Loft storage in Holloway

Loft storage in Holloway: what you get

The low space behind a knee wall is often the most useful in the room. Cupboards and drawers set into the knee wall make that space useful. Drawers bring the back of the space within reach. We measure and plan for the space you have in Holloway. If you’re living with needing storage in a loft office and a dormer that isn’t being used, that is what eaves cupboards are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Older homes like many around Holloway have floors and ceilings that slope, and a large share of the homes around Holloway date from then. Each piece is scribed and levelled on site so it looks straight in a room that isn’t. Original skirting and mouldings are met neatly.

After the design visit, we send you a quote in writing. It sets out the design we’ve talked through, the materials and the finish, so you know exactly what you are getting.

Questions from Holloway

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.

My home in Holloway is a period house with walls that are not straight. Is that a problem?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

How long does it take to fit loft storage?

The time the fitting takes depends on the length of the eaves and the design, and the fitting days are agreed in your quote. The storage is made in our workshop first, so the time in your home is spent fitting. We keep the route up to the loft as clear as possible.

What finishes do you offer?

You can choose between two finishes: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

How is loft storage priced?

Prices are quoted for your room, once we’ve measured and talked through the design. The size of the room, the amount of storage and the finish all shape the price. To get a quote, use our contact form and we will arrange a design visit.

Do I need to be in when you fit?

We need someone to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.

Why bespoke in Holloway?

In a loft room, walls and floors are seldom square. Standard furniture leaves visible gaps. We scribe our storage to the slopes and walls, and set it level. The two recesses beside a chimney breast are seldom an identical size, and standard units bought as a pair rarely suit both. Each side can be made to its own size.

There’s no price list: each design is priced in writing after we’ve seen the space. A larger piece means more material and more time. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

How fitting day works

Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Drilling into lath and plaster is done with care, so the plaster around stays sound. Any decorating around the new pieces is for your decorator.

  1. You tell us about your converted or boarded loft.
  2. At the design visit, the room and the route up are measured, as everything has to get up there.
  3. The design is agreed and a written quote follows, with the finish set out.
  4. Every part is built in our workshop, ready for a spray-painted or hand-painted finish.
  5. The storage is fitted, scribed to the slopes and checked with you.

Before we arrive

  • Make sure pets are kept safely away
  • Let us know where the boiler and meters are
  • Clear the walls of pictures and shelves

Advice

How we price loft storage

The price reflects the time and materials the job needs. The main factors are:

  • Spray painting or hand painting
  • How square the room is
  • The number of doors and drawers
  • The width and height of the space

No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.

Getting in touch

Here’s what helps us most when you contact us:

  • Rough sizes, even if they’re only to the nearest few centimetres
  • Pictures of styles you like, if you have any
  • Anything fixed to the wall that the furniture needs to work around
  • Whether it is a house or a flat, and if there are stairs or a lift

We quote once we have seen the room. At the visit, we measure, look at the walls and floors and go through the design with you, then send a written quote. We quote each job for the room it’s going into, after the design visit. To book a design visit, send us a few details through our contact form.

Loft storage in Holloway: local notes

Homes built before 1919 make up about 52% of the housing in the area around Holloway, with about 19% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Part of Holloway is in a conservation area, going by Historic England’s data. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. About 52% of homes in the neighbourhood around Holloway were built before 1919, in the VOA’s 2025 council tax stock figures. Many older terraces have had loft conversions, leaving eaves spaces and slopes that suit fitted storage.

The wider area includes historic houses such as Witanhurst, about 1.7 miles north-west. For a period home anywhere nearby, the low eaves and slopes of a converted loft are worth using. If you live in a flat close to Drayton Park station, the lift, the stair turns and the front door all set the largest piece that can come in. If you live in a period home close to St Joseph and St Padarn's Church, a dormer in a converted loft can hold shelves or a small desk.

What it’s made from

Doors and drawer fronts

An access door into the eaves can match the rest of the fronts. It opens wide, so you can still get into the eaves. The other fronts can be doors, drawers or both.

Moisture-resistant MDF

MDF cuts cleanly, which suits the angled panels under a sloping ceiling. The grade we use is moisture-resistant and paints well. It makes up most of the visible parts.

Flats, conversions and lettings

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Tell us about them at the design visit, so fitting day is planned around them.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Tell us about it when you get in touch.
