Bespoke kitchens designed for your room

Bespoke kitchens in The Burroughs: what you get

A bespoke kitchen is built around the room you have. Every unit is sized from careful measurements taken at the measuring visit, so the runs fit neatly from wall to wall. You decide the layout, the storage and the colour with us before anything is made at our workshop. If you’re living with a kitchen planned around your appliances and tall larder storage, that’s what kitchens are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

With interwar houses or semis a big part of the picture around The Burroughs, many kitchens have a garden door and a window that shape the layout. Cabinets, a larder and a dresser can be made to suit the layout. Your chosen worktop, sink and appliances are fitted into the design, with plumbing and electrics left to your plumber and electrician.

The furniture is made at our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

How it’s made

Plinths and scribe strips

Scribing is how cabinets meet a wall that is not flat for a close fit.

Spray-painted finish

Spray-painted cabinets arrive finished, which keeps work in your home to fitting.

Tips worth knowing

New paint needs time to cure fully, so treat it gently at first. After that, a few simple habits help:

  • Know your appliance sizes early
  • Make a note of what you use every day
  • Give the paint time to cure fully
  • Measure the route into the kitchen

New paintwork takes a while to harden after fitting. Treat the doors and drawer fronts gently at first, and wipe them with a soft, damp cloth. After that, a soft cloth and mild soapy water is enough.

Leasehold flats can have rules about alterations, so check your lease early. Your lease is something to check with whoever manages the building.

Kitchens in The Burroughs homes

The biggest shares of homes in the neighbourhood around The Burroughs were built between 1919 and 1939 (about 45%) and before 1919 (about 20%), according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The centre of The Burroughs is within about a quarter of a mile of the Hendon The Burroughs Conservation Area. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. More than a third of the homes in the area around The Burroughs (about 45%) date from between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. Many houses of that era have had the kitchen extended or knocked through, so the cabinets are made for today’s layout.

Near listed buildings like Church Farmhouse Museum, under half a mile north of the centre of The Burroughs, older homes may keep original joinery that kitchens can be designed around. If your own home is listed, check with the council before fixing into original features. If you live near Hendon Park, a tall cupboard for outdoor things can be part of the kitchen design. The wider area includes historic houses like Heath Hall, about 2.6 miles east. If your own home is a period one, cabinets will be scribed to walls and floors that are rarely true.

The Burroughs is part of the London Borough of Barnet, about 2 miles east of Finchley. We work across all London boroughs and the City of London, and The Burroughs is part of that. We list The Burroughs among 41 places we cover in Barnet.

Why bespoke in The Burroughs?

Larders, dressers and tall cupboards are hard to find in standard sizes that suit an older room. Bespoke joinery can be made for the exact space, painted to match the rest of the kitchen. Ready-made units come in standard depths that rarely suit every space, so they can stick out too far or waste space behind. Fitted furniture is made to the depth the space can take.

Prices are quoted for your room, once we’ve measured and talked through the design. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Fitting day, step by step

On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections made at our workshop, one at a time. How long fitting takes depends on the kitchen’s size and how many other trades are involved, and we confirm the fitting days in your quote. Interwar houses typically have a straight run of stairs and a reasonable hallway, but the route in is still measured, not just the room. Kitchens arrive in sections and are assembled in place.

  1. To begin, use our contact form; a brief note on the room and the kitchen you have in mind is plenty.
  2. We visit to measure the room and go through the layout, the storage and where the appliances will sit.
  3. You receive a written quote for the kitchen cabinets. Plumbing, gas and electrics aren’t part of it: those are for your plumber, a Gas Safe engineer and your electrician.
  4. We build the cabinets, doors and drawer fronts in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the cabinets in your home, working around your plumber, your electrician and a Gas Safe engineer.

Getting ready for fitting day

  • Clear the walls of pictures and shelves
  • Move anything in the hall or on the stairs out of the way
  • Have your electrician move any sockets or switches beforehand

Getting a quote

A quote begins with some details from you: the room, rough measurements and some pictures if you have them. When you are ready, use our contact form. We will then arrange a design visit and follow it with a quote in writing.

What it costs

Not every room costs the same, and it comes down to:

  • Tricky walls, sloping ceilings and uneven floors
  • What goes inside: rails, shelves, drawers and dividers
  • Where a van can park, like a permit bay or a bay suspension
  • Doors and drawers, and how many

Every room is priced on its own, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

Helping us understand the room

What helps most when you first contact us:

  • Rough measurements, even if they’re only to the nearest few centimetres
  • What the furniture needs to hold
  • The postcode, so we can plan the visit
  • Photos of the whole wall or room, including the floor and ceiling

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and go through the design with you. A written quote follows the visit for you to look over. To book one, get in touch through our contact form.

Questions from The Burroughs

Is parking a problem for fitting in The Burroughs?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit.

Can you make bespoke kitchens for a home in The Burroughs?

Yes. We cover all of Barnet and the rest of London, and The Burroughs is part of that. The first step is a design visit, where we measure and go through the design, followed by a quote.

Does fitted furniture need planning permission?

Not normally. Inside a house, fitted furniture does not normally need planning permission. If the building is listed, works affecting its character may need listed building consent, so check with the council first.

How do you get large furniture into a flat?

We plan the route in at the design visit. The stairs, landings, any lift and the doorways are measured, and each section is made to a size that will get through.

Do I get to choose the colour?

You do. The paint colour is agreed with you.

Can you fit cabinets to walls that aren’t straight?

Yes, it’s something we deal with all the time. Few walls in a period house are straight, so every cabinet is scribed and levelled.
