Fitted wardrobes in N20: how it works

A fitted wardrobe is built into the room itself, running floor to ceiling and wall to wall where the space allows. That leaves no gap above to gather dust and no wasted space at the sides. For a bedroom in N20, the first step is a design visit to measure up and discuss the design. We make fitted wardrobes from moisture-resistant MDF and birch plywood, finished by spray or by hand, and people most often get in touch about clothes piled on chairs and in spare rooms and an awkward slope in a loft bedroom.

Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. The time the fitting takes depends on the length of the run, the doors and what goes inside, and we confirm the fitting days in your quote.

  1. It starts when you tell us about the room, the floor it is on and the wardrobes you want.
  2. At the design visit we plan the wardrobes with you and check the route in, including any lift or tight stair turn. Tell us about parking as well, as a van usually needs a permit, a paid bay or a bay suspension in much of London.
  3. You receive a quote in writing for the wardrobes.
  4. In our workshop the wardrobes are built in sections from moisture-resistant MDF and birch plywood, so each piece fits through the doors and round the landings.
  5. Fitting day: the sections come in, are joined and set level, and the doors are hung.

How our quotes work

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension near your home. Let us know about parking at the design visit, so it can be planned.

Getting a quote

Pictures help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, along with rough measurements. To send them over, message us from the contact page, and we’ll suggest a time for a design visit.

Homes across N20 and their bedrooms

We make fitted wardrobes for homes across N20, in Whetstone, Friern Barnet and Woodside Park and beyond. On an external wall, ventilation is designed in to help keep condensation away. Fixings are chosen for the wall, whatever it’s made of.

The biggest shares of homes in N20 were built between 1919 and 1939 (about 32%) and between 1945 and 1972 (about 21%), according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Around a third of the homes in the N20 postcode district (about 32%) date from between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Houses from that era often have a box room over the stairs, with a raised bulkhead in the floor, which suits fitted storage made around its bulkhead. Of the 12 places we have local pages for in N20, 2 have their centre inside a conservation area, going by Historic England’s records. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission.

The ULEZ has covered every London borough since August 2023, and red routes, run by TfL, have strict rules on stopping, so access to homes in N20 is planned beforehand.

Oakleigh Park: Close to Swan Lane Open Space? A bedroom facing the green is best kept light, with the furniture on the side walls. If you live in a flat close to Oakleigh Park station, the lift, the stair turns and the front door all set the largest piece that can come in.

What prompts fitted wardrobes

Sometimes it is a change in how a room is used. Built-in storage makes the room work for its new role. Adjustable shelves let the inside change over time.

Here are some of the needs we’re asked about most:

  • Dusty space on top of the wardrobe
  • Space under the eaves going to waste
  • A bedroom that never feels tidy
  • Not enough hanging space

Flat-pack or bespoke?

Cost matters, and it’s fair to say so: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot usually do that in an older room.

Flats, conversions and lettings

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, after measuring the route at the measuring visit.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Tell us about them during the design visit, so fitting day is planned around them.

Is bespoke worth it?

Getting a big standalone wardrobe into a flat or up a tight stair can be difficult. Our wardrobes are made in sections sized to get up the stairs, into the lift and through the doors, ready to assemble in the room.

Before you hire any carpenter

  • Will the quote be in writing?
  • Have they measured the stairs, lift and doorways?
  • Which materials they’ll use, named in the quote
  • Whether the finish is set out in the quote

What it costs

What it costs comes down to the materials and the time involved. The main factors are:

  • Spray painting or hand painting
  • Tricky walls, sloping ceilings and uneven floors
  • Stairs, lifts and the route to the room
  • Doors and drawers, and how many

We quote each job for the room it’s going into, after the design visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

What to send when you contact us

Here’s what helps us most when you contact us:

  • What you’d like to store or use the space for
  • Pictures of styles you like, if you have any
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • Whether it is a house or a flat, and if there are stairs or a lift

Rough sizes are fine at the start. Everything is measured properly when we visit. To arrange it, tell us about the room on our contact form with some details about the room. The written quote follows the visit.

Your questions about fitted wardrobes in N20

What do you do at the measuring visit?

We take full measurements, look at the walls and floors and work through the design together. We will also ask about access and parking, and afterwards we send a quote in writing.

Do I choose the paint colour?

You choose it, and we agree it with you before the furniture is finished. Whichever finish you pick, it’s in the colour you have chosen.

Will you travel outside London?

No. We only take on work in London.

Do I need permission in a conservation area?

Usually not. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. Listed buildings can require listed building consent for works that affect their character.

Can a fitted wardrobe go against a cold wall?

Yes. Wardrobes on outside walls are designed with ventilation behind and inside. If there’s damp on the wall already, it should be sorted first.

How long does it take to fit wardrobes?

The time on site depends on the size of the wardrobes and the number of doors, and the fitting days are set out in your quote. We will talk you through what to expect beforehand.

Can you fit wardrobes in a top-floor flat?

We make the wardrobes in sections sized to the route into your home. We measure the stairs, landings and lift as well as the bedroom. In a leasehold flat, it is worth checking the lease first.
