Walk-in wardrobes in Derry Downs

About our walk-in wardrobes in Derry Downs

Some people want doors on everything; others like open shelves and rails. Doors keep dust off and give a calm look, and open rails make it quick to find things. We’ll go through the options during the design visit. If your home has storage for clothes that have outgrown the wardrobe and setting aside a corner of a large bedroom, walk-in wardrobes made from moisture-resistant MDF and strong birch plywood, with a painted finish can solve it.

If you live in one of the interwar houses or semis around Derry Downs, the third bedroom is often small, sitting over the stairs. That is where walk-in wardrobes earn their place, making a small room work as a dressing room, a guest room or both. Nothing is assumed: the room is measured wall by wall.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it is easier before the furniture is made.

Questions we are often asked

Can you fit furniture in a home close to St Mary Cray station?

Yes, homes across Bromley and the rest of London are within the area we cover. To get started, you can tell us about the room on our contact form with some details about the room, and let us know about parking and access at the same time.

Will a conservation area stop me having walk-in wardrobes fitted in Derry Downs?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Do I need to be in when you fit?

Someone needs to be there to let us in. You don’t need to watch us work.

Can you turn a small spare room into a dressing room?

Often, yes. We can line a small room with hanging, shelving and drawers, while leaving space to stand and turn. We’ll measure and plan it at the design visit.

How long will the walk-in wardrobe take to fit?

The time the fitting takes depends on the room and how much is fitted into it, and we confirm the fitting days in your quote. We’ll talk it through at the measuring visit.

Can you add sockets inside the units?

No. We’re carpenters, so electrical work is for your electrician. We can allow for cable routes in the design.

Walk-in wardrobes in Derry Downs: local notes

Homes built between 1945 and 1972 make up about 39% of the housing in the neighbourhood around Derry Downs, with about 30% built between 1919 and 1939, in the VOA’s 2025 council tax stock figures. We take that into account during the design visit, since older and newer walls take different fixings. The St Mary Cray Conservation Area is close by, within about a quarter of a mile of the centre of Derry Downs. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If in doubt, the council’s planning team can confirm. Around a third of the homes in the area around Derry Downs (about 30%) date from between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. Houses from that era often have a box room over the stairs, with a raised bulkhead in the floor, a good spot for fitted furniture built around the bulkhead.

If you live in a period home close to St Andrew's, a bedroom chimney breast and its alcoves often shape where walk-in wardrobes go. Living in a block of flats near St Mary Cray station? Then it helps to book the lift and tell the concierge before fitting day. Near listed buildings like Kevington Hall, less than half a mile north-east of the centre of Derry Downs, older homes may keep original joinery that walk-in wardrobes can be designed around. If your own home is listed, check with the council before fixing into original features.

What it’s made from

Doors and drawer fronts

We make doors in a style that suits the room, painted to match. You can mix doors with open storage.

Birch plywood

We use birch plywood where strength matters, which suits drawer boxes and shelves. Its layered edge can be shown or painted.

Fitting day, step by step

There isn’t much for you to do on fitting day. We need someone to let us in at the start, and the room should already be cleared, as agreed at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the room and how much is fitted into it, and your quote sets out the fitting days. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so pieces for a loft room are sized for the narrowest point. The main stairs in houses of that age are typically straighter. The pieces are joined and fixed once in place.

  1. You get in touch and describe the room.
  2. At the design visit we agree the layout and check how the units will reach the room. It helps to mention parking then, as much of London has controlled parking zones.
  3. We send a written quote.
  4. Everything is built in our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route in.
  5. The units are brought in, assembled and set level.

Before we arrive

Flat-pack or bespoke?

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That’s something we plan for in the design.

Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

Why bespoke in Derry Downs?

Choosing bespoke means a design visit, a quote, workshop time and fitting, as well as a bigger outlay. What you get is storage designed for what you own and the space you have. If a house has been extended or knocked through, the new walls and the old ones may not line up, which shows up against standard furniture. Built-in pieces are scribed to take up the difference.

Rooms that are not square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote, which we write after seeing the room.

Looking after your furniture

New paint needs time to cure fully, so treat it gently at first. After that, a few simple habits help:

  • Line up your electrician for any new lights
  • Know what you will keep before planning
  • Consider a mix of doors and open shelves
  • Let air move through the space

Where we have fitted adjustable shelves, you can move them to suit what you store. A seasonal tidy keeps it working well.

A new partition wall is building work, so it comes before us. We fit the furniture once the room is ready.
