Fitted home offices for your home in Holloway
Bespoke fitted home offices or ready-made?
If you only need a simple desk against a straight wall, an off-the-shelf desk may be enough. A fitted office earns its place where the space is tricky or the storage matters. At the design visit, we’ll tell you honestly which approach suits your room. Standard furniture is drawn for modern rooms, so its proportions can look odd in a tall period room, while fitted furniture can follow the room’s own lines, with panels and details to suit the house.
Every piece is quoted for your room after the design visit. A larger piece means more material and more time. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
Why choose us
- Moisture-resistant MDF and birch plywood
- Built in our workshop and fitted in your home
- Designed for the room you have
- Every quote follows a design visit

Fitted home offices in Holloway: what you get
Where the window sits affects how comfortable the desk will be. A screen facing a window can be hard to read, and a window behind you can cause glare. We plan the desk position with the window in mind, often with the light to one side. We look at it early at the measuring visit in Holloway. We make home offices from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are an alcove or landing that could take a desk and a screen that’s hard to read by the window.
Many Victorian and Edwardian houses have a bay window in the front room, while the recesses beside the chimney breast take shelving. Around Holloway, where a large share of homes date from before 1919, a room like that can work as a study and still feel like part of the house. Each piece follows the walls rather than a straight line.
A quote in writing is the clearest record of what we’ve agreed. It sets out the home office designed for your room, what it’s made from and how it’s finished.

What else we make in Holloway
How fitting works for fitted home offices
Furniture made in a workshop still has to meet the room it’s going into, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the layout and how many pieces make up the office, and your quote sets out the fitting days. Older London houses often have narrow hallways and tight turns on the stairs, so home offices are made in sections sized to get through. Floors, stairs and doorways are covered before anything is carried through.
- You contact us about a home office in a spare room, alcove, landing or under the eaves.
- At the design visit we measure up and plan a desk and storage that follow the shape of the room.
- Your written quote sets out the design, materials and finish.
- In our workshop the furniture is made from moisture-resistant MDF and birch plywood, cut to the angles we measured.
- We fit the office in your home, trimming the edges to follow the walls and ceiling.
- Your spray-painted or hand-painted finish completes the office.
How to prepare
- Leave a clear route from the front door to the room
- Take down pictures, mirrors and shelves from the wall
- If you live in a block, book the lift and tell the building manager
Getting a quote
A quote begins with a few details from you: which room it is, rough measurements and a couple of photos if you can take them. To send them, tell us about the room on our contact form. We’ll then arrange a design visit and follow it with a quote in writing.

Fitted home offices in Holloway: local notes
Homes built before 1919 make up about 52% of the housing in the area around Holloway, with about 19% built since 2000, in the VOA’s 2025 council tax stock figures. We take that into account during the design visit, since older and newer walls take different fixings. Part of Holloway is in a conservation area, according to Historic England’s records. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Your council can advise if you are unsure. The ULEZ, run by TfL, takes in all of London, so Islington is inside it. Vans bringing furniture to Holloway fall under it, just as they do across the rest of London. We plan parking and access with you at the design visit.
If you live near Whittington Park, a desk placed to make the most of daylight makes a big difference to a working day. Living in a block of flats near Drayton Park station? Then each piece is planned so it can be carried up and joined together in the room.

Your questions about fitted home offices in Holloway
I live near Drayton Park station. Is that in your area?
Yes, homes across Islington and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit.
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Is it possible to have an office and a guest bed in one room?
In many rooms, yes. We plan the office so there is still space for guests, or with doors that close over the desk. If space is tight, a wall bed can be built in alongside.
What are your built-in desks made from?
The office is made from moisture-resistant MDF and birch plywood. The desk, shelves and drawer boxes are birch plywood, which is strong and holds screws well, and MDF takes paint well for the doors and panels. Everything is finished by spray painting or hand painting.
How is the furniture painted?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.
What do you do at the measuring visit?
We measure the room, check how level the walls and floors are and go through the design with you. We will also ask about access and parking, and a quote in writing follows.
Practical tips
Most of what helps is simple. Here’s what we suggest:
- Think about what you’d like on show
- Note how many files and books you need to store
- Think about matching the woodwork or the walls
- List the equipment you use, from screens to printers
When we have finished fitting, the desk and storage are ready. Paint needs time to cure fully, so treat the new finish gently at first. Use a mat under a laptop or anything with rubber feet while the paint hardens.
Hot mugs can mark paint, so a coaster is a good habit. Mop up spills quickly. A desk mat under the keyboard and mouse saves wear on the surface.
Bespoke or off-the-shelf?
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot usually do that in an older room.
Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.
Is it time for fitted home offices?
Many people get in touch because they now work from home, at least part of the week. A kitchen table or a corner of the bedroom soon stops working. A built-in desk and storage make working at home far easier.
Here are some of the needs we’re asked about most:
- A spare room that has to be an office and a guest room
- Shelving that bows under the load
- Paperwork and files with nowhere to go
- A tangle of chargers and leads
Near listed buildings like Odeon Cinema, less than half a mile north-west of the centre of Holloway, older homes may keep original joinery that home offices can be designed around. For a listed home, fixing into original features can need listed building consent.
Before you hire any carpenter

- Where they’ll park and unload
- Will the doors close with even gaps?
- Have they measured the stairs, lift and doorways?
