Flats, conversions and leaseholders
A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind.
In a managed block, the building manager or concierge may need notice before we arrive. If there’s a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you contact us.
About our window seats in Finsbury Park
A seat under a bedroom or nursery window can store toys, bedding or books. Drawers or a lift-up lid turn it into storage as well as seating. Drawers can be easier than a lid for children to use. In Finsbury Park, the design visit is where the details are settled. If your home has a bay window that’s hard to furnish and wanting a seat without blocking the radiator, window seats made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.
Ceilings and floors in homes built before 1919 are rarely level, and a large share of homes around Finsbury Park are that old. Each piece is scribed and levelled on site so it looks straight in a room that isn’t. Original skirting and mouldings are met neatly.
The quote comes in writing, so there’s time to read it properly and share it with anyone else involved. It covers the design, materials and finish agreed at the visit.

How fitting day works
When the fitting is done, we tidy the room and take up the floor coverings. Before we go, we look over the finished furniture with you and answer any questions. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Drilling into lath and plaster is done with care, so the plaster around stays sound. Any decorating around the new pieces is for your decorator.
- You get in touch and describe the window.
- We visit to measure the angles of the bay and the floor, and discuss the design.
- A written quote follows, setting out the design, materials and finish.
- In our workshop we make each section of the seat from moisture-resistant MDF and birch plywood.
- On fitting day the seat is set level and scribed to follow the walls and floor, with a spray-painted or hand-painted finish.

Advice
Questions we are often asked
Can you make window seats for a home in Finsbury Park?
Yes. Finsbury Park is one of the places we work, along with the rest of Haringey and London. To get started, you can message us from the contact page with a few details.
Do you cover homes near Finsbury Park station?
Yes, homes across Haringey and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit.
How is the furniture painted?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.
Can you build a seat beneath sash windows?
Yes. The seat is set below the cill so the window can still open and close. Where there are shutters, the seat is planned so they still open fully. These details are measured when we visit.
Do I need to be at home on fitting day?
We need someone to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.
Do I choose the paint colour?
You choose it. Whichever finish you pick, it’s in the colour you’ve chosen.
Is bespoke worth it?
Off-the-shelf benches come in the maker’s finishes. Ours is spray-painted or hand-painted in a colour agreed with you, so it sits with the skirting, the shutters or the walls. Tall ceilings in older homes leave a band of empty wall above standard furniture, wasting space that could hold things you rarely use. Built-in pieces can run to the cornice or the picture rail.
The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

Finsbury Park homes and window seats
The biggest shares of homes in the streets around Finsbury Park were built before 1919 (about 53%) and since 2000 (about 20%), according to Valuation Office Agency council tax figures (2025). We take that into account at the measuring visit, since older and newer walls take different fixings. There are 8 entries on the National Heritage List within half a mile of the centre of Finsbury Park. You can check whether a particular building is listed on Historic England’s list. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. That includes the vans that bring and fit furniture in Finsbury Park. We go through parking and access during the design visit.
For families living near Stroud Green Primary School, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. For a flat near Finsbury Park station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. If you live in a period home close to St John the Evangelist, the deep reveals of an older window can frame a seat neatly.

Flat-pack or bespoke?
Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well.
Cost matters, and it’s fair to say so: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

Caring for painted furniture
Getting the most from window seats starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:
- Choose a colour that suits the room
- Decide if the seat is part of a larger piece
- Check whether there’s a radiator under the window
- Move furniture away from the window so we can measure
Before we leave, we check every lid and drawer with you. Any grille is checked so the radiator can still warm the room. You will know it all works as it should.
Condensation on the glass can drip onto the cill and the seat, so wipe it away. Keep the window ventilated in cold weather. Dry any water on the paint promptly.
