How we make wall beds for Thames View Estate

The mattress has to suit the mechanism, because the mechanism maker sets limits on size, depth and weight. We will talk through what suits the bed at the measuring visit, so you can choose a mattress that works. We make wall beds from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are shelves or a desk around the bed and a guest bed that disappears in the day.

A loft conversion is a common way to add a bedroom to a semi or an interwar house, and that slope can be used for storage built to the angle. Around Thames View Estate, interwar houses, semis and detached homes make up a large part of the housing. We work in lofts that are already converted, with each piece scribed to the slope and set level.

The written quote is your record of the job. It describes the wall bed we have designed for the room, what it is made from and how it is finished, and the workshop works from it.

How fitting day works

Finishing comes last. With a spray finish from the workshop, there is typically only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. In a 1920s or 1930s house, the hall and stairs are normally straightforward, though we still measure the route in not just the room. The furniture comes in sections and is put together where it’s going.

  1. You get in touch and let us know about the room and the wall where the bed could go.
  2. We visit to measure up, look at the wall and floor and make sure there’s clear space in front to lower the bed.
  3. You receive a written quote for the wall bed and any storage.
  4. We build the cabinet in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day the cabinet goes in, the mechanism is fixed securely and the bed is tried out.
  6. Before we leave we show you how to lower and lift the bed.

Preparing the room

  • Book any lift and let the concierge or building manager know
  • Let us know about any meters, fuse boards or boilers in the area
  • Get any new sockets or wiring done by your electrician before fitting day

Advice

How we price wall beds

When we put a quote together, we consider:

  • Stairs, lifts and the route to the room
  • How many doors and drawers there are
  • How square the room is
  • The finish: spray painted or hand painted

Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.

Getting in touch

What helps most when you first contact us:

  • How you want to use the space
  • A few pictures of the space, taken from the doorway and from each corner
  • Examples of the look you’re after
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters

To get a quote, message us from the contact page and let us know which room you have in mind and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and send you a quote in writing afterwards.

Why people ask for wall beds in Thames View Estate

Some want a room that can change as the family does. A playroom, a study or a hobby room can still have a bed for visitors without giving up the floor.

Requests we hear often include:

  • A real mattress for visitors
  • A bed that fills a little-used room
  • Room for a desk and a guest bed
  • Storage built around a fold-down bed

For a flat near Barking Riverside station, each piece is planned so it can be carried up and joined together in the room.

Before you hire any carpenter

  • Will other trades be needed, and who arranges them?
  • Real projects you can actually look at
  • Will they visit to measure before quoting?
  • A written quote that sets out the job

How to choose a carpenter in London

Made for the room, or bought in a box?

You can buy wall bed units off the shelf, often for less, and they can work in a simple space. They come in set sizes and finishes, so they may not suit uneven walls, low ceilings or alcoves. Ours is made to the room you have. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and interwar homes often have all three. Built-in pieces are designed to fit them.

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote.

What you get with us

  • Moisture-resistant MDF and birch plywood
  • Saturday visits and fitting by arrangement
  • Scribed to uneven walls
  • Work across the whole of London

Bedroom storage in Thames View Estate

In the streets around Thames View Estate, the largest groups of homes date from between 1919 and 1939 (about 32%) and the years since 2000 (about 31%), on the Valuation Office Agency’s council tax figures for 2025. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of Thames View Estate, Historic England’s list includes Eastbury Manor House (Grade I), about 0.6 miles north-west. If you live in a listed building, fixing into or taking out original features like panelling can require listed building consent. It is worth speaking to the council’s conservation officer before the design is final. Around a third of the homes in the neighbourhood around Thames View Estate (about 31%) were built since 2000, on the Valuation Office Agency’s council tax figures for 2025. Newer homes often have compact bedrooms with plasterboard stud walls, so fitted pieces use the full height and are fixed into the studs.

If your home is one of the older houses near Christ Church, tall ceilings give wall beds room to reach the cornice. Close to Mayesbrook Park? Keeping wall beds off the window wall keeps the room bright.

Shelves

Open shelves soften a wall of cupboards and keep it from feeling heavy.

Hand-painted finish

If you’d like the bed to match the skirting or doors, hand painting works well.

Common questions about wall beds

Will parking be an issue for fitting furniture in Thames View Estate?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit, and we’ll plan around it.

Is Thames View Estate in the area you cover for wall beds?

Yes. We cover all of Barking and Dagenham and the rest of London, and Thames View Estate is part of that. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Do photos help?

Yes. Pictures help us understand the room before the design visit, along with rough measurements. Show anything the furniture has to work around, like radiators or sockets.

Can a wall bed have storage around it?

Yes. Shelves, cupboards or a desk can go around the bed cabinet, so the whole wall is useful. We plan it so the bed still has room to come down.

Is a mattress included with the wall bed?

The mechanism maker sets limits on mattress size and weight. We go through the mechanism’s limits when we measure, so you can choose with confidence.

Are fold-down beds safe to use?

Wall beds are made for regular use as long as they’re fixed and used as the maker specifies. The mechanism is fixed securely to a wall or floor that can take the load, and the maker’s guidance on use should always be followed.
