Under-stairs storage for homes in Pinner

About 43% of the homes in the area around Pinner went up between 1919 and 1939, and about 28% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Near the centre of Pinner, Historic England’s list includes Sweetmans Hall (Grade II*), under half a mile north-east, and Church of St John the Baptist (Grade II*), about 0.5 miles east. If you live in a listed building, fixing into or taking out original features like panelling may need listed building consent. Check with the council’s conservation officer first. TfL’s Ultra Low Emission Zone covers every part of London, Harrow included. It applies to the vans that deliver and fit furniture in Pinner, as it does anywhere else in London. We plan parking and access with you at the design visit.

If you live in a flat close to Hatch End station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. For an older house near Christian Science Church, the space under the stairs may hold the meters or the fuse board, and the cupboards are planned around them. The wider area includes historic houses such as Headstone Manor, about 1.5 miles east. For a period home anywhere nearby, pull-out drawers can reach right to the back of a deep under-stairs space.

Pinner is about 2 miles south-east of Harrow, in the London Borough of Harrow. We design and make under-stairs storage for homes in Pinner and the rest of Harrow. Pinner is one of 20 places on our list for Harrow.

About our under-stairs storage in Pinner

Not every staircase is in a house. Maisonettes, split-level flats and homes with stairs down to a lower floor often have usable space beneath the steps. The parts we make in our workshop are sized to get through the doors and hallways on the way in. The same careful process applies to any home in Pinner. If you’re living with a vacuum cleaner that has nowhere to go and a meter or fuse board buried behind clutter, that is what under-stairs cupboards are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

In an area where interwar homes or semis make up much of the housing, as around Pinner, many have had the loft converted, leaving low eaves and sloping ceilings. Fitted storage can make use of the eaves, the bay or the hall. We build storage in lofts that are already converted or boarded.

A written quote is the clearest record of what we’ve agreed. It describes the under-stairs cupboard we have designed for the room, what it’s made from and how it is finished, and the workshop works from it.

Your questions about under-stairs storage in Pinner

Does a conservation area in or near Pinner affect fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you are unsure, the council can confirm.

Will parking be an issue for fitting furniture in Pinner?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit, so the day can be planned around it.

What if the wall is cold or damp?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.

What does an under-stairs cupboard cost?

There’s no price list: each design is priced in writing after we’ve seen the space. The size of the space, the number of drawers and doors, and the finish all shape the price. To get a quote, send us a few details through our contact form and we’ll arrange a design visit.

Can I send photos before the visit?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. You can send them when you get in touch through our contact form.

Do I need to be in when you fit?

Someone needs to be there to let us in. You do not need to watch us work, but it helps to be around at the end.

Fitting day, step by step

In older rooms, the furniture normally has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details. The time the fitting takes depends on the size of the space and the design, and your quote sets out the fitting days. A front path or side gate can make the carry from the van simpler. We measure the path, any steps and the front door as part of the route. Floors are covered from the door to the room.

  1. It starts with a few details from you about the space.
  2. We come to measure and talk through the design.
  3. A written quote follows.
  4. The storage is made in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit it in your home with a spray-painted or hand-painted finish, and run through each drawer and door with you.
  6. Treat the fresh paintwork gently while it cures; a hand-painted finish is easy to touch up later.

Tips worth knowing

Looking after painted furniture is simple. These habits help most:

  • Make room so the whole space can be measured
  • Count the coats and pairs of shoes in daily use
  • Look for meters, a fuse board or pipes before we visit
  • Mention any parking rules on your street

When you load the drawers, put the heaviest things low and towards the front. That keeps the drawers running smoothly and the load where the carcass is strongest. We size the shelves for what you said you’d store, so it is worth keeping to that plan.

Don’t store things in front of the meter or fuse board. You may need to reach them yourself in a hurry, so leave the path open. With its own door, the meter stays in reach without much effort.

Bespoke or off-the-shelf?

With ready-made units, the choice of colour is the maker’s. Ours is spray-painted or hand-painted in a colour agreed with you, so it can sit with the walls, the banisters or the skirting. Walls in interwar houses are straighter than in older ones, but rarely perfect, so standalone furniture can still lean or leave gaps. Built-in pieces are adjusted to the room on site.

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, and that’s part of the price. Because every job is different, the cost is set out in a written quote after the visit.

Where other trades come in

As carpenters, we leave some work to other trades. It helps to know these before you plan the job:

  • Plastering and decorating around the new storage
  • Gas pipework, which needs a Gas Safe engineer
  • New sockets, lights or wiring, which are for your electrician

Not sure whether your space suits under-stairs storage? You can get in touch through our contact form and we’ll tell you before you arrange a visit. How it works.

What goes into it

  • Hand-painted finish
  • Moisture-resistant MDF
  • Birch plywood
  • Coat hooks and shoe shelves
  • Pull-out drawers
  • Spray-painted finish

Flats, blocks and rented homes

Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Tell us about it when you contact us.

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, and that’s best sorted before fitting day. We cannot advise on your lease.
