Grahame Park Window Seats

Window seats for your home in Grahame Park: window seats for bays and under sash windows, with storage inside. We visit to measure and talk through the design, make the furniture in our workshop and fit it.

  • Wanting new furniture to sit well in an older room
  • A radiator under the window getting in the way
  • No comfortable place to sit in the light

Window seats in Grahame Park

Window seats for homes in Grahame Park

Each window seat is built in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits a seat that takes weight every day, while MDF takes paint well for the fronts and panels. It’s then spray-painted or hand-painted and fitted in your home in Grahame Park. We make window seats from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are wanting a quiet place to read and a ready-made bench that doesn’t fit the bay.

A large number of homes around Grahame Park date from 2000 onwards, and in London many homes of that age are flats in newer developments. Boilers, cylinders and consumer units often sit in a hall cupboard, and any new storage keeps their access and ventilation. Shallow cupboards suit narrow halls, so the hallway still feels open.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

When is bespoke worth it?

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, where scribing and fixings that suit the wall are important.

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.

Practical tips

Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:

  • Decide if the seat is part of a larger piece
  • Note whether your window has working shutters
  • Tell us about parking at the measuring visit
  • Plan the cushion early so the seat suits it

Before we leave, we check every lid and drawer with you. If there’s a radiator grille, we make sure the radiator is clear and the grille is in place. You’ll know it all works as it should.

Check now and then that hinges and handles are tight. A loose screw is easy to tighten before it works loose. If something stops working smoothly, use our contact form and tell us.

Common questions about window seats

I live near Mill Hill Broadway station. Is that in your area?

Yes, homes across Barnet and the rest of London are within the area we cover. You can fill in our short enquiry form to arrange a design visit, and tell us about parking and access at the same time.

How do you fit window seats in a flat in Grahame Park?

At the design visit, we measure the way in not just the room. Window seats are built in our workshop in sections sized to fit that route, then assembled in your flat. It’s useful to check any building rules and your lease before fitting day.

What if the wall is cold or damp?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.

Do pictures help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough measurements. To send them, use our contact form.

My walls are not straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

How much does a window seat cost?

Your quote is written for your room once we’ve visited and measured. The size of the window, the storage and the finish all shape the price. To get a quote, get in touch through our contact form and we’ll arrange a design visit.

Flats, conversions and lettings

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through.

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so tell us about it at the design visit.

Window seats for homes in Grahame Park

About 54% of the homes in the area around Grahame Park went up since 2000, and about 20% between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. There are 8 entries on the National Heritage List within half a mile of the centre of Grahame Park. You can check whether a particular building is listed on Historic England’s list. Newer homes are more common around Grahame Park than across Barnet: about 54% date from 2000 onwards, against about 19%, in the VOA’s 2025 council tax stock figures. That makes plasterboard stud walls and compact rooms more likely, which shapes the fixings and sizes.

If you live near Sunny Hill Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. If your home is one of the older houses near St Augustine Grahame Park, a bay or a sash window is a natural place for a window seat. If you live in a flat close to Mill Hill Broadway station, window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

What it costs

Not every room costs the same, and it comes down to:

  • Stairs, lifts and the route to the room
  • Whether you choose a spray or hand-painted finish
  • The overall size of the piece
  • What goes inside: rails, shelves, drawers and dividers

There’s no price list, because every piece is designed for one room. Instead, we measure, discuss the design and then quote in writing. To start, get in touch through our contact form.

What we need to know

The more you can tell us at the start, the better the design visit goes. It’s useful to include:

  • Anything fixed to the wall that the furniture needs to work around
  • What you’d like to store or use the space for
  • Rough sizes: width, height and depth
  • Pictures of the whole wall or room, including the floor and ceiling

Rough measurements are fine at the start. Everything is measured properly when we visit. To get started, tell us about the room on our contact form with some details about the room. You receive a quote in writing after the visit.

Fitting day, step by step

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so fitting day is about putting it in place carefully and leaving everything tidy. The time the fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. Parking at newer developments can be restricted, with private bays or loading areas, so it’s useful to let us know during the design visit. On fitting day, the sections are carried in, assembled and fixed. Saturday fitting is possible by prior arrangement.

  1. You get in touch and let us know about the window, and whether a radiator sits beneath it.
  2. At the design visit we measure the window and the radiator, and plan a grille or open front so heat isn’t trapped.
  3. A written quote follows, covering the seat and the grille.
  4. We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
  5. The seat is fitted with the radiator grille in place, so the heat keeps moving.

Before fitting day

  • Let us know about parking near your home
  • Leave a clear route from the front door to the room
  • Move furniture and belongings away from the wall

How to get a quote

Photos help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space. To share them, message us from the contact page, and we will arrange a design visit.
