Need fitted home offices in Barbican Estate?
How it’s made
Spray-painted finish
For a crisp, even look, many people choose a spray-painted finish. We apply it in our workshop, and the paint needs time to cure fully once fitted.
Shelves
Open shelves above a desk keep books in reach. Lower, deeper shelves suit files and a printer. We plan the depths at the measuring visit.
About our fitted home offices in Barbican Estate
Not every home has a spare room, but a wide landing or a loft room can work. A desk under a sloping ceiling needs careful planning so you can sit and stand comfortably. On a landing, it has to leave room to walk by. We measure and plan for the space you have in Barbican Estate. We make home offices from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are no way to put work away and a spare room that has to be an office and a guest room.
Around Barbican Estate, where many homes date from the post-war decades, the spare room may be small but regular in shape. Even a small room can take a desk, shelving and closed storage. We plan where cables run before the furniture is made, and any new sockets are a job for your electrician.
If the job needs another trade, like an electrician or a plumber, we will tell you, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

Why people ask for fitted home offices in Barbican Estate
Some people want to separate work from home life. A desk with doors, or an office in a spare room, lets you close the door on work. It helps the home feel restful after hours.
We’re often asked to help with:
- Cables trailing across the desk and floor
- An alcove or landing that could take a desk
- A guest room that’s needed for work
- No way to put work away
If your children go to Prior Weston Primary School and Children's Centre or a school nearby, a desk with shelves and closed storage can serve both work and homework.

Questions from Barbican Estate
Do I need permission for fitted furniture in a conservation area?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Do you make fitted home offices for homes in Barbican Estate?
Yes, Barbican Estate is within the area we cover, which takes in all of the City of London and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.
What happens at the design visit?
We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and a written quote follows.
Do you work on Saturdays?
Yes, by arrangement. Let us know when you contact us if a Saturday suits you best.
Is it possible to have an office and a guest bed in one room?
It comes down to the size of the room. A compact office along one wall can leave the rest of the room for a bed. We’ll look at the options during the design visit.
What if my walls and floors are out of level?
Walls and floors that aren’t true are part of the job in older homes. We trim the edges to follow the wall and level the base.
How fitting day works
There is not much for you to do on fitting day. We need someone to let us in at the start, and it helps to have the room cleared beforehand. From there, we protect the floors, bring the furniture in and get on with the fitting. How long the fitting takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. Fixing into concrete takes a heavy-duty drill and makes some noise, so a word with the neighbours before fitting day can help. We work within any rules your building has on noise and hours. Dust is kept down and cleared as we go.
- You get in touch and describe the space you want to work in.
- We visit to measure the space, including any slope, alcove or uneven wall.
- A written quote follows.
- Everything is built in our workshop from moisture-resistant MDF and birch plywood.
- We fit the office in your home, trimming the edges to follow the walls and ceiling.
- The finish is either sprayed in our workshop or hand-painted once everything is in.
Getting ready for fitting day
- Let us know if your street is in a controlled parking zone
- Clear the walls of pictures and shelves
- Keep pets out of the room and the hallway
How to get a quote
You don’t need exact measurements to get started. Everything is measured properly when we visit, along with the walls, floor and ceiling. To get started, drop us a line using the contact form with a few details about the room. The written quote follows the visit.

What it costs
Several things affect the price:
- Where a van can park, like a permit bay or a bay suspension
- What goes inside: rails, shelves, drawers and dividers
- The overall size of the piece
- Access to the room, such as stairs, lifts and narrow halls
What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, and the quote follows.
What we need to know
A few details help us understand the job before we visit. When you get in touch, it helps to send:
- The postcode, so we can plan the visit
- Whether it is a house or a flat, and if there are stairs or a lift
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- How you want to use the space
If you already have something in mind, tell us; if you don’t, that’s fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, fill in our short enquiry form.
Looking after your furniture
Looking after painted furniture is simple. These habits help most:
- Let us know about parking during the design visit
- Bring paint colours you like to the design visit
- Note how many files and books you need to store
- Think about glare on your screen
When we have finished fitting, the desk and storage are ready. Paint needs time to cure fully, so treat the new finish gently at first. Use a mat under a laptop or anything with rubber feet while the paint hardens.
Hot mugs can mark paint, so a coaster is a good habit. Mop up spills quickly. A desk mat under the keyboard and mouse saves wear on the surface.
