How we price window seats

The price reflects the time and materials the job needs. That depends on:

  • Doors and drawers, and how many
  • How easy it is to get the furniture into the room
  • How big the furniture is
  • Parking near your home

The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

Before the design visit

When you contact us, these help most:

  • Rough measurements: width, height and depth
  • Pictures showing the full wall, from floor to ceiling
  • Whether it is a house or a flat, and if there are stairs or a lift
  • Examples of the look you are after

To get a quote, tell us about the room on our contact form and tell us a little about the room and roughly what you’d like. From there, we arrange a design visit to measure up and talk through your ideas, and a written quote follows.

Window seats for homes in Friern Barnet

Window seats work in bedrooms and children’s rooms as well as living rooms. With deep drawers or a lift-up lid, it becomes useful storage as well as a place to sit. Drawers can be easier than a lid for children to use. Whatever the room, the process for a home in Friern Barnet is the same. If you are living with looking for a reading spot by the window and a bay with no furniture that fits, window seats made from moisture-resistant MDF and strong birch plywood, with a painted finish can solve it.

Whether your home in Friern Barnet is a period house, an interwar semi, a post-war flat or a newer build, there’s usually a space that could work harder. Fitted storage can make it useful, with drawers, shelves, hanging or a seat depending on the space. Walls could be brick, lath and plaster, block or plasterboard, so we check before choosing fixings.

The written quote is your record of the job. It sets out the window seat designed for your room, its materials and its finish, and it’s what the workshop builds to.

Your questions about window seats in Friern Barnet

Can parking be tricky on fitting day in Friern Barnet?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit, and we’ll plan around it.

Is Friern Barnet in the area you cover for window seats?

Yes, we work across Barnet, Friern Barnet included, and across the rest of London. To get started, you can fill in our short enquiry form with a few details.

Should I send photos?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough sizes. To send them, use our contact form.

Do you work on Saturdays?

Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.

What is a window seat made from?

Our window seats are made from moisture-resistant MDF and birch plywood, then painted. Next to a window, the moisture-resistant grade is a sensible choice. The materials and finish are agreed in your quote.

How much does a window seat cost?

Your quote is written for your room once we’ve visited and measured. It depends on the size and shape of the window, the storage you want and the finish. To get a quote, get in touch through our contact form and we will arrange a design visit.

Fitted storage in Friern Barnet

Homes built between 1973 and 1999 make up about 28% of the housing in the area around Friern Barnet, with about 27% built before 1919, according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Entries on the National Heritage List near the centre of Friern Barnet include Church of St John the Evangelist (Grade II*), under half a mile north-west, and Garden House of Friern Hospital (Grade II), less than half a mile east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. The council’s conservation officer is the person to ask before work starts. About 25% of homes in the area around Friern Barnet date from between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Many houses of that era have bay windows, natural places for a window seat.

If you live near Friary Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. Living in a block of flats near New Southgate station? Then window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Made for the room, or bought in a box?

Off-the-shelf benches aren’t designed to sit over a radiator. Put in front of one, they can trap the heat. We design a grille into the seat so the radiator keeps working. Walls and floors are seldom perfectly flat in any home, and standalone units show it with gaps and wobbles. Fitted furniture is scribed and levelled on site.

We quote each job for the room it’s going into, after the design visit. A larger piece means more material and more time. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Is it time for window seats?

Some people want a reading spot. A seat by the window, with books nearby, makes a natural reading corner. It quickly becomes a favourite place to sit.

If you recognise any of these, it is worth talking to us:

  • Toys spread across a bedroom floor
  • A bay window that’s hard to furnish
  • Nowhere to keep blankets, toys or books
  • A ready-made bench that does not fit the bay

If your children go to Holly Park Primary School or a school nearby, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.

What to check before you book

  • How the furniture will be finished, and where
  • Do they scribe the furniture to the walls?
  • Whether the route into your home has been checked
  • Real projects you can actually look at

Our checklist for choosing a carpenter

From workshop to your room

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. On fitting day, we cut and scribe the furniture around these details. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. If you live in a block, check any rules on lifts, deliveries and working hours; if you live in a house, let us know about steps, paths and parking. Either way, the day is planned during the design visit. Saturdays can be arranged.

  1. It starts when you contact us with some details about the window.
  2. We come to measure and plan the seat, the storage and any radiator grille with you. We also talk about lift-up lids or drawers.
  3. We send a quote in writing setting out the design, materials and finish, for you to look over.
  4. We make the seat, the lids or drawers and any grille in our workshop.
  5. We bring it to your home, fit it and leave it ready to use.

Before we arrive

  • Let us know where the boiler and meters are
  • Check the building’s rules for trades and lift bookings
  • Clear the area where the furniture is going

Ask for a quote

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and discuss the design with you. Afterwards, we send a quote in writing for you to look over. To arrange the visit, tell us about the room on our contact form.

Caring for painted furniture

Fitted furniture is part of the room, so it’s worth looking after. Here are a few tips worth knowing:

  • Think about the cushion you’d like and who will make it
  • Bring paint colours you like to the design visit
  • Note the position of any radiator and its pipes
  • Clear the bay or window area before the design visit

We open each lid and drawer with you before we go. Any grille is checked so the radiator can still warm the room. That way, everything works as planned.

Keep the radiator grille clear so the heat can reach the room. Keeping it clear helps the radiator work as it should. Storage over a radiator stays warm, so it is best for things that don’t mind it.
