Window seats in Roxbourne

Window seats for homes in Roxbourne

A window seat turns the light by a window into a place to sit. We design and make window seats for bays, sash windows and recesses, normally with storage below, under a lift-up lid or in drawers. In Roxbourne, as everywhere we work, it begins with a visit to measure and plan. If you are living with toys spread across a bedroom floor and wanting a quiet place to read, that’s what window seats are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

An interwar house tends to have truer walls than a Victorian one, though rarely square corners. Around Roxbourne, interwar houses, semis and detached homes make up a big part of the housing, and every piece is still scribed where it meets the wall. Lids, doors and drawers are set level on site so they run true.

Our quotes are written in plain words, without jargon. They say what will be made, what it is made from and how it will be finished, all taken from the design visit.

Could you do it yourself?

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

Bespoke work comes into its own in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths.

Questions we’re often asked

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Is Roxbourne in the area you cover for window seats?

Yes. We cover all of Harrow and the rest of London, and Roxbourne is part of that. The first step is a design visit, where we measure and go through the design, followed by a quote.

How long will the window seat fitting take?

How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Every part is made in our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.

Can you fit a window seat under a sash window?

Yes. Sash windows are a natural place for a seat in many period homes. The cill height and any shutters are measured carefully, so the seat fits without getting in the way of the window. Repairs to the window itself are not our work.

Is it possible to have a window seat above a radiator?

Yes. We build a grille or an open front into the seat so the heat is not trapped. Space is left around the radiator too. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

How is the furniture painted?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.

What it’s made from

Doors and drawer fronts

The fronts of a window seat are what you see most. We make them plain or panelled, with handles to match. A radiator grille can be built into the front.

Moisture-resistant MDF

Moisture-resistant MDF is stable and takes paint well. It suits the fronts, panels and grilles of a window seat. The moisture-resistant grade is a sensible choice next to a window.

Window seats in Roxbourne: local notes

In the area around Roxbourne, the largest groups of homes date from between 1919 and 1939 (about 76%) and between 1945 and 1972 (about 12%), according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Part of Roxbourne is in a conservation area, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If in doubt, the council’s planning team can confirm. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. So any van that delivers or fits furniture in Roxbourne is covered by it. How the van gets to your door is planned at the design visit.

Near listed buildings like Ace Cinema, about 0.5 miles east of the centre of Roxbourne, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features may need listed building consent. For a family home near The Moriah Jewish Day School, window seats can give school bags, shoes and sports kit a proper home. The wider area includes historic houses like Headstone Manor, about 1.8 miles north-east. For a period home anywhere nearby, a bay or a sash window is a natural place for a window seat.

Roxbourne is part of the London Borough of Harrow, about 1 mile east of Harrow. Wherever you are in Roxbourne, it works the same way: a design visit, a quote in writing, furniture built in our workshop and fitting in your home. Roxbourne is one of 20 places on our list for Harrow.

What we don’t do

We are carpenters, so some jobs belong to other trades. It’s useful to know these before you plan the job:

  • Making good the walls, which is for a plasterer or decorator
  • Seat cushions, which you source separately
  • Work on the window frame or glass

If you’re not sure what’s possible in your room, you can tell us about the room on our contact form and we will give you a straight answer. Our process from visit to fitting.

Boards, parts and finishes

  • Radiator grilles
  • Lift-up lids or drawers
  • Spray-painted finish
  • Moisture-resistant MDF
  • Birch plywood
  • Hand-painted finish

Flats, leases and landlords

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we have measured the way in.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there’s a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you contact us.

How fitting works for window seats

Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, and that keeps the doors and shelves true. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so pieces for a loft room are sized for the narrowest point. The main stairs in houses of that age are normally straighter. Each section is assembled and fixed in the room.

  1. You contact us with a few details about the bay or recess.
  2. At the design visit we measure each side of the bay, because walls in older houses are rarely square.
  3. A quote in writing follows, setting out the design, materials and finish.
  4. The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
  5. On fitting day the seat is set level and scribed to follow the walls and floor.

How to prepare

  • Get any new sockets or wiring done by your electrician before fitting day
  • Tell us about any meters, fuse boards or boilers in the area
  • Keep pets in another room while we work

How to get a quote

Pictures help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, along with rough measurements. To send them over, send us a few details through our contact form, and we’ll arrange a design visit.
