Wall Beds in St Ann's

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on wall beds in St Ann's starts with a design visit, and everything is made in our workshop.

  • More floor space in a studio flat
  • A bed that fills a little-used room
  • A flexible room for a growing family

Flats, blocks and rented homes

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall.

If your building is on a red route or a busy main road, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it at the measuring visit.

Wall beds in St Ann's

Our wall beds are made for homes in St Ann's and all over London. First comes a design visit, where we measure and look at the wall, followed by a quote. We make everything in our workshop and fit it in your home. How long the fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. People typically come to us about a spare room that’s rarely slept in and storage built around a fold-down bed, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

A large share of the homes around St Ann's were built before 1919, and bedrooms in houses of that age often have a chimney breast with an alcove either side. Fitted furniture can fill the alcoves, wrap round the chimney breast or run across a whole wall. Walls and floors in older houses are rarely true, so the pieces are scribed to the wall and levelled at the base.

The furniture is made in our workshop after you have had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

The problems wall beds solve

The most common reason is a spare room that’s rarely slept in. A bed fills the room whether anyone is using it or not, and folding it away gives the room a second life.

People usually get in touch with us about things like these:

  • Shelves or a desk around the bed
  • A bed that looks like cupboards by day
  • A guest room that sits empty most of the time
  • A study that doubles as a spare room

Living in a block of flats near Seven Sisters station? Then the route in is measured not just the room, and the sections are sized to fit it.

Before you hire any carpenter

  • How they handle walls that are not straight
  • Whether the quote says what the furniture is made from
  • How they’ll get the furniture into the room
  • Will they visit to measure before quoting?

Common questions about wall beds

Will a conservation area stop me having wall beds fitted in St Ann's?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

I live in a flat in St Ann's. How will the furniture get up the stairs?

At the design visit, we measure the way in not just the room. Wall beds are made at our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.

Are fold-down beds safe to use?

Safety depends on a secure fixing and sensible use. The mechanism is fixed exactly as its maker sets out, and you keep the space in front clear and children away while it moves.

Can you build shelves or a desk around a wall bed?

Yes, that’s a common request. A desk beside the bed suits a room that is an office by day, while new sockets are for your electrician.

What happens at the measuring visit?

It’s a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, then send a written quote.

How much space does a wall bed need?

You need clear floor in front of the cabinet for the bed to fold down, on top of the cabinet’s own depth. We check the space when we measure and plan the layout around it.

What happens on fitting day

In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site, so it sits neatly against the room. How long fitting takes depends on the design and how much storage goes around the bed, and we confirm the fitting days in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so neighbours may appreciate a note before fitting day. Each section is sized for the tightest door or turn. Saturdays can be arranged.

  1. You get in touch and let us know about the room and the wall where the bed could go.
  2. At the design visit we check what the wall is made of, as a wall bed has to be fixed securely as its maker specifies.
  3. You receive a quote in writing for the wall bed and any storage.
  4. We build the cabinet in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day the cabinet goes in, the mechanism is fixed securely and the bed is tried out.
  6. Before we leave we show you how to lower and lift the bed.

Before we arrive

  • Check the building’s rules for trades and lift bookings
  • Leave a clear route from the front door to the room
  • Keep pets out of the room and the hallway

Advice

Boards, parts and paint

Moisture-resistant MDF

The moisture-resistant grade suits cabinets on cooler external walls, with ventilation allowed for.

Birch plywood

Birch plywood gives a strong carcass for a piece that moves every day.

Bespoke or off-the-shelf?

Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Wall beds for homes in St Ann's

The biggest shares of homes in the streets around St Ann's were built before 1919 (about 54%) and since 2000 (about 17%), according to Valuation Office Agency council tax figures (2025). We take that into account at the measuring visit, since older and newer walls take different fixings. St Ann's is partly covered by the St Ann's Conservation Area, one of the conservation areas recorded by Historic England. Conservation area controls are mainly about the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If you are unsure, check with the council before work starts. Flats in converted or shared houses account for about 21% of households in the neighbourhood around St Ann's, according to Census 2021. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.

The wider area includes historic houses such as Bruce Castle, about 1.3 miles north. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design. If you live in a period home close to St Ann's Church, tall ceilings give wall beds room to reach the cornice.
