Questions we’re often asked
I live near Seven Sisters station. Is that in your area?
Yes, homes across Haringey and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit.
Is St Ann's in the area you cover for window seats?
Yes, St Ann's is within the area we cover, which takes in all of Haringey and the rest of London. The first step is a design visit, where we measure and talk through the design, and then we send a quote.
What is a window seat made from?
We use moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, while the fronts and grilles are MDF, which paints well. Everything is finished by spray painting or hand painting.
Do you work on Saturdays?
Yes, by arrangement. Tell us when you get in touch if a Saturday suits you best.
Does someone need to be home during the fitting?
Someone needs to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.
Is a lid or drawers better for a window seat?
It depends on what you’ll store and how often you will reach for it. A lid gives access to the whole space, good for blankets and occasional things, while drawers are easier with a cushion on top.
Window seats for homes in St Ann's
A well-made window seat gives you a place to sit in the best light in the room. Our window seats are made for bays, sash windows and the recesses beside them, usually with storage below, under a lift-up lid or in drawers. For a home in St Ann's, it starts with a design visit to measure the window and talk through the design. Typical reasons to get in touch are wanting a seat without blocking the radiator and a bay window that’s hard to furnish, and the answer is built in our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
Where original shutters, doors or panelling survive, they’re worth designing around. Around St Ann's, where homes from before 1919 make up a large share, fitted storage can be designed to sit alongside them. Panel details can be drawn to suit the house, and painted to match. For a listed home, fixing into original joinery can need consent, so check first.
Our quotes are written in plain words. You’ll see what will be made, the boards used and the finish, all taken from the design visit.

Making use of tricky spaces in St Ann's
Homes built before 1919 make up about 54% of the housing in the neighbourhood around St Ann's, with about 17% built since 2000, going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the measuring visit, since older and newer walls take different fixings. Near the centre of St Ann's, Historic England’s list includes Parish Church of St Ann (Grade II*), under half a mile east, and St Ann's Church School (Grade II), less than half a mile east. If you live in a listed building, fixing into or taking out original features like panelling can need listed building consent. The council’s conservation officer is the person to ask before work starts. Purpose-built flats are home to about 41% of households in the area around St Ann's, according to Census 2021. For a flat, window seats are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early.

Do you need window seats in St Ann's?
In a period home, a window seat can suit the character of the room. Painted to suit the room, it can sit with the original features. It suits anyone who wants new furniture to sit well in a period room.
Window seats can help with:
- Wanting a quiet place to read
- Nowhere to keep blankets, toys or books
- A room with shutters and sashes that deserves a proper seat
- A bay with no furniture that fits
Close to Chestnuts Park? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.
What to check before you book
- How they handle walls that are not straight
- Whether they measure the room themselves
- Are the boards named, like MDF or plywood?
- Will the doors close with even gaps?
Flats, conversions and leaseholders
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit.
If the property is let, we’ll need access agreed with the tenants, at times that suit them. An agent can arrange access for you.
Tips worth knowing
Fresh paintwork takes a while to cure fully, so go gently with it for a while. After that, a few simple habits help:
- Think about whether you’d like shelves either side
- Think about what you will store under the seat
- Make sure any shutters still open fully
- Let us know about parking during the design visit
We open each lid and drawer with you before we go. If there’s a radiator grille, we make sure the radiator is clear and the grille is in place. You’ll know it all works as it should.
Use a step rather than standing on the seat. The seat is made for sitting, and standing puts weight in one spot. It will look better for longer with a little care.
What happens on fitting day
Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. On fitting day, edges are trimmed on site to follow the walls, so a clear area to work in near the room helps. Dust is kept down and cleared up as we go. Hand painting, if that’s your finish, can follow the fitting.
- To begin, drop us a line using the contact form; a brief note on the bay or sash window is enough.
- At the design visit we measure the window and the radiator, and plan a grille or open front so heat is not trapped.
- A quote in writing follows, covering the seat and the grille.
- We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
- The seat is fitted with the radiator grille in place, so the heat keeps moving.
Before we arrive
- Empty the space we will be working in
- Get any new sockets or wiring done by your electrician before fitting day
- Make sure pets are kept safely away
Arranging a design visit
The price comes in a written quote, worked out from the measurements and the design you choose. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. For a quote, fill in our short enquiry form.
