Need wall beds in Burnt Oak?

Bespoke or off-the-shelf?

Ready-made wall bed units are available and typically cost less, and they can work in a simple space. They’re made in standard sizes and rarely allow for an uneven wall or an alcove. Ours is made to the room you have. If a house has been extended or knocked through, the new walls and the old ones may not line up, which shows up against standard furniture. Fitted pieces are scribed to both.

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. We’ll talk through what you need inside at the measuring visit, and the quote follows.

Wall beds in Burnt Oak

Studio flats benefit more than most from a bed that folds away. During the day, the room is somewhere to sit, work and eat; at night, the bed comes down. Storage and shelving can go on either side or above, so the whole wall works hard. We make wall beds from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about a spare room that’s rarely slept in and a hobby room with a bed for guests.

With interwar houses or semis a big part of the housing around Burnt Oak, bedrooms normally have regular walls, a window on one side and sometimes a chimney breast. Fitted furniture can run along the longest wall, with the inside arranged to suit you. If the loft has been converted, sloping ceilings bring their own options.

The quote comes in writing, so you can read it at your own pace and share it with anyone else involved. It records the design, the materials and the finish we discussed.

Fitting day, step by step

Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. After that, it’s fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. If you have a driveway, it can make unloading simpler, so it is worth mentioning at the measuring visit. Otherwise, a visitor permit or a nearby bay helps. Floors and doorways are protected while the pieces come in.

  1. We start with how the room is used and who’ll sleep there. The bed can sit among shelves or beside a desk.
  2. We visit to measure up and look at what the wall is made of, as the bed must be fixed securely.
  3. A quote follows, setting out the design and finish, ready to check.
  4. The bed housing and any shelves are made in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home, with the mechanism fixed as its maker specifies. We show you how the bed works before we leave.

How to prepare

  • Clear the area where the furniture is going
  • Leave a clear route from the front door to the room

Shelves

We size each shelf for its span and load.

Bed mechanism housing

The bed sits inside a cabinet built around its mechanism, fixed securely as its maker specifies. When the bed is up, the front looks like cupboard doors.

When is bespoke worth it?

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t usually do that in an older room.

Caring for painted furniture

These points come up often when people plan wall beds. They help before and after fitting:

  • Check mattress size and weight limits
  • Look at your lease before fixing to the walls
  • Keep the floor in front clear before lowering the bed
  • Think about where extra bedding will go

New paintwork takes a while to harden. Go easy on the doors and front at first, and wipe the cabinet with a soft cloth only.

Tell us what the wall is made of if you know. The fixing depends on the wall, and we look at it when we measure.

Burnt Oak homes and wall beds

The biggest shares of homes in the neighbourhood around Burnt Oak were built between 1919 and 1939 (about 49%) and between 1973 and 1999 (about 23%), in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Burnt Oak is partly covered by the Watling Estate Conservation Area, according to Historic England’s records. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If you are unsure, check with the council before work starts. More than a third of the homes in the area around Burnt Oak (about 49%) date from between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Many interwar houses have a small room over the stairs, which suits fitted storage made around its bulkhead.

If your home is one of the older houses near John Keble Church, tall ceilings give wall beds room to reach the cornice. If you live in a flat close to Mill Hill Broadway station, wall beds are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. If you live near Watling Park, wall beds are typically planned on the walls away from the window, so the light and the view stay.

Questions we are often asked

Do I need permission for fitted furniture in a conservation area?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

I live near Mill Hill Broadway station. Is that in your area?

Yes. We cover all of Barnet and the rest of London. To get started, you can send us a few details through our contact form with a few details about the room, and tell us about parking and access at the same time.

What happens when you come to measure?

We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, then send a quote in writing.

How much time does fitting need?

How long fitting takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote.

Can you come on a Saturday?

Yes, by arrangement. If a Saturday works better for you, say so when you get in touch.

Is an outside wall a problem for fitted furniture?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.
