Roxbourne homes and wall beds

The biggest shares of homes in the area around Roxbourne were built between 1919 and 1939 (about 76%) and between 1945 and 1972 (about 12%), going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Part of Roxbourne is in a conservation area, according to Historic England’s records. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. It applies to the vans that deliver and fit furniture in Roxbourne, as it does anywhere else in London. Access and parking are talked through at the measuring visit.

Headstone Manor, about 1.8 miles north-east, is one of the historic houses in the wider area. For a period home anywhere nearby, tall ceilings give wall beds room to reach the cornice. If your children go to The Moriah Jewish Day School or a school nearby, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow. If your home is one of the older houses near St. Andrew’s Church, tall ceilings give wall beds room to reach the cornice.

Roxbourne is about 1 mile east of Harrow, in the London Borough of Harrow. How we make wall beds for Roxbourne

The bed mechanism must be fixed securely, exactly as its maker specifies, into a wall or floor that’s sound enough to hold it. At the design visit we look at the wall it will go on as solid brick, stud walls and plasterboard all need different fixings. We make wall beds from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the usual reasons to get in touch are a proper bed instead of a sofa bed and room for a desk and a guest bed.

In a 1930s semi, the main bedroom often sits over the front room and its bay, which leaves the side walls for storage and the bay for light. Interwar houses, semis and detached homes make up a big part of the housing around Roxbourne, so it is a room shape worth planning for. Every wall is measured, as a room that looks square rarely is.

You get the quote in writing, so you can read it at your own pace. It records the design, the materials and the finish we discussed.

Where other trades come in

Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:

  • Choosing a mattress for you
  • Advice on your lease
  • Making good the walls after other work

If you are not sure what’s possible in your room, you can message us from the contact page and we’ll give you a straight answer before you arrange a visit. How a job runs, step by step.

What it is made from

  • Birch plywood
  • Moisture-resistant MDF
  • Hand-painted finish
  • Shelves or a desk alongside
  • Fold-down bed mechanism
  • Spray-painted finish

Bespoke or off-the-shelf?

You can buy wall bed units off the shelf, often for less, and they can work in a simple space. They come in set sizes and finishes and rarely allow for an uneven wall or an alcove. A bespoke cabinet is built for the room. Even in a 1930s house, walls and floors are not perfectly true, so standalone furniture can still lean or leave gaps. Fitted furniture is scribed and levelled on site.

Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That’s reflected in the quote, written once we’ve measured up.

Why choose Bespoke Carpentry in Roxbourne

  • Designed for the room you have
  • Every London borough and the City of London covered
  • Made in our workshop, then fitted in your home
  • A design visit, then a written quote

Take a look at our comparison of bespoke and off-the-shelf or what a quote should include.

What it costs

When we put a quote together, we consider:

  • Access to the room, such as stairs, lifts and narrow halls
  • What goes inside: rails, shelves, drawers and dividers
  • Parking and unloading on your street
  • Whether you choose a spray or hand-painted finish

We don’t publish set prices, because every piece is designed for one room. We measure up, discuss the design and send a quote in writing, with the materials and finish set out. To start, send us a few details through our contact form.

What we need to know

There is no need for exact sizes or plans. It’s enough to send:

  • Whether it is a house or a flat, and if there are stairs or a lift
  • The postcode, so we can plan the visit
  • Approximate measurements of the space
  • Examples of the look you are after

Your quote is written for your room once we’ve visited and measured. Because every room is different, the quote comes after the design visit, when we have measured up and talked through the design. For a quote, message us from the contact page.

Flats, blocks and rented homes

Landlords furnishing a let use fitted furniture too, as it makes good use of an awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood.

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through.

Common questions about wall beds

Can you make wall beds for a home in Roxbourne?

Yes. We cover all of Harrow and the rest of London, and Roxbourne is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Can you fit furniture in a home close to South Ruislip station?

Yes. We cover all of Harrow and the rest of London. You can use our contact form to arrange a design visit.

Will you provide a mattress for the bed?

The mattress needs to suit the mechanism by size, depth and weight. We can talk you through what the mechanism allows, so the mattress you choose fits.

Do I need to be in when you fit?

Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

Are fold-down beds safe to use?

Safety depends on a secure fixing and sensible use. The mechanism is fixed exactly as its maker sets out, and you keep the space in front clear and children away while it moves.

Do you work on Saturdays?

Yes, by arrangement. Let us know when you contact us if a Saturday suits you best.

From workshop to your room

There isn’t much for you to do on fitting day. We need someone to let us in at the start, and the room should already be cleared. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. It is useful to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.

  1. You tell us about the room and who the bed is for. The bed can sit among shelves or beside a desk.
  2. At the design visit we measure the room and check the wall and floor, as the bed must be fixed securely.
  3. A quote follows, setting out the design and finish, ready to check.
  4. The bed housing and any shelves are made at our workshop, from moisture-resistant MDF and birch plywood.
  5. Fitting day: the cabinet is fitted and the bed checked as it lowers and lifts. We show you how the bed works before we leave.

Getting ready for fitting day

  • Clear the walls of pictures and shelves
  • Check the building’s rules for trades and lift bookings
  • Empty the space we’ll be working in

Arranging a design visit

Photos help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space. To send them over, tell us about the room on our contact form, and we will suggest a time for a design visit.
