Window seats for homes in Southgate

A radiator under the window is common, and a seat has to work with it. Over a radiator, the seat needs a grille or open front so warmth can reach the room. The front of the seat includes a grille, with space left around the radiator. We’ll look at your radiator during the design visit in Southgate. If your home has nowhere to keep blankets, toys or books and a bay window that’s hard to furnish, that’s what window seats are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Landings in houses from between the wars are often roomier than in a Victorian terrace, which can hold fitted storage for linen and spare bedding. If yours is one of the interwar houses, semis or detached homes that make up much of the housing around Southgate, it’s worth looking up as well as down. Any boiler or hot water cylinder keeps the access and ventilation its maker asks for.

Everything we agree during the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If something isn’t quite right, tell us before anything is made.

Fitted storage in Southgate

Homes built between 1919 and 1939 make up about 59% of the housing in the area around Southgate, with about 16% built before 1919, on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. There’s a conservation area within about a quarter of a mile of the centre of Southgate, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If in doubt, the council’s planning team can confirm. More than half of the homes in the streets around Southgate (about 59%) date from between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). Bay windows are a feature of many interwar houses, and they suit a seat with storage below.

For a family home near Ashmole Primary School, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. For an older house near Christ Church Southgate Parish Church, the deep reveals of an older window can frame a seat neatly.

Southgate is part of the London Borough of Barnet, about 3 miles south-west of Finchley. Wherever you are in Southgate, it works the same way: we visit and measure, send a written quote, make the furniture in our workshop and fit it. We list Southgate among 41 places we cover in Barnet.

Design visits and fitting in N14, N11, N21 and N13 work the same way as everywhere else we cover. Our area takes in homes on streets such as High Street, Station Road and Blagden's Close, whether you want window seats or another piece made for the room. Main roads around Southgate include the A111 and A1004. If your home is on one of them, tell us during the design visit, as some main roads have strict stopping rules. Other places close to Southgate include Osidge (1 mile north-west), Brunswick Park (1 mile west), Arnos Grove (1 mile south), New Southgate (1 mile south) and Oakwood (1 mile north). Other parts of Barnet we cover include Finchley (3 miles south-west), Barnet (3 miles north-west), Burnt Oak (6 miles west), East Finchley (3 miles south-west), Hendon (5 miles south-west) and Whetstone (2 miles west).

What prompts window seats in Southgate

The radiator beneath a window can make it tricky to put furniture there. A built-in seat with a grille lets the heat out while making the space useful. It solves the problem of what to do with the space.

If any of these sound familiar, it’s worth getting in touch:

  • A child’s room that needs storage and seating
  • Nowhere to keep blankets, toys or books
  • A recess under the window doing nothing
  • No comfortable place to sit in the light

If you live in a flat close to New Southgate station, the route in is measured not just the room, and the sections are sized to fit it.

Choosing a carpenter

  • Whether they measure the room themselves
  • How doors and drawers are fitted
  • Where they’ll park and unload
  • How they handle walls that are not straight

When you need someone else

Some parts of a job need another trade, such as an electrician, a plumber or a Gas Safe registered engineer. Here is what to bear in mind:

  • Electrical work around the seat
  • Moving or replacing a radiator, which is for your plumber
  • Fixing the window itself

If in doubt, you can send us a few details through our contact form and describe the room. How it works.

Boards, parts and finishes

  • Birch plywood
  • Spray-painted finish
  • Hand-painted finish
  • Radiator grilles
  • Lift-up lids or drawers
  • Moisture-resistant MDF

Your questions about window seats in Southgate

Is Southgate in the area you cover for window seats?

Yes. We cover all of Barnet and the rest of London, and Southgate is part of that. The first step is a design visit, where we measure and talk through the design, and then we send a quote.

Will a conservation area stop me having window seats fitted in Southgate?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

How long is the fitting for a window seat?

How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. The seat is built in our workshop first, so the time in your home is spent fitting. We keep the room as tidy as we can while we work.

My walls are not straight. Is that a problem?

It’s something we deal with all the time. The furniture is scribed to follow the walls and levelled on feet or a plinth.

Can you fit a window seat under a sash window?

Yes. Sash windows are a natural place for a seat in many period homes. We measure the cill, the window and any shutters, so the seat fits without getting in the way of the window. We do not repair sashes or cills.

Can I send photos before the visit?

Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space, particularly with rough measurements. To send them, fill in our short enquiry form.

From workshop to your room

At the end, we tidy up and take up the floor coverings. Before we go, we look over the finished furniture with you and answer any questions. How long the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. Fitting day means carrying in the sections, joining them and fitting them to the walls. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturdays can be arranged.

  1. To begin, message us from the contact page; a brief note on the bay or sash window is enough.
  2. At the design visit we measure the window and the radiator, and plan a grille or open front so heat is not trapped.
  3. Your written quote sets out the seat, the grille, the materials and the finish.
  4. In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
  5. We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.

Getting ready for fitting day

  • Arrange any electrical changes with your electrician in advance
  • Mention any parking restrictions on your street
  • Check the building’s rules for trades and lift bookings

Getting a quote

If you already have something in mind, tell us; if you don’t, that’s fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To arrange a visit, fill in our short enquiry form.

Advice

Looking after your furniture

A little care keeps the finish looking good. These practical tips help:

  • Tell us about parking during the design visit
  • Check the shutters so the seat can leave room for them
  • Let us know about the radiator before we visit
  • Consider adding shelving around the seat

Condensation can form on windows in cold weather, so wipe the cill and the back of the seat if it gets wet. Opening the window for a while helps. If anything isn’t right with the seat, message us from the contact page and we will talk it through.

Open and close lids with care, rather than letting them drop. It keeps the hinges and edges in good order. Do not overfill drawers, as heavy loads strain the runners.

How it’s made

Lift-up lids

Lids can be made in one piece or in sections. Smaller lids are easier to open. The design visit is where we agree the layout.

Hand-painted finish

Hand painting can be done on site once the seat is in. Small marks are simple to touch in later. It suits a seat that sees daily use.
