Window Seats in East Barnet

Window seats in East Barnet: window seats for bays and under sash windows, with storage inside. We visit to measure and discuss the design, make the furniture in our workshop and fit it.

  • An empty bay that doesn’t get used
  • Looking for a reading spot by the window
  • A room with shutters and sashes that deserves a proper seat

Flats, conversions and leaseholders

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit, and we’ll plan the fitting around them.

If the property is let, we’ll need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

Window seats for homes in East Barnet

Cushions are not something we supply, so we agree the seat size with you and you can have one made to fit. That leaves the choice of fabric and style to you. We make the seat to suit the cushion you plan, with a suitable depth and height. We make window seats from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are a bay with no furniture that fits and a ready-made bench that doesn’t fit the bay.

A good part of the housing around East Barnet is interwar, semi-detached or detached. In a typical 1930s house, storage tends to hide in the bay, under the stairs and in the box room. Any meters or fuse boards that need to stay reachable are designed around.

The written quote is your record of the job. It sets out the window seat designed for your room, what it’s made from and how it is finished, and the workshop works from it.

Fitting day, step by step

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly, then checked again. How long fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. Some interwar and suburban streets have driveways, which can make unloading easier, so it is worth mentioning during the design visit. Otherwise, a visitor permit or a nearby bay helps. Doorways, stairs and floors are covered on the way in.

  1. It starts when you get in touch about a window seat. Say how you’d like to use it, if you know.
  2. At the design visit, we look at the window, the radiator and what you need.
  3. A written quote follows, with the fitting days agreed. Read it through and ask if anything is unclear.
  4. We make the seat, the lids or drawers and any grille in our workshop.
  5. The seat is fitted and set level, ready for a cushion, with the lids or drawers checked with you.

Fitted storage in East Barnet

Homes built between 1919 and 1939 make up about 54% of the housing in the streets around East Barnet, with about 14% built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of East Barnet, Historic England’s list includes Parish Church of St Mary the Virgin (Grade II*), less than half a mile north-east, and Water Tower at Church Farm School (Grade II), less than half a mile north. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can require listed building consent. An early word with the council’s conservation officer is the best first step. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If your street in East Barnet joins a main road, it is worth telling us at the design visit. We’ll plan where the van can stop.

For families living near Church Hill School, deep drawers suit the bulky things families collect, from scooters to swimming kit. If you live near Oak Hill Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. If you live in a flat close to Oakleigh Park station, the lift, the stair turns and the front door all set the largest piece that can come in.

What window seats can’t fix

Damp treatment and building work are for other specialists, so these points are worth knowing:

  • Any wiring, which needs an electrician
  • Fixing the window itself
  • Seat cushions, which you source separately

If in doubt, you can drop us a line using the contact form and describe the room before you arrange a visit. How a job runs, step by step.

Questions we are often asked

Can you fit furniture in a home close to Oakleigh Park station?

Yes, homes across Barnet and the rest of London are within the area we cover. You can use our contact form to arrange a design visit, and let us know about parking and access at the same time.

Is East Barnet in the area you cover for window seats?

Yes, we work across Barnet, East Barnet included, and across the rest of London. To get started, you can tell us about the room on our contact form with a few details.

Does someone need to be home during the fitting?

Someone needs to let us in. It’s good to have someone there at the end to look over the work with us.

What happens at the measuring visit?

We measure the room, check how level the walls and floors are and discuss the design with you. Access and parking are worth talking about too, and afterwards we send a quote in writing.

Do photos help?

Yes. Pictures help us understand the room before the design visit. It helps to show radiators, sockets and anything else on the wall.

Do you work on Saturdays?

Yes, Saturdays are possible by arrangement. Just mention it when you get in touch, and we will see what we can do.

What affects the price in East Barnet

The price reflects the time and materials the job needs. That depends on:

  • The internal fittings
  • How easy it is to get the furniture into the room
  • Where a van can park, like a permit bay or a bay suspension
  • How square the room is

Because every job is different, the cost is set out in a written quote after the visit. Bigger pieces use more board and take longer to make and fit, so size is the starting point. Doors, drawers, internal fittings and the finish make up most of the rest.

What to send when you get in touch

The more you can tell us at the start, the better the design visit goes. When you contact us, it helps to send:

  • How you want to use the space
  • Whether it’s a house or a flat, and if there are stairs or a lift
  • The postcode, so we can plan the visit
  • Rough measurements: width, height and depth

If you already have something in mind, tell us; if you don’t, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To arrange a visit, send us a few details through our contact form.

DIY, flat-pack or bespoke

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job.

Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.
