Pricing window seats in The Burroughs

Every room is different, so every job is quoted on its own. This is what makes the difference:

  • The width and height of the space
  • Where a van can park, such as a permit bay or a bay suspension
  • Stairs, lifts and the route to the room
  • Hanging rails, shelves, drawers and other fittings inside

Every room is priced on its own, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

What to send when you contact us

When you contact us, these help most:

  • Pictures of the whole wall or room, including the floor and ceiling
  • Rough measurements: width, height and depth
  • The postcode, so we can plan the visit
  • The type of home and how the room is reached

We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. We quote each job for the room it’s going into, after the design visit. To arrange a visit, fill in our short enquiry form.

About our window seats in The Burroughs

Bay windows are common in period homes, and they make a natural place for a seat. A bay is rarely a simple shape, with angled sides and walls that aren’t quite straight. We measure every face and scribe the seat to follow them, so it sits neatly in the bay without gaps. It is the kind of space where a ready-made bench never quite fits. If you’re living with nowhere to keep blankets, toys or books and unused space below a sash window, window seats made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.

In a family house, the hall and stairs usually carry the most clutter. With interwar houses, semis and detached homes a large part of the housing around The Burroughs, well-planned storage by the door or under the stairs can take a lot of it. Anything that needs to stay reachable, like meters or a fuse board, is designed around.

The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that’s spray painting or hand painting.

Fitting day, step by step

Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. After that, it’s fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. In a 1920s or 1930s house, the hall and stairs are typically straightforward, but the route in is still measured, not just the room. Window seats arrive in sections and are assembled in place.

  1. To begin, tell us about the room on our contact form; a brief note on the bay or sash window is enough.
  2. We visit to measure up and work out how warm air from the radiator will reach the room.
  3. A written quote follows, covering the seat and the grille.
  4. In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
  5. The seat is fitted with the radiator grille in place, so the heat keeps moving.

Getting ready for fitting day

  • Check the building’s rules for trades and lift bookings
  • Make sure pets are kept safely away
  • Clear the area where the furniture is going

Getting a quote

A quote begins with some details from you: which room it is, rough sizes and a couple of photos if you can take them. When you’re ready, get in touch through our contact form. We’ll then arrange a design visit and follow it with a quote in writing.

What prompts window seats in The Burroughs

Storage is another big reason. Under the seat there is room for blankets, toys, books and more. It adds storage without taking up more of the floor.

Typical reasons people contact us include:

  • Nowhere to keep blankets, toys or books
  • Off-the-shelf pieces that never quite fit the window
  • No comfortable place to sit in the light
  • Toys spread across a bedroom floor

Near listed buildings like Church Farmhouse Museum, under half a mile north of the centre of The Burroughs, older homes may keep original joinery that window seats can be designed around. If your own home is listed, check with the council before fixing into original features.

What to check before you book

  • Can you see real work of theirs?
  • Will other trades be needed, and who arranges them?
  • Have they thought about parking near you?
  • Are the boards named, like MDF or plywood?

  • Making the seat cushion, which isn’t our work

FAQs: window seats in The Burroughs

I live in a flat in The Burroughs. How will the furniture get up the stairs?

At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

I live near Hendon station. Is that in your area?

Yes, homes across Barnet and the rest of London are within the area we cover. You can drop us a line using the contact form to arrange a design visit, and tell us about parking and access at the same time.

Can a window seat go over the radiator?

Yes. A radiator under the window is common, and the seat is designed to work with it. The front includes a grille so the radiator keeps working. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.

Do I need to be at home on fitting day?

Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

What if my walls and floors are out of level?

It is something we deal with all the time. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.

Is an outside wall a problem for fitted furniture?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. We do not treat damp, so any damp should be sorted before fitting day.

Flat-pack or bespoke?

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well.

It’s worth being honest about cost: off-the-shelf furniture usually costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
