Window seats in Forest Hill
What window seats can’t fix
Some parts of a job need another trade, from an electrician to a plumber or an engineer on the Gas Safe Register. Here’s what to know:
- Plastering and decorating around the seat
- New sockets or lights near the window, which are for your electrician
- Seat cushions, which you source separately
If in doubt, you can fill in our short enquiry form and describe the room before you arrange a visit. How a job runs, step by step.
What goes into it
- Hand-painted finish
- Moisture-resistant MDF
- Radiator grilles
- Birch plywood
- Spray-painted finish
- Lift-up lids or drawers
How we make window seats for Forest Hill
A window seat can be part of a larger piece of furniture. Shelving on each side, with the seat in the middle, makes a natural reading spot. The seat and the units around it are designed as one, so the whole wall looks considered. It’s worth talking through during the design visit in Forest Hill. We make window seats from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are toys spread across a bedroom floor and off-the-shelf pieces that never quite fit the window.
A solid brick outside wall in an older house can be cold and sometimes damp, so storage against it is designed with ventilation behind. A large share of the homes around Forest Hill date from then. Any damp is dealt with before storage goes in.
The quote comes in writing, so you can read it at your own pace and share it with anyone else involved. It records the design, the materials and the finish we discussed.

Fitted storage in Forest Hill
In the neighbourhood around Forest Hill, the largest groups of homes date from before 1919 (about 57%) and between 1945 and 1972 (about 17%), based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. The centre of Forest Hill is within about a quarter of a mile of the Forest Hill Conservation Area. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. If in doubt, the council’s planning team can confirm. On TfL’s red routes, the rules on stopping and loading are strict. Where a home in Forest Hill is on or beside a main road, it’s useful to mention that at the design visit. We can then plan where the van will stop.
For families living near Fairlawn Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit. If your home is as old as some of the listed buildings nearby, such as Fairlawn School, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. If you live near Peckham Rye, window seats can be designed to hold outdoor kit, from walking boots to picnic things.

Your questions about window seats in Forest Hill
Is Forest Hill in the area you cover for window seats?
Yes. Forest Hill is one of the places we work, along with the rest of Lewisham and London. You can message us from the contact page to arrange a design visit.
Can you fit furniture in a home close to Honor Oak Park station?
Yes, homes across Lewisham and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit, and let us know about parking and access at the same time.
Does someone need to be home during the fitting?
We need someone to let us in. It is good to have someone there at the end to look over the work with us.
What if the wall is cold or damp?
An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. If there is damp, it should be sorted before anything is fitted.
Do you move sockets or add lighting?
No. Any new wiring, sockets or lights need an electrician. We’ll design around them.
What happens when you come to measure?
We measure the room, check how level the walls and floors are and go through the design with you. Access and parking are worth talking about too, and afterwards we send a quote in writing.
Fitting day, step by step
With the carcasses fixed and level, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly. The time the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. Terraced streets in London are often lined with parked cars, so details of permits, bays and any loading restrictions help. Unloading is kept short, with sections taken straight inside. Saturdays are possible by arrangement.
- First we hear about your bay or window and what you’d like, with a note of any radiator or shutters.
- We measure the window, the cill and any radiator or shutters.
- We agree the seat, the storage and the finish, and send a written quote.
- The seat is built in our workshop and painted in your colour.
- We fit it in your home and check every lid and drawer with you.
Preparing the room
- Move furniture and belongings away from the wall
- Keep pets out of the room and the hallway
- Let us know where the boiler and meters are
Getting a quote
Because every job is different, the cost is set out in a written quote after the visit. Because every room is different, the quote comes after the design visit. For a quote, use our contact form.

What it costs
Prices vary from room to room, for these reasons:
- The internal fittings
- Parking near your home
- The finish: spray painted or hand painted
- How easy it is to get the furniture into the room
In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It helps to talk about parking at the design visit, so it can be planned.
Helping us understand the room
You don’t need exact measurements or a plan. It’s enough to send:
- What you’d like to store or use the space for
- Pictures showing the full wall, from floor to ceiling
- Where you live, with the postcode
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
A quote begins with a few details from you: the room, rough measurements and some pictures if you have them. When you are ready, send us a few details through our contact form. We will then arrange a design visit and follow it with a quote in writing.

Boards, parts and paint
Hand-painted finish
Hand painting gives a slightly softer look than spraying. It can be applied on site, in a colour agreed with you. It can match the woodwork around the window.
Moisture-resistant MDF
MDF can be cut cleanly, which suits the angled panels of a bay and the pattern of a grille. The grade we use is moisture-resistant and paints well. It forms most of the visible parts.
Flats, leases and landlords
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t give advice on leases.
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them during the design visit.
