Flats, leases and landlords

If your building is on a red route or a busy main road, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so tell us about it during the design visit.

If the property is let, we will need access agreed with the tenants, at times that suit them. An agent can arrange access for you, and the written quote can go to whoever needs it.

How we make window seats for Notting Dale

Each window seat is built in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits a seat that takes weight every day, and MDF gives the fronts and panels a smooth surface for paint. It is then spray-painted or hand-painted and fitted in your home in Notting Dale. Most enquiries start with needing more storage in the room and standard furniture leaving gaps in a bay; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

A Victorian or Edwardian terrace usually has a long, narrow hall leading to the stairs. Around Notting Dale, a large share of homes date from before 1919, so depth matters as much as width wherever storage goes. Shallow units keep the way through clear.

After the design visit, we send you a written quote. It sets out the design we’ve talked through, the materials and the finish.

From workshop to your room

If anything comes up on the day, just ask. Most of the decisions were made during the design visit and set out in your quote, so the day itself is about careful fitting. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Hand painting, if that’s your finish, can follow the fitting.

  1. To begin, get in touch through our contact form; a brief note on the bay or sash window is enough.
  2. We visit to measure up and work out how warm air from the radiator will reach the room.
  3. A written quote follows, covering the seat and the grille.
  4. In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
  5. We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.

Preparing the room

Advice

Fitted storage in Notting Dale

About 58% of the homes in the neighbourhood around Notting Dale went up before 1919, and about 15% between 1973 and 1999, based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Part of Notting Dale is in the Ladbroke Conservation Area, according to Historic England’s records. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. If you’re unsure, check with the council before work starts. About 28% of households in the streets around Notting Dale live in flats in converted or shared houses, the 2021 Census shows. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the route in may go through a shared hall and stairs. A lease can require consent for alterations, so it’s worth checking yours first.

If you live in a flat close to Shepherds Bush station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. Close to Emslie Horniman's Pleasance? Window seats can be designed to hold outdoor kit, from walking boots to picnic things.

When is bespoke worth it?

Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t normally do that in an older room.

What prompts window seats in Notting Dale

A quiet place to read is a common wish. A seat by the window, with books nearby, makes a natural reading corner. It quickly becomes a favourite place to sit.

Window seats can help with:

  • A nursery or bedroom short of storage
  • Off-the-shelf pieces that never quite fit the window
  • A radiator under the window getting in the way
  • No space for toys and games

If your home is one of the older houses near Church of St Sava, a radiator under the window just needs a grille in the seat front.

Questions we are often asked

Can parking be tricky on fitting day in Notting Dale?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.

Will a conservation area stop me having window seats fitted in Notting Dale?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Can I send photos ahead of the visit?

Yes. They give us a feel for the space before we visit. Show anything the furniture has to work around, such as radiators or sockets.

Is a lid or drawers better for a window seat?

Many seats use both. Drawers suit things you use often, and a lid suits bulky items. In a child’s room, drawers tend to be simpler for small hands. We talk it through when we visit.

What if my walls and floors are out of level?

It is something we deal with all the time. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.

What does a bespoke window seat cost?

There’s no price list: each design is priced in writing after we’ve seen the space. It depends on the size and shape of the window, the storage you want and the finish. To get a quote, drop us a line using the contact form and we’ll arrange a design visit.

Bespoke window seats or ready-made?

Off-the-shelf benches come in the maker’s finishes. Ours is spray-painted or hand-painted in a colour agreed with you, so it can match the woodwork or the walls. The two recesses beside a chimney breast are seldom an identical size, which means a matching pair of ready-made units seldom fits both. Each side can be made to its own size.

Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that is part of the price. The price comes in a written quote, worked out from the measurements and the design you choose.
