How we make window seats for Honor Oak
We make each window seat in our workshop from moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits a seat that takes weight every day, and MDF gives the fronts and panels a smooth surface for paint. It’s then spray-painted or hand-painted and fitted in your home in Honor Oak. If your home has nowhere to keep blankets, toys or books and a radiator under the window getting in the way, window seats made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
Where original shutters, doors or panelling survive, they’re worth designing around. Around Honor Oak, where homes from before 1919 make up a large share, new storage can be made to sit beside them rather than replace them. Panel details can be drawn to suit the house. If your home is listed, check with the council before fixing into original joinery.
After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish, so you know exactly what you are getting.

Window seats for homes in Honor Oak
About 54% of the homes in the neighbourhood around Honor Oak went up before 1919, and about 17% between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Entries on the National Heritage List near the centre of Honor Oak include Church of St Augustine (Grade II), under half a mile east, and Woodville Hall (Grade II), less than half a mile south-west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can require listed building consent. Check with the council’s conservation officer first. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. In Honor Oak, a van will usually need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. Parking is worth mentioning during the design visit, and we’ll plan around it.
If you live near Peckham Rye, window seats can be designed to hold outdoor kit, from walking boots to picnic things. For a flat near Honor Oak Park station, the lift, the stair turns and the front door all set the largest piece that can come in. If your children go to St Francesca Cabrini Primary School or a school nearby, a place for each person’s coat and shoes stops the hallway filling up.

Questions from Honor Oak
Do you make window seats for homes in Honor Oak?
Yes. We cover all of Southwark and the rest of London, and Honor Oak is part of that. We start with a design visit to measure the room and talk through what you need, and then we send a quote.
Can you fit window seats to the uneven walls of an older house in Honor Oak?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Is it possible to have a window seat above a radiator?
Yes. A radiator under the window is common, and the seat is designed to work with it. The front includes a grille so the radiator keeps working. Storage above a radiator stays warm, so it suits things that do not mind that.
How much does a window seat cost?
There’s no price list: each design is priced in writing after we’ve seen the space. The size of the window, the storage and the finish all shape the price. To get a quote, message us from the contact page and we’ll arrange a design visit.
Do you work on Saturdays?
Yes, by arrangement. Tell us when you contact us if a Saturday suits you best.
Is the furniture spray painted or hand painted?
There are two ways to finish it: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Flats, blocks and rented homes
If the property is let, we’ll need access agreed with the tenants. An agent can arrange access for you.
If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We can’t advise on your lease.
From workshop to your room
With the carcasses fixed and level, we hang any doors and fit any drawers or lids. We adjust each one so the gaps line up and it closes cleanly, and then we check it all again. How long fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Parking on terraced streets can be tight, particularly in a controlled parking zone, so details of permits, bays and any loading restrictions help. The van is unloaded quickly, with the sections carried straight in. Saturdays are possible by arrangement.
- First you tell us about the bay or window where you’d like a seat, including any radiator under it.
- At the design visit we measure the bay or recess and check the radiator, cill and any shutters. We also talk about lift-up lids or drawers.
- You receive a written quote for the seat we have discussed.
- Your window seat is built in our workshop, shaped to the window. We use moisture-resistant MDF and birch plywood.
- We fit it in your home, scribed to the walls and the floor.
Preparing the room
- Leave a clear route from the front door to the room
- Keep pets out of the room and the hallway
- Mention any parking restrictions on your street
Getting a quote
If you already have something in mind, tell us; if you don’t, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To start, fill in our short enquiry form.
Advice
Looking after your furniture
New paint needs time to cure fully, so go gently with it for a while. After that, a few simple habits help:
- Plan the cushion early so the seat suits it
- Consider how often you’ll reach for what’s stored
- Consider adding shelving around the seat
- Note the position of any radiator and its pipes
Before we leave, we check every lid and drawer with you. If there’s a radiator grille, we make sure the radiator is clear and the grille is in place. That way, everything works as planned.
Every so often, look at the hinges and any handles. A loose screw is easy to tighten before it works loose. If a lid or drawer starts to catch, use our contact form and describe what’s happening.
What window seats can’t fix
We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. There are a few other points to bear in mind:
- Plumbing work on the radiator under the window
- Fixing the window itself
- Painting the walls of the bay
Not sure whether your space suits window seats? You can use our contact form and we will tell you. Our process from visit to fitting.
What it is made from
- Birch plywood
- Lift-up lids or drawers
- Moisture-resistant MDF
- Spray-painted finish
- Hand-painted finish
- Radiator grilles
What affects the cost of window seats
What you pay depends on:
- Access to the room, like stairs, lifts and narrow halls
- The internal fittings
- The width and height of the space
- How many doors and drawers there are
Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it.
Before the design visit
A few details help us understand the job before we visit. When you get in touch, it helps to send:
- Photos of the whole wall or room, including the floor and ceiling
- The type of home and how the room is reached
- Examples of the look you’re after
- Rough measurements: width, height and depth
Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, then send a written quote. Your quote is written for your room once we’ve visited and measured. To book a design visit, tell us about the room on our contact form.
