Wall beds for homes in Marylebone

Not every mattress suits every wall bed, because the mechanism maker sets limits on size, depth and weight. We can go through what the mechanism allows when we measure, so you can choose a mattress that works. We make wall beds from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and people most often get in touch about hiding the bed when it’s not in use and a proper bed instead of a sofa bed.

Older London houses often have sash windows, and their position, along with any shutters, affects where furniture can go. If your home is one of the many around Marylebone built before 1919, the layout lets the sash open fully and keeps the light unblocked. Doors are chosen and hung so they clear the bed, the radiator and the door to the room.

We write quotes in plain English, without jargon. They say what will be made, what it’s made from and how it will be finished, taken from what we agreed at the visit.

Flats, blocks and rented homes

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We can’t advise on your lease.

Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it, once we have measured the way in.

Questions from Marylebone

How do you fit wall beds in a flat in Marylebone?

We measure the route in as well as the room: the stairs, landings, lift and doors. Wall beds are made at our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Does a conservation area in or near Marylebone affect fitted furniture?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.

What happens at the design visit?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, then send a written quote.

Does someone need to be home during the fitting?

We need access, so someone has to let us in. After that, you don’t need to stay in the room.

My walls are not straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

Do I choose the paint colour?

You do. The paint colour is agreed with you.

Do you need wall beds in Marylebone?

Sofa beds aren’t always comfortable for regular use. With a wall bed, guests sleep on a real mattress, on a proper frame.

If any of these sound familiar, it’s worth getting in touch:

  • A guest bed that disappears in the day
  • A studio that works by day and night
  • A proper bed instead of a sofa bed
  • A playroom that can sleep visitors

Handel Hendrix House, about 0.3 miles south, is one of the historic houses in the wider area. If your own home is a period one, a bedroom chimney breast and its alcoves often shape where wall beds go.

What to check before you book

  • Whether the quote follows a visit to your home
  • Have they thought about parking near you?
  • Is it spray painted or hand painted?
  • Do they scribe the furniture to the walls?

Choosing a carpenter in London: a checklist

How we price wall beds

Prices vary from room to room, and it comes down to:

  • What goes inside: rails, shelves, drawers and dividers
  • Stairs, lifts and the route to the room
  • Whether you choose a spray or hand-painted finish
  • Parking near your home

The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, and the quote follows.

What to send when you get in touch

A few details help us understand the job before we visit. It is useful to include:

  • A few photos of the space, taken from the doorway and from each corner
  • Any ideas or images you’ve saved
  • What you’d like to store or use the space for
  • Radiators, sockets, pipes or meters on or near the wall

The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and discuss the design with you. A quote in writing follows the visit for you to look over. To arrange the visit, drop us a line using the contact form.

Is bespoke worth it?

A wall bed is fixed to the house, so it stays when you move. How long you will be in the home is worth weighing up before you decide. Recesses in older houses come in every size except the standard ones, so ready-made units rarely fill them properly. Made for the space, the furniture uses the full width and height.

Rooms that are not square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it.

Bedrooms in Marylebone: local notes

Homes built before 1919 make up about 50% of the housing in the area around Marylebone, with about 15% built between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. We take that into account during the design visit, since older and newer walls take different fixings. The National Heritage List has 694 entries within half a mile of the centre of Marylebone. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. Near central London, streets tend to be narrow and busy, so the route from the van to your door is planned ahead of time.

Living in a block of flats near Bond Street station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in. If your home is one of the older houses near Russian chapel on Welbeck Street, a bedroom chimney breast and its alcoves often shape where wall beds go.

Fitting day, step by step

Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the bed, the cabinets and the wall it fixes to, and we confirm the fitting days in your quote. In a period home, the furniture is fitted to walls that aren’t straight, so there’s some trimming and adjusting on site. We protect the floors and keep dust to a minimum. It is useful to let us know about parking during the design visit, as terraced streets are often busy.

  1. You get in touch and describe the room.
  2. We visit to measure the room and the way in, from the front door to the room itself.
  3. We send a quote in writing.
  4. The cabinet is built in our workshop from moisture-resistant MDF and birch plywood, in sections sized for the route.
  5. The cabinet is joined in the room, fixed securely and set level.

Preparing the room

  • Point out meters, boilers and fuse boards near the furniture
  • Keep pets in another room while we work
  • Clear the walls of pictures and shelves

How to get a quote

If you already have something in mind, tell us; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To start, send us a few details through our contact form.
