Fitted home offices in Holland Park, Kensington and Chelsea

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on fitted home offices in Holland Park starts with a design visit, and everything is built in our workshop.

Where other trades come in

Damp treatment and building work are for other specialists, and there are a few other limits too:

  • Turning an unconverted loft into a room
  • Setting up computers, screens or networks
  • Electrical work for the office, which your electrician carries out

If in doubt, you can fill in our short enquiry form and describe the room before you arrange a visit. Our process from visit to fitting.

Fitted home offices in Holland Park

Not every home has a spare room, but a wide landing or a loft room can work. A desk under a sloping ceiling needs careful planning so you can sit and stand comfortably. On a landing, it has to leave room to walk by. At the design visit in Holland Park, we will see what fits. Most enquiries start with wanting to close the door on work at the end of the day and a desk in the wrong light, and the answer is made in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Many Victorian and Edwardian houses have a bay window in the front room, while the recesses beside the chimney breast take shelving. Around Holland Park, where a large share of homes date from before 1919, a room like that can work as a study and still feel like part of the house. Everything is scribed to the room’s own walls.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it is easier before the furniture is made.

What happens on fitting day

When we arrive on fitting day, we start by protecting your floors and the route from the front door to the room. The sections built in our workshop come in next. How long fitting takes depends on the size of the room and the design, and the fitting days are agreed in your quote. Parking on terraced streets can be tight, particularly in a controlled parking zone, so details of permits, bays and any loading restrictions help. The van is unloaded quickly, with the sections carried straight in. Saturday fitting can be arranged.

  1. You let us know how you work and where you’d like the office, whether that’s a spare room, an alcove or a landing.
  2. At the design visit, the room is measured and the layout planned. Cable routes are planned at this point.
  3. The design is agreed and a quote in writing follows.
  4. The office is built in our workshop and painted in your colour. The materials are moisture-resistant MDF and birch plywood.
  5. We fit it in your home and check every drawer and door with you. The cable routes are left ready to use.

Before fitting day

  • Arrange any electrical changes with your electrician ahead of time
  • Move furniture and belongings away from the wall
  • Take anything hanging off the wall we are fitting to

Built-in desks and shelving in Holland Park

Homes built before 1919 make up about 69% of the housing in the area around Holland Park, with about 11% built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. There are 230 entries on the National Heritage List within half a mile of the centre of Holland Park. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. About 49% of households in the neighbourhood around Holland Park live in purpose-built flats, the 2021 Census shows. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

If you live in a flat close to Kensington Olympia station, the route in is measured along with the room itself, and the sections are sized to fit it. If your home is one of the older houses near Church of St George, an alcove beside the chimney breast is often just right for a built-in desk.

Questions we are often asked

Do you make fitted home offices for homes in Holland Park?

Yes. We cover all of Kensington and Chelsea and the rest of London, and Holland Park is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.

I live in a flat in Holland Park. How will the furniture get up the stairs?

We measure the route in along with the room itself: the stairs, landings, lift and doors. Home offices are made in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

Does fitted furniture need planning permission?

Not usually. Conservation areas mostly control changes to the outside, and furniture inside a house does not normally need it. Listed buildings are different: check with the council’s conservation officer first.

Do I get to choose the colour?

You choose it, and we agree it with you before the furniture is finished. Whichever finish you pick, it is in the colour you have chosen.

Can a desk be fitted into an alcove?

That varies with the size of the alcove. Many are wide enough for a compact desk, with shelving above and drawers below. We’ll tell you honestly when we visit.

How is the furniture painted?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you’ve chosen.

Flats, blocks and rented homes

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, after checking the walls at the measuring visit.

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, once we’ve measured the way in.

Materials and finishes

Birch plywood

Shelves full of books and files carry real weight. We use birch plywood for shelves that carry a load. Long spans need a thicker shelf, a lip or a support.

Spray-painted finish

A spray-painted finish is smooth and even. It is done in our workshop before fitting. You choose the colour.
