Crystal Palace Window Seats

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on window seats in Crystal Palace starts with a design visit, and everything is built in our workshop.

  • A child’s room that needs storage and seating
  • Unused space below a sash window
  • No comfortable place to sit in the light

Window seats in Crystal Palace: what you get

Bay windows are common in period homes, and they make a natural place for a seat. Bays have angled sides, and their walls are seldom square or flat. Each side is measured and the seat is scribed to fit, so it sits neatly in the bay without gaps. It is the kind of space where a ready-made bench never quite fits. If you’re living with an empty bay that doesn’t get used and toys spread across a bedroom floor, window seats made from moisture-resistant MDF and strong birch plywood, with a painted finish can solve it.

In an older home, panelled doors and painted mouldings may suit; in a newer one, plain flat doors may fit better. For a home in Crystal Palace, door styles are talked through at the measuring visit. The paint colour is agreed with you, whichever finish you pick.

We write quotes in plain English. You’ll see what will be made, the boards used and the finish, taken from what we agreed at the visit.

Fitting day, step by step

You will not need to do much on the day. Someone needs to let us in, and it’s useful to have the room cleared beforehand, as agreed at the design visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Parking varies a lot across London, from permit zones to private bays, so let us know what’s near you at the measuring visit. If you live in a flat, any lift or building rules are worth checking too.

  1. You get in touch and let us know about the window, and whether a radiator sits beneath it.
  2. At the design visit we measure the window and the radiator, and plan a grille or open front so heat is not trapped.
  3. A written quote follows, covering the seat and the grille.
  4. In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
  5. The seat is fitted with the radiator grille in place, so the heat keeps moving.

Getting ready for fitting day

  • Keep pets in another room while we work
  • Empty the space we’ll be working in
  • Move anything in the hall or on the stairs out of the way

Ask for a quote

It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, especially with rough sizes. To share them, send us a few details through our contact form, and we’ll arrange a design visit.

How it’s made

Hand-painted finish

A hand-painted finish can be applied once the seat is in place. Marks can be touched in without much trouble. Like any new paint, it needs time to cure fully.

Birch plywood

Seats take weight every day, so they need to be strong. Birch plywood suits them, as it is strong and holds screws firmly. It suits the drawers below too.

Bespoke or off-the-shelf?

Ready-made benches are made in fixed widths and depths. Bespoke seats are made to the size of the space, so nothing is wasted, with drawers, a lift-up lid or a mix below. Standard units come with shelves and rails where the maker put them, rather than where you need them. Fitted furniture is laid out inside around your things.

We do not publish set prices, because every piece is designed for one room. We measure up, discuss the design and send a written quote, with the materials and finish set out. To start, use our contact form.

Window seats in Crystal Palace: local notes

Homes built before 1919 make up about 36% of the housing in the area around Crystal Palace, with about 25% built between 1973 and 1999, on the Valuation Office Agency’s council tax figures for 2025. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The National Heritage List records 19 entries within half a mile of the centre of Crystal Palace. Being near listed buildings does not make a home listed, and you can check any address on Historic England’s list. Red routes are run by TfL, with tight limits on where and when vehicles can stop. Where a home in Crystal Palace is on or beside a main road, it is useful to mention that during the design visit. Then we can work out where to load and unload.

Kingswood House, about 0.9 miles north-west, is one of the historic houses in the wider area. If your own home is a period one, the deep reveals of an older window can frame a seat neatly. For a family home near Crystal Palace School, a place for each person’s coat and shoes stops the hallway filling up. If your home is as old as some of the listed buildings nearby, such as Subway, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent.

Crystal Palace is about 8 miles east of Orpington, within the London Borough of Bromley. We work across all London boroughs and the City of London, and Crystal Palace is part of that. Across Bromley, we cover Crystal Palace and the places around it.

We cover every part of SE19, SE20 and SE26 for window seats. Whether you live on a street like Tudor Road, Colby Road and Church Road or on one nearby, we can visit to measure up for window seats. Nearby, we also make window seats in Anerley (1 mile south), Penge (1 mile south-east), Gipsy Hill (1 mile west), Upper Norwood (1 mile west) and Sydenham (1 mile north-east). Across the rest of Bromley, our area takes in Orpington (8 miles east), Bromley (4 miles east), Beckenham (2 miles south-east), St Mary Cray (8 miles east), Chislehurst (6 miles east) and Plaistow (3 miles east).

Flats, leases and landlords

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we’ve measured the way in.

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, and that’s best sorted before fitting day. We can’t give advice on leases.

What window seats cannot fix

Before you plan the job, it’s useful to know what we don’t do:

  • Any wiring, which needs an electrician
  • Fixing the window itself
  • Making the seat cushion, which is not our work

If you’re not sure what’s possible in your room, you can use our contact form and we will give you a straight answer. How it works.

What it is made from

Questions we are often asked

My home in Crystal Palace is a flat. How do you get the furniture in?

We measure the route in not just the room: the stairs, landings, lift and doors. Window seats are made at our workshop in sections sized to fit that route, then assembled in your flat. It’s useful to check any building rules and your lease before fitting day.

Can you fit furniture in a home close to Crystal Palace station?

Yes. We cover all of Bromley and the rest of London. To get started, you can drop us a line using the contact form with a few details about the room.

How is the furniture painted?

There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.

What happens when you come to measure?

We measure the room, check how level the walls and floors are and discuss the design with you. We will also ask about access and parking, and afterwards we send a quote in writing.

Will a window seat work below a sash window?

Yes. The seat is set below the cill so the window can still open and close. If there are working shutters, we leave room for them to fold back. We check all of this at the measuring visit.

Does fitted furniture need planning permission?

Not typically. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.
