Under-stairs storage in Mill Hill: what you get
We make each under-stairs cupboard in our workshop from moisture-resistant MDF and birch plywood. Birch plywood suits drawer boxes and carcasses, as it is strong and holds screws firmly, and MDF gives the doors and fronts a smooth surface for paint. The finish is sprayed or hand-painted, and then the storage is fitted in your home in Mill Hill. Most enquiries start with a dark, wasted space under the stairs and needing a compact spot for a laptop, and the answer is made at our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.
Landings in houses from between the wars are often roomier than in a Victorian terrace, which can hold fitted storage for linen and spare bedding. Around Mill Hill, where interwar homes and semis are a big part of the housing, it’s worth looking up as well as down. If a boiler or cylinder sits there, it keeps its clearances and access.
The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

Caring for painted furniture
Because fitted furniture stays put, a little upkeep goes a long way. Here are a few tips worth knowing:
- Decide whether you’d like coats on hooks or on a rail
- Let us know about anything bulky that needs to fit
- Mention any parking rules on your street
- Think about what you’ll keep in each drawer
If the hallway is being decorated afterwards, ask your decorator to protect the fronts. Tape on fresh paint can pull it off, so keep it away from the doors and drawers. If anything isn’t right, drop us a line using the contact form and we will talk it through.
Closing drawers fully helps keep the runners and fronts in good order. A quick sort every so often stops drawers getting too heavy. Deal with any wet shoes or umbrellas before they mark the base.
Fitted storage in Mill Hill
About 43% of the homes in the area around Mill Hill went up between 1919 and 1939, and about 21% before 1919, based on the Valuation Office Agency’s 2025 council tax data. That matters for under-stairs cupboards, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Entries on the National Heritage List near the centre of Mill Hill include Holcombe House (Grade II*), under half a mile north-west, and The Headmasters House (Grade II), less than half a mile south. If your own home is listed, works inside that affect its character, like fixing into or removing original joinery, may need listed building consent. Check with the council’s conservation officer first. About 43% of homes in the streets around Mill Hill date from between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. In many interwar houses the space under the stairs holds the meters or the fuse board, which must stay accessible.

Your questions about under-stairs storage in Mill Hill
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Is parking a problem for fitting in Mill Hill?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit, so we can plan the day around it.
What does an under-stairs cupboard cost?
Prices are quoted for your room, once we’ve measured and talked through the design. Drawers typically involve more work than plain shelving, and the finish makes a difference too. We set it all out in a quote in writing.
Do you cover areas outside London?
No. We cover London only: every London borough and the City of London.
Can under-stairs storage work around the fuse board?
Yes. We plan the storage so the meter or fuse board stays easy to reach, usually behind its own door. Meter readers and engineers need access, so we never box them in.
Where is the furniture made?
Each piece is made at our workshop for the room it’s going into, then brought to your home and fitted. It is built from moisture-resistant MDF and birch plywood.
The problems under-stairs storage solve
After a hallway is redecorated, an old, tired cupboard under the stairs can stand out. New storage, painted in a colour chosen for the hall, can tie it together. If decorating is planned, it is worth mentioning at the measuring visit so the work can be timed sensibly.
If you recognise any of these, it is worth talking to us:
- A sloping corner nobody can reach
- Coats and shoes piling up in the hall
- Space under the stairs that’s hard to use
- Cleaning things with no proper home
Close to Bittacy Hill Park? Under-stairs cupboards can be designed to hold outdoor kit, from walking boots to picnic things.
Before you choose who makes it
- Have they thought about parking near you?
- Do they scribe the furniture to the walls?
- Which parts of the job need an electrician or a plumber
- Have they measured the stairs, lift and doorways?
What we do not do
We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:
- Altering or cutting into the stairs
- Any wiring or new lights, which need an electrician
- Any work on gas pipes or appliances
If in doubt, you can get in touch through our contact form and describe the room before you arrange a visit. How a job runs, step by step.

What happens on fitting day
When the fitting is done, we tidy the room and take up the floor coverings. Before we go, we look over the finished furniture with you. How long fitting takes depends on the size of the space and the design, and we confirm the fitting days in your quote. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so pieces for a loft room are sized for the narrowest point. The main stairs in houses of that age are typically straighter. The pieces are joined and fixed once in place.
- First we hear what’s under your stairs now and what you need.
- We measure the space, the slope and the floor, and note any meters or fuse boards.
- The design is agreed and a written quote follows, with the finish set out.
- The storage is built in our workshop and painted in your colour. We use moisture-resistant MDF and birch plywood.
- The storage is fitted, scribed to the stairs and checked with you.
How to prepare
- Keep pets in another room while we work
- Let us know where the boiler and meters are
- Move anything in the hall or on the stairs out of the way

When is bespoke worth it?
Off-the-shelf furniture can be a sensible choice. If the walls are straight and the space suits standard sizes, it often does the job.
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot normally do that in an older room.
