Window seats in Barbican Estate

The storage under a window seat is often as useful as the seat itself. A lift-up lid is simple and gives access to the full depth, while drawers mean you don’t have to move a cushion to reach things. We’ll talk through which suits the way you use the room. People normally come to us about a nursery or bedroom short of storage and nowhere to keep blankets, toys or books, and the answer is made in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Many homes around Barbican Estate date from the post-war decades. Homes from that era tend to have simpler shapes than older houses, with fewer recesses, which means window seats can add storage that was never built in. The fixings are chosen for the wall, whether it’s concrete, blockwork or brick.

The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something is not quite right, tell us before anything is made.

From workshop to your room

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving the room tidy. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Parking near post-war estates can depend on residents’ bays and estate rules, so it’s useful to tell us at the design visit. On the day, the sections are carried in, assembled and fixed. Saturday fitting is possible by prior arrangement.

  1. You get in touch and describe the window.
  2. We visit to measure the angles of the bay and the floor, and talk through the design.
  3. A written quote follows, setting out the design, materials and finish.
  4. In our workshop we make each section of the seat from moisture-resistant MDF and birch plywood.
  5. We fit the seat in your home, trimming the edges to meet the walls and cill, with a spray-painted or hand-painted finish.

Before we arrive

  • Make sure pets are kept safely away
  • Tell us about any meters, fuse boards or boilers in the area
  • Take anything hanging off the wall we’re fitting to

Making use of tricky spaces in Barbican Estate

The biggest shares of homes in the area around Barbican Estate were built since 2000 (about 33%) and between 1945 and 1972 (about 31%), based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Within a mile of the centre of Barbican Estate, 32 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. The whole City of London, Barbican Estate included, is inside the Congestion Charge zone. Deliveries and fitting days are planned with the zone’s rules and the City’s loading restrictions in mind.

If you live near Barbican Conservatory, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. If your home is one of the older houses near St Giles-without-Cripplegate, a seat under a sash window can keep shutters and cills clear. If you live in a flat close to Moorgate station, window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Barbican Estate is about 1 mile south of City of London, within the City of London. Whether your home in Barbican Estate is a terraced house, a flat or a newer build, we measure the room as it is and design around it. Our work takes in places right across the City of London, large and small.

Postcode districts we cover here for window seats: EC1V, EC2A and EC1Y. Streets in the area include Oat Lane, Shoe Lane and Long Lane, and homes on each of them are within our area for window seats. The A1 and A40 run close to Barbican Estate, so if your home is on a main road, mention it when you contact us. We also cover the places around Barbican Estate: Finsbury (1 mile north), City of London (1 mile south), St Luke's (1 mile north), Bishopsgate (1 mile east) and Aldgate (1 mile south-east).

How it’s made

Birch plywood

Seats take weight every day, so they need to be strong. Birch plywood suits them, as it’s strong and holds screws firmly. It suits the drawers below too.

Pull-out drawers

With drawers, you don’t need to move the cushion to reach your things. They’re ideal for everyday items. Each drawer is sized for the space.

Flat-pack or bespoke?

Bespoke work comes into its own in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.

Off-the-shelf furniture can be a sensible choice. If the walls are straight and the space suits standard sizes, it often does the job, and it’s quick to buy.

Honest limits

Damp treatment and building work are for other specialists, so these points are worth knowing:

  • Making good the walls, which is for a plasterer or decorator
  • Moving or replacing a radiator, which is for your plumber
  • Seat cushions, which you source separately

Not sure whether your space suits window seats? You can send us a few details through our contact form and we will tell you before you arrange a visit. How it works.

Common questions about window seats

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Do you make window seats for homes in Barbican Estate?

Yes, we work across the City of London, Barbican Estate included, and across the rest of London. You can message us from the contact page to arrange a design visit.

Is a lid or drawers better for a window seat?

The answer depends on what goes under the seat. A lift-up lid opens the full depth, which suits bulky things you don’t need every day, while drawers are easier with a cushion on top.

Is the furniture spray painted or hand painted?

There are two ways to finish it: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

What does a bespoke window seat cost?

Every piece is quoted for your room after the design visit. The size of the window, the storage and the finish all shape the price. To get a quote, use our contact form and we will arrange a design visit.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and discuss the design with you. Access and parking are worth talking about too, and a quote in writing follows.

Caring for painted furniture

Fresh paintwork takes a while to cure fully, so go gently with it for a while. Beyond that, these tips help:

  • Tell us about parking at the measuring visit
  • Decide on cushion thickness before the design visit
  • Note the position of any radiator and its pipes
  • Clear the bay or window area before the design visit

We open each lid and drawer with you before we go. Any grille is checked so the radiator can still warm the room. That way, everything works as planned.

Keep the radiator grille clear so the heat can reach the room. A clear grille keeps the room warm and the seat at an even temperature. Storage over a radiator stays warm, so it’s best for things that don’t mind it.
