Walk-in wardrobes for your home in Locksbottom

How we make walk-in wardrobes for Locksbottom

A box room is often too small for a bed but just right for a dressing room. Fitted out from wall to wall, it can take the clothes that crowd the bedroom, leaving the bedroom with more space. We plan the layout so you can stand, turn and see everything. Typical reasons to get in touch are shelves for shoes and bags and a bedroom without crowded wardrobes; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Many 1930s houses have had a loft conversion, adding a bedroom under a sloping ceiling, and that slope can be used for storage built to the angle. Around Locksbottom, interwar houses, semis and detached homes make up a large part of the housing. We work in lofts that are already converted, and the furniture is scribed to the slope and the walls.

We write quotes in plain English, without jargon. You’ll see what will be made, the boards used and the finish, taken from what we agreed at the visit.

How fitting works for walk-in wardrobes

Finishing comes last. With a spray finish from the workshop, there is typically only filling and touching up to do in the room; hand painting, if that is what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so any section going up there is sized for them. The main stairs in houses of that age are normally straighter. The pieces are joined and fixed once in place.

  1. It starts with a short note from you.
  2. At the design visit we measure the walls, floor and ceiling at several points, as few rooms are truly square.
  3. A quote in writing follows.
  4. The units are made in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the units and trim the edges to meet the walls and ceiling.
  6. Before we leave we go through the doors and drawers with you; new paintwork needs gentle handling while it cures.

Before we arrive

  • Clear the area where the furniture is going
  • Keep pets out of the room and the hallway
  • Have your electrician move any sockets or switches beforehand

Getting a quote

We quote once we’ve seen the room. At the visit, we measure, look at the walls and floors and discuss the design with you, and the written quote comes after. Your quote is written for your room once we’ve visited and measured. To arrange a visit, message us from the contact page.

Advice

Is bespoke worth it?

Fitted storage stays with the house when you move. How long you will stay is worth weighing up before you decide. In an extended or opened-up house, old and new walls often meet slightly out of line, and straight-sided ready-made units make that obvious. Fitted pieces are scribed to both.

Prices are quoted for your room, once we’ve measured and talked through the design. Bigger pieces use more board and take longer to make and fit, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Flats, leases and landlords

For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.

Landlords furnishing a let use fitted furniture too, as it makes good use of an tricky room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.

Common questions about walk-in wardrobes

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.

Can you make walk-in wardrobes for a home in Locksbottom?

Yes, Locksbottom is within the area we cover, which takes in all of Bromley and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Can you turn a small spare room into a dressing room?

In many homes, yes. We can line a small room with hanging, shelving and drawers and still leave room to move. We check the room during the design visit.

Can the fitting be on a Saturday?

Yes, we can arrange Saturdays. Let us know when you first get in touch.

What finishes do you offer?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.

What if the stairs or lift are small?

Getting it in is planned at the measuring visit. The stairs, landings, any lift and the doorways are measured, and each section is made to a size that will get through.

How we price walk-in wardrobes

A few things affect what fitted furniture costs:

  • How square the room is
  • The internal fittings
  • The finish: spray painted or hand painted
  • The width and height of the space

The price comes in a written quote, worked out from the measurements and the design you choose. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

What to send when you contact us

To give us a picture of the room, it’s useful to include:

  • Photos of the whole wall or room, including the floor and ceiling
  • Pictures of styles you like, if you have any
  • Whether it’s a house or a flat, and if there are stairs or a lift
  • What the furniture needs to hold

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and go through the design with you. Afterwards, we send a quote in writing. To arrange the visit, fill in our short enquiry form.

Looking after your furniture

New paint needs time to cure fully, so treat it gently at first. After that, a few simple habits help:

  • Sort through your clothes before the design visit
  • Plan shoe storage around what you own
  • Let air move through the space
  • Decide on doors or open storage before we measure

Once the units are fitted, the paint needs time to cure fully. Go easy on painted surfaces at first and avoid harsh cleaners.

Before the design visit, sort through your clothes. We plan the layout around your clothes, so a clear-out first gives a better design.

The age of a home tells us a lot about its walls, floors and ceilings, and so about how walk-in wardrobes are fixed and fitted. 3 conservation areas have at least part of their area within a mile of the centre of Locksbottom. England has around 10,000 in all, and their controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. In a semi or detached house, a driveway, where there is one, can make unloading easier.

Down House, about 2.7 miles south, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give walk-in wardrobes room to reach the cornice. For an older house near St Paul, tall ceilings give walk-in wardrobes room to reach the cornice. If you live near South Park, walk-in wardrobes are usually planned on the walls away from the window, so the light and the view stay.
