Walk-in wardrobes in The Burroughs

About our walk-in wardrobes in The Burroughs

A box room is often too small for a bed but just right for a dressing room. Lined with hanging and shelves, it can hold far more than a wardrobe in the bedroom, leaving the bedroom with more space. The layout leaves room to move and to see what you have. If your home has somewhere to sit and get ready and storage for clothes that have outgrown the wardrobe, walk-in wardrobes made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

In a 1930s semi, the main bedroom often sits over the front room and its bay, which leaves the side walls for storage and the bay for light. Around The Burroughs, a big part of the housing is interwar, semi-detached or detached, so that shape of room is worth knowing. We measure every wall, even where the room looks square.

The quote comes in writing, so there’s time to read it properly and talk it over at home. It covers the design, materials and finish agreed at the visit.

Your questions about walk-in wardrobes in The Burroughs

I live near Hendon station. Is that in your area?

Yes, homes across Barnet and the rest of London are within the area we cover. You can use our contact form to arrange a design visit, and let us know about parking and access at the same time.

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

How much does a walk-in wardrobe cost?

We quote each job for the room it’s going into, after the design visit. A box room with rails and shelves and a full dressing room with drawers and a dressing table are very different jobs, so we price it after the design visit. To arrange a visit, tell us about the room on our contact form.

What if the stairs or lift are small?

It’s made in sections, sized for the route along with the room itself. That’s why we measure the stairs, lift and doorways at the measuring visit.

Do I need to be at home on fitting day?

We need access, so someone has to let us in. After that, you do not need to stay in the room, but it helps to be around at the end.

What happens when you come to measure?

We take full measurements, look at the walls and floors and work through the design together. We will also ask about access and parking.

Fitting day, step by step

Furniture made in a workshop still has to meet the room it is going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the size of the room and the design, and your quote sets out the fitting days. Interwar houses normally have a straight run of stairs and a reasonable hallway, though we still measure the route in not just the room. Walk-in wardrobes arrive in sections and are assembled in place.

  1. We start with the space and the clothes it needs to hold, from long coats to shoes.
  2. At the design visit we measure the room and plan the hanging, shelves and drawers.
  3. We send a quote in writing with the design, materials and finish.
  4. The units are made and finished in our workshop from moisture-resistant MDF and birch plywood.
  5. Fitting day: the units are fitted and trimmed to the room.

Preparing the room

  • Mention any parking restrictions on your street
  • Arrange any electrical changes with your electrician ahead of time
  • Clear the hallway and stairs so the sections can come through

Ask for a quote

To make a start, tell us about the room on our contact form and tell us a little about the room and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.

Walk-in wardrobes in The Burroughs: local notes

Homes built between 1919 and 1939 make up about 45% of the housing in the streets around The Burroughs, with about 20% built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. That matters for walk-in wardrobes, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. There are 28 entries on the National Heritage List within half a mile of the centre of The Burroughs. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. All of London, Barnet included, is inside the ULEZ. It applies to every van that comes to fit furniture in The Burroughs. Access and parking are talked through at the measuring visit.

The wider area includes historic houses like Heath Hall, about 2.6 miles east. For a period home anywhere nearby, solid external walls can be cold, so ventilation behind walk-in wardrobes is part of the design. For a flat near Hendon station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. For a family home near St Joseph's Catholic Primary School, hanging rails set low at first can be raised later, as children get taller.

Spray-painted finish

A spray-painted finish is applied in our workshop, giving a smooth, even surface.

Doors and drawer fronts

A dressing table with drawers can be built in if the room allows.

What it costs

Each piece is designed for one room, so each price is too. The things that affect it are:

  • Walls and floors that are out of level or out of square
  • Spray painting or hand painting
  • How easy it is to get the furniture into the room
  • What goes inside: rails, shelves, drawers and dividers

What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, and the quote follows.

Helping us understand the room

To give us a picture of the room, it is useful to include:

  • Radiators, sockets, pipes or meters on or near the wall
  • Examples of the look you are after
  • Rough measurements, even if they’re only to the nearest few centimetres
  • The postcode, so we can plan the visit

You do not need exact measurements to get started. We measure everything properly during the design visit. To get started, fill in our short enquiry form. The written quote follows the visit.

Is bespoke worth it?

If you are likely to move soon, standalone furniture you can take with you may suit better. It’s worth thinking about how long you plan to stay before choosing fitted. Doors, windows and radiators rarely leave a gap that matches a standard width, which leaves ready-made pieces sitting awkwardly. Fitted furniture is designed around them.

How it is painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.
