About our walk-in wardrobes in Thames View Estate

Beyond the hanging, drawers, shelves and shoe storage do a lot of the work. Folded knitwear sits well on shelves, while drawers hold smaller things and shoes get shelving of their own. A dressing table with a mirror can be built in where there’s space. Most enquiries start with a built-in dressing table and moving wardrobes out of the bedroom; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

If you live in one of the interwar houses or semis around Thames View Estate, the spare room may be the small one at the front, over the hall and stairs. Small rooms like that suit walk-in wardrobes, whether the room is a guest room, a dressing room or a study. Every wall is measured and checked, even in a house that looks square.

The written quote is your record of the job. It sets out the walk-in wardrobe designed for your room, its materials and its finish.

Pricing walk-in wardrobes in Thames View Estate

Not every room costs the same, and it comes down to:

  • How square the room is
  • How many doors and drawers there are
  • How big the furniture is
  • The internal fittings

How it’s painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.

What we need to know

Here’s what helps us most when you contact us:

  • Rough measurements: width, height and depth
  • What you’d like to store or use the space for
  • Radiators, sockets, pipes or meters on or near the wall
  • Your postcode and the borough

A quote begins with some details from you: which room it is, rough measurements and a couple of photos if you can take them. To send them, drop us a line using the contact form. After that, we arrange a visit to measure and talk through the design, then send a written quote.

How fitting works for walk-in wardrobes

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it looks as though it was always there. The time the fitting takes depends on the room and how much is fitted into it, and the fitting days are agreed in your quote. A front path or side gate can make the carry from the van simpler. Gates, paths and steps up to the door are part of the route we measure. Floors are covered from the door to the room.

  1. You let us know about the room.
  2. We come to measure and discuss the design.
  3. A written quote follows.
  4. We make the walk-in wardrobe in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day each unit is levelled and scribed to follow the walls.
  6. We check everything with you, and fresh paint should be treated gently at first.

Getting ready for fitting day

How to get a quote

If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To arrange a visit, get in touch through our contact form.

Advice

Common questions about walk-in wardrobes

Can you make walk-in wardrobes for a home in Thames View Estate?

Yes, we work across Barking and Dagenham, Thames View Estate included, and across the rest of London. To get started, you can message us from the contact page with a few details.

Can parking be tricky on fitting day in Thames View Estate?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to tell us about parking at the measuring visit, so we can plan the day around it.

Is ventilation important in a dressing room?

Yes, it helps keep clothes fresh and damp away. We design the units to let air move, and any damp on the walls should be sorted before fitting.

My walls aren’t straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Do I need to be in when you fit?

Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

How much time does fitting need?

It depends on the room. How long the fitting takes depends on the room and how much is fitted into it, and your quote sets out the fitting days.

Flats, leases and landlords

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot advise on your lease.

For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

In the area around Thames View Estate, the largest groups of homes date from between 1919 and 1939 (about 32%) and the years since 2000 (about 31%), according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how walk-in wardrobes are fixed and fitted. Near the centre of Thames View Estate, Historic England’s list includes Eastbury Manor House (Grade I), about 0.6 miles north-west. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, may need listed building consent from the council. A quarter or more of the homes in the neighbourhood around Thames View Estate (about 28%) were built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. Post-war bedrooms are typically simple shapes, which suits fitted furniture along a whole wall, fixed to suit the wall.

If you live in a period home close to Christ Church, solid external walls can be cold, so ventilation behind walk-in wardrobes is part of the design. For families living near Thames View Infants, the inside of walk-in wardrobes can be laid out with adjustable shelves, so the space keeps up as children grow. Close to Mayesbrook Park? Keeping walk-in wardrobes off the window wall keeps the room bright.

Bespoke or off-the-shelf?

Choosing bespoke means a design visit, a quote, workshop time and fitting, as well as a bigger outlay. In return, the layout is built around your clothes and your room. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and interwar homes often have all three. Fitted furniture is made around them.

Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote, which we write after seeing the room.

Why us?

  • Scribed to uneven walls
  • Built in our workshop and fitted in your home
  • We work across all London boroughs
  • Made in moisture-resistant MDF and birch plywood

See bespoke vs off-the-shelf and how to compare quotes.

Bespoke or off-the-shelf?

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can use the full height and width.
