or off-the-shelf?

Bespoke work comes into its own in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths.

Off-the-shelf cupboards come in fixed sizes, so there’s usually a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

Before and after fitting day

The finish lasts best with a little care. These practical tips help:

  • Mention any parking or lift rules
  • Pick the oven, fridge and dishwasher first
  • Make sure walls are dry before cabinets go in
  • Make a note of what you use every day

Once the kitchen is fitted, the paint needs time to cure fully. Go easy on the painted surfaces at first, and wipe them with a soft, damp cloth. After that, a soft cloth and mild soapy water is enough.

Damp walls should be dealt with before cabinets are fitted. Damp behind units can lead to mould, particularly on external walls.
