Wall beds in The Hale

Many spare rooms are only just big enough for a bed, and the bed fills the room even when no one is staying. When the bed is folded away, the room is open again, ready for work, exercise or play. When guests come, the bed folds down. If you’re living with a study that doubles as a spare room and a spare room that’s rarely slept in, that is what wall beds are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

In an area where interwar homes or semis make up much of the housing, as around The Hale, bedrooms usually have regular walls, a window on one side and sometimes a chimney breast. That makes a full wall of fitted furniture simple to plan, laid out around what you store. Where a loft conversion has been added, the sloping ceiling can take storage too.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

What affects the cost of wall beds

Prices vary from room to room, and it comes down to:

  • Spray painting or hand painting
  • The number of doors and drawers
  • The internal fittings
  • How square the room is

There’s no price list, because every piece is designed for one room. Instead, we measure, talk through the design and then quote in writing, with the materials and finish set out. To start, tell us about the room on our contact form.

What to send when you get in touch

To help us picture the room, please include:

  • Rough measurements: width, height and depth
  • Examples of the look you’re after
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • What the furniture needs to hold

The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and go through the design with you. A written quote follows the visit for you to look over. To arrange the visit, drop us a line using the contact form.

Boards, parts and paint

Moisture-resistant MDF

Moisture-resistant MDF is stable and takes paint well, giving the front a smooth finish.

Bed mechanism housing

We build the housing to suit the mechanism, fixed securely as its maker specifies. When the bed is up, the front looks like cupboard doors.

Flats, blocks and rented homes

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit, so fitting day is planned around them.

We also make and fit furniture for landlords furnishing a let, often to make the most of a small or tricky room. It is made from the same moisture-resistant MDF and birch plywood as any of our work.

Bedroom storage in The Hale

Homes built between 1919 and 1939 make up about 58% of the housing in the area around The Hale, with about 14% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. Near the centre of The Hale, Historic England’s list includes John Keble Church (Grade II), less than half a mile south. For a listed home, changes inside that alter its character may need listed building consent from the council, for example removing or fixing into original panelling. Ask the council’s conservation officer before anything is fixed. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If your home is on or just off a main road, it is useful to mention it. That way we can plan where to load and unload.

Close to Stoneyfields Park? Wall beds are typically planned on the walls away from the window, so the light and the view stay. For a flat near Mill Hill Broadway station, the lift, the stair turns and the front door all set the largest piece that can come in. For a family home near Mathilda Marks-Kennedy Jewish Primary School, wall beds in a child’s room can be planned so the inside layout changes as they grow.

Is bespoke worth it?

Sofa beds cost less and need no fixing, and for occasional guests that may be enough. A wall bed takes a proper mattress and gives back the floor, which matters in a small room. In an extended or opened-up house, old and new walls often meet slightly out of line, which shows up against standard furniture. Built-in pieces are scribed to take up the difference.

How it’s painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

Questions from The Hale

Is parking a problem for fitting in The Hale?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking at the design visit.

Is The Hale in the area you cover for wall beds?

Yes, we work across Barnet, The Hale included, and across the rest of London. You can drop us a line using the contact form to arrange a design visit.

Will you provide a mattress for the bed?

The mattress needs to suit the mechanism by size, depth and weight. We will go through those limits at the design visit so you can choose one that works.

Should I send pictures?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. You can send them when you tell us about the room on our contact form.

Can the fitting be on a Saturday?

Yes, by arrangement. Let us know when you contact us if a Saturday suits you best.

Can you fit a wall bed to a stud wall?

It depends on the wall and floor. The mechanism has to be fixed securely as its maker specifies, to a wall or floor that can take the load, so we check it during the design visit.

How fitting works for wall beds

Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, and that keeps the doors and shelves true. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Interwar houses usually have a straight run of stairs and a reasonable hallway, but the route in is still measured, not just the room. The furniture comes in sections and is put together where it is going, with floors protected throughout.

  1. You get in touch and tell us about the room and how often the bed is used. A desk or shelving around the bed can be part of it.
  2. At the design visit we measure the room, look at the wall and discuss the design.
  3. We send a quote setting out the design, materials and finish, for you to look over.
  4. The cabinets are built in our workshop.
  5. We fit everything in your home and check the bed lowers and lifts smoothly.

Before we arrive

  • Have your electrician move any sockets or switches beforehand
  • Keep pets in another room while we work
  • Clear the walls of pictures and shelves
