Window seats for homes in Holland Park
Cushions are not something we supply, so we agree the seat size with you and you can have one made to fit. You can then choose the fabric and style yourself. We plan the depth and height so the seat is comfortable with a cushion on it. If your home has a period room that needs furniture to suit it and a nursery or bedroom short of storage, window seats made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.
Original features like shutters, cupboard doors and panelling are worth keeping where they survive. With a large share of the homes around Holland Park built before 1919, new storage can be made to sit beside them rather than replace them. Door styles can be chosen to suit the age of the house, and painted to match. If your home is listed, check with the council before fixing into original joinery.
We write quotes in plain English, without jargon. You will see what will be made, the boards used and the finish.

Flats, conversions and leaseholders
For a rented home, access for the design visit and fitting day has to be agreed with the tenants. An agent can arrange access for you, and the written quote can go to whoever needs it.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Tell us about them during the design visit.
Is bespoke worth it?
Off-the-shelf benches are made for straight walls and square corners, and bay windows rarely offer either. In a bay, a standard bench leaves awkward gaps. A seat made for the window follows every angle. It’s a bigger investment, and the gain is a seat that fits the space. Tall standalone furniture needs fixing back to the wall so it can’t tip, and older walls of brick or lath and plaster make that harder than it looks. With fitted pieces, the fixings are planned for the wall from the start.
There is no price list, because each job is designed for a single room. Instead, we measure, go through the design and then quote in writing, naming the materials and finish. To arrange a design visit, fill in our short enquiry form.

FAQs: window seats in Holland Park
Is Holland Park in the area you cover for window seats?
Yes. Holland Park is one of the places we work, along with the rest of Kensington and Chelsea and London. To get started, you can message us from the contact page with a few details.
I live in a flat in Holland Park. How will the furniture get up the stairs?
We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.
Does fitted furniture need planning permission?
Not usually. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.
What do you do at the measuring visit?
We measure the room, check how level the walls and floors are and go through the design with you. We’ll also ask about access and parking.
What if the wall is cold or damp?
It needs a little planning: leaving ventilation behind and inside helps stop condensation. Damp treatment isn’t something we do, so any damp needs sorting first.
Can you build a seat beneath sash windows?
Yes. We set the seat below the cill, so the sash still works. If there are working shutters, we leave room for them to fold back. These details are measured when we visit.
The problems window seats solve
For a child’s room, a seat under the window adds storage and a cosy spot. Drawers keep toys within easy reach. It also keeps the floor clear.
Common reasons to get in touch include:
- Looking for a reading spot by the window
- Off-the-shelf pieces that never quite fit the window
- Toys spread across a bedroom floor
- A bay with no furniture that fits
For a family home near Holland Park School, deep drawers suit the bulky things families collect, from scooters to swimming kit.
Questions to ask before you hire anyone
- Have they measured the stairs, lift and doorways?
- Is it spray painted or hand painted?
- Which materials they’ll use, named in the quote
- Whether they can show you real projects they’ve done
What happens on fitting day
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. In houses converted into flats, the route in may include a shared hall and stairs, so it helps to let neighbours know about fitting day. Each section is sized for the tightest door or turn. Saturdays can be arranged.
- You get in touch with a few details about the window. Say how you’d like to use it, if you know.
- At the design visit, we look at the window, the radiator and what you need.
- Your quote sets out the design, the materials and the finish. Read it through and ask if anything is unclear.
- Your window seat is made in our workshop, shaped to the window.
- The seat is fitted and set level, ready for a cushion.
Preparing the room
- Empty the space we will be working in
- Leave a clear route from the front door to the room
- Make sure pets are kept safely away
Ask for a quote
If you know what you want, say so; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote that follows sets it out. To arrange a visit, get in touch through our contact form.

Fitted storage in Holland Park
Homes built before 1919 make up about 69% of the housing in the streets around Holland Park, with about 11% built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Holland Park is partly covered by the Holland Park Conservation Area, according to Historic England’s records. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. If in doubt, the council’s planning team can confirm. More than half of the homes in the streets around Holland Park (about 69%) were built before 1919, in the VOA’s 2025 council tax stock figures. Bays and sash windows in period houses suit a seat with drawers or a lift-up lid.
Leighton House, about 0.4 miles south, is one of the historic houses in the wider area. If your own home is a period one, window seats can be scribed to follow a bay that’s rarely square. For an older house near Church of St George, a bay or a sash window is a natural place for a window seat.
Holland Park is about 1 mile south of Kensington, part of the Royal Borough of Kensington and Chelsea. Whether your home in Holland Park is a terraced house, a flat or a newer build, we measure the room as it is and design around it. Our work takes in places right across Kensington and Chelsea.

Pull-out drawers
Drawers can run the full width or be combined with a lid. Around a radiator, the drawers are placed to leave room for the heat. We agree the layout during the design visit.
Birch plywood
Birch plywood is strong and holds screws well. The seat and its frame are made from it, as they carry weight daily. Its layered edge can be shown or painted.
