Wall beds in Finchley
Why bespoke in Finchley?
A bespoke wall bed takes more planning than buying a unit online. In return, the cabinet, shelves and finish are designed together. Standard furniture is drawn for modern rooms, so its proportions can look odd in a tall period room, while fitted furniture can follow the room’s own lines, with panels and details to suit the house.
Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time. Doors, drawers, internal fittings and the finish make up most of the rest.

Wall beds in Finchley
Not every mattress suits every wall bed; the mechanism maker sets the size, depth and weight it can take. We can go through what the mechanism allows when we measure, so you can choose a mattress that works. If you’re living with a real mattress for visitors and a guest bed that disappears in the day, that’s what wall beds are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
In a Victorian bedroom, the chimney breast typically sits on a side wall, with a recess to each side. A large share of the homes around Finchley date from before 1919, so many bedrooms there may share that layout. Storage can go in each recess, with a bridge of cupboards over the chimney breast. Any capped chimney is kept ventilated.
After the design visit, we send you a written quote. It sets out the design we have talked through, the materials and the finish, so you know exactly what you’re getting.

Finchley homes and wall beds
About 47% of the homes in the area around Finchley went up before 1919, and about 17% between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. The National Heritage List records 7 entries within half a mile of the centre of Finchley. You can check whether a particular building is listed on Historic England’s list. The share of homes built before 1919 around Finchley, about 47%, is well above the figure for Barnet as a whole, about 20%, based on the Valuation Office Agency’s 2025 council tax data. That makes period details like uneven walls, alcoves and picture rails more likely to shape the design.
Close to Victoria Park? Keeping wall beds off the window wall keeps the room bright. If you live in a period home close to St Paul's Finchley, a bedroom chimney breast and its alcoves often shape where wall beds go. For a family home near Manorside Primary School, wall beds in a child’s room can be planned so the inside layout changes as they grow.

Fitting day, step by step
Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, which keeps the lines straight. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Where a period house has been split into flats, the way in often goes through shared parts, so it’s useful to let neighbours know about fitting day. The sections are sized for the narrowest point on the route. Saturdays can be arranged.

Your questions about wall beds in Finchley
My home in Finchley is a period house with walls that are not straight. Is that a problem?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.
How do you fit wall beds in a flat in Finchley?
At the design visit, we measure the way in along with the room itself. Wall beds are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
How much room do I need in front of a wall bed?
You need clear floor in front of the cabinet for the bed to fold down, as well as the depth of the cabinet itself. We check the space when we measure and plan the layout around it.
Do I get to choose the colour?
You choose it. The paint colour is agreed with you before anything is painted.
Do you supply the mattress?
The mechanism maker sets limits on mattress size and weight. We go through the mechanism’s limits when we measure, so you can pick the right one.
Do I need planning permission for fitted furniture?
Not normally. Conservation area controls are mainly about the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
Could you do it yourself?
Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it’s easy to buy.
It’s worth being honest about cost: flat-pack is typically cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
What wall beds can’t fix
Electrics, plumbing, gas, plastering and structural work are not part of what we do. Please bear these in mind too:
- Advice on your lease
- Wiring for lights or chargers
- Supplying mattresses
If in doubt, you can fill in our short enquiry form and describe the room. Our process from visit to fitting.
What it is made from
- Birch plywood
- Fold-down bed mechanism
- Shelves or a desk alongside
- Moisture-resistant MDF
- Spray-painted finish
- Hand-painted finish
How it’s made
Bed mechanism housing
A wall bed housing needs to be rigid and true, so it is built from sturdy board. It’s fixed into a wall or floor that can take the load.
Moisture-resistant MDF
MDF stays flat and paints beautifully, so it suits the doors on the bed cabinet.
