St Johns Window Seats

Thinking about window seats in St Johns? It starts with a design visit to measure and talk through ideas, then a quote in writing.

  • A bay window that’s hard to furnish
  • A ready-made bench that does not fit the bay
  • Wanting new furniture to sit well in an older room

Need window seats in St Johns?

What it costs

What it costs comes down to the materials and the time involved. The main factors are:

  • Spray painting or hand painting
  • Stairs, lifts and the route to the room
  • The internal fittings
  • The number of doors and drawers

The price comes in a written quote, worked out from the measurements and the design you choose. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Getting in touch

To give us a picture of the room, it helps to include:

  • What you’d like to store or use the space for
  • Rough sizes: width, height and depth
  • Your postcode and the borough
  • Examples of the look you are after

To get a quote, tell us about the room on our contact form and tell us which room you have in mind. From there, we arrange a design visit to measure up and talk through your ideas, and send you a quote in writing afterwards.

Window seats in St Johns

Some window seats are built in with shelves or cupboards around them. Bookshelves either side of a window, with a seat between, make a quiet place to read. We design the seat and the surrounding units together, so the lines and the finish match. It is worth talking through during the design visit in St Johns. People usually come to us about needing more storage in the room and a sash window with space beneath it going to waste, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Where housing is mixed, as in much of London, floors, walls and ceilings vary from one home to the next. Window seats are scribed and levelled on site, so they look straight even where the room is not. The finish, spray-painted or hand-painted, is agreed with you.

The written quote is your record of the job. It sets out the window seat designed for your room, its materials and its finish, and the workshop works from it.

Fitted storage in St Johns

About 36% of the homes in the area around St Johns went up before 1919, and about 32% since 2000, going by the Valuation Office Agency’s 2025 council tax figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. 13 conservation areas have at least part of their area within a mile of central St Johns. England has around 10,000 in all, and their controls are mainly about the outside of buildings. About 20% of households in the streets around St Johns live in flats in converted or shared houses, according to Census 2021. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. A lease can require consent for alterations, so it is worth checking yours first.

For an older house near Church of St John, the deep reveals of an older window can frame a seat neatly. If you live near Brookmill Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things. Queen's House, about 1.1 miles north-east, is one of the historic houses in the wider area. For a period home anywhere nearby, a bay or a sash window is a natural place for a window seat.

Questions we are often asked

Can you fit furniture in a home close to St Johns station?

Yes, homes across Lewisham and the rest of London are within the area we cover. To get started, you can tell us about the room on our contact form with some details about the room.

Does a conservation area in or near St Johns affect fitted furniture?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Can you fit a window seat under a sash window?

Yes. Seats suit sash windows in many older homes. We measure the cill, the window and any shutters, so the seat sits neatly and the window still works. We don’t repair sashes or cills.

What happens during the design visit?

It’s a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

How long will the window seat fitting take?

How long fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. The seat is made in our workshop first, so the time in your home is spent fitting. We keep the room as tidy as we can while we work.

Can you fit furniture to uneven walls?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

Flats, conversions and lettings

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it.

Landlords furnishing a let use fitted furniture too. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.

Is bespoke worth it?

Ready-made benches are made in fixed widths and depths. Bespoke seats are made to the size of the space, so nothing is wasted, with drawers, a lift-up lid or a mix below. Standard widths and heights seldom suit an actual room, which leaves gaps at the sides and wasted space on top. Fitted furniture is made to the room.

Rooms that aren’t square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote.

How it is made

Lift-up lids

A lift-up lid gives access to the full depth of the seat. It suits blankets, toys and things you don’t need every day. We make the lid to open and close cleanly.

Birch plywood

Its layered build gives birch plywood its strength. It goes into the frame, the seat top and the drawers, and its edge can be left visible or painted.

How fitting day works

Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. At the end, we tidy up and go over the work with you. How long the fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. For a flat, building rules and lift booking are worth checking early; if you live in a house, let us know about steps, paths and parking. We plan the details of the day at the measuring visit. Saturday fitting is possible by prior arrangement.

  1. You get in touch about a window seat.
  2. At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
  3. A written quote follows, with the finish written in.
  4. The seat is made in our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Fresh paint takes a while to cure, so go gently with the seat and lids at first.

Preparing the room

  • Tell us about parking near your home
  • Point out meters, boilers and fuse boards near the furniture
  • Clear the hallway and stairs so the sections can come through

How to get a quote

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a quote in writing for you to look over. To book one, use our contact form.
