Under-stairs storage in Soho, Westminster

Thinking about under-stairs storage in Soho? It starts with a design visit to measure and talk through ideas, then a written quote.

  • No room for a small desk or a place to work
  • Coats and shoes piling up in the hall
  • An old cupboard door that doesn’t suit the hall

Under-stairs storage for your home in Soho

Questions we’re often asked

Will parking be an issue for fitting furniture in Soho?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.

My home in Soho is a period house with walls that are not straight. Is that a problem?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Where is the furniture made?

Everything is made in our workshop for your room, then brought to your home and fitted. It’s built from moisture-resistant MDF and birch plywood.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture. Any damp needs sorting by the right specialist before fitting.

What is under-stairs storage made from?

Our storage is made from moisture-resistant MDF and birch plywood, then painted. Drawer boxes are birch plywood, as it’s strong and holds screws firmly. Your quote confirms the materials and finish.

How much does under-stairs storage cost?

Because every job is different, the cost is set out in a written quote after the visit. Drawers normally involve more work than plain shelving, and the finish makes a difference too. Everything is set out in a quote in writing after the visit.

How we make under-stairs storage for Soho

Every staircase has its own shape. The underside slopes, the side of the stairs runs at its own angle and the floor below is rarely perfectly level. Each under-stairs cupboard we make follows those lines, so the fronts sit neatly against the stairs. That is something a standard unit cannot do, in Soho or anywhere else. If your home has nowhere to keep the vacuum and ironing board and needing a compact spot for a laptop, under-stairs cupboards made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

A Victorian or Edwardian terrace normally has a long, narrow hall leading to the stairs. Around Soho, a large share of homes date from before 1919, so every bit of depth is weighed up when storage is planned. Shallow units keep the way through clear.

After the design visit, we send you a written quote. It sets out the design we have talked through, the materials and the finish.

Why bespoke in Soho?

Standard drawer units are made in fixed sizes that rarely match the depth under the stairs. Drawers made for the space can run the full depth, so nothing is lost at the back. We size each drawer for what it will carry. Chimney breasts in older houses stand out by different amounts, so the recesses either side are rarely the same, which means a matching pair of ready-made units seldom fits both. Each side can be made to its own size.

Because every job is different, the cost is set out in a written quote after the visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Making use of tricky spaces in Soho

About 49% of the homes in the area around Soho went up before 1919, and about 21% since 2000, on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. There are 955 entries on the National Heritage List within half a mile of the centre of Soho. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. Near central London, streets tend to be narrow and busy, so carrying the sections from the van to the door takes planning, particularly for larger pieces.

Near listed buildings like House of St Barnabas, less than half a mile north of the centre of Soho, older homes may keep original joinery that under-stairs cupboards can be designed around. If your own home is listed, check with the council before fixing into original features. For a flat near Tottenham Court Road station, under-stairs cupboards are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. If your home is one of the older houses near St Anne's Church, under-stairs cupboards are scribed to walls and stair strings that are rarely straight.

Soho is within the City of Westminster, about 1 mile west of City of Westminster. We can visit homes in Soho on weekdays, or on a Saturday by prior arrangement. Our Westminster coverage includes Soho.

Flats, blocks and rented homes

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways along with the room itself, so each section is sized to get through without a struggle.

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, which we check at the design visit.

Before and after fitting day

New paint needs time to cure fully, so treat it gently at first. Beyond that, these tips help:

  • Think about handles and how the fronts will look from the hall
  • Think about how your household uses coats and shoes
  • Let us know if the hall is being decorated
  • Think about what you’ll keep in each drawer

Decorating around the storage is for your decorator, and it is best to protect the new paintwork while they work. Masking tape can lift fresh paint, so it shouldn’t go on the new finish. If anything isn’t right, message us from the contact page and we will talk it through.

Closing drawers fully helps keep the runners and fronts in good order. Overfilled drawers put strain on the runners, so it pays to sort them now and then. Deal with any wet shoes or umbrellas before they mark the base.

Fitting day, step by step

You won’t need to do much on the day. We need someone to let us in at the start, and the room should already be cleared. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on how much storage you want under the stairs, and we confirm the fitting days in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.

  1. First we hear what’s under your stairs now and what you need, such as coats, shoes or the vacuum cleaner.
  2. At the design visit, the space is measured and any meters are noted, because they must stay accessible.
  3. We talk through drawers, cupboards and coat storage, and send a quote in writing.
  4. The storage is made at our workshop and painted in your colour.
  5. The storage is fitted, scribed to the stairs and checked with you.

Preparing the room

  • Mention any parking restrictions on your street
  • Clear the hallway and stairs so the sections can come through
  • Make sure pets are kept safely away

How to get a quote

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote, so you can take your time with it. To arrange the visit, get in touch through our contact form.

What affects the price in Soho

Each piece is designed for one room, so each price is too. What affects it comes down to:

  • Stairs, lifts and the route to the room
  • What goes inside: rails, shelves, drawers and dividers
  • How many doors and drawers there are
  • The width and height of the space

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. Tell us about parking at the measuring visit.

What we need to know

Getting some details early makes the visit more useful. Where you can, include:

  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • The type of home and how the room is reached
  • A few photos of the space, taken from the doorway and from each corner
  • Pictures of styles you like, if you have any
