Window Seats in Lower Holloway

  • A radiator that makes the space hard to use
  • A bay with no furniture that fits
  • Needing more storage in the room

What we do not do

We’d rather be clear about where our work stops:

  • New sockets or lights near the window, which are for your electrician
  • Repairs to sash windows, cills or shutters
  • Plastering and decorating around the seat

If you are not sure what’s possible in your room, you can get in touch through our contact form and we will give you a straight answer before you arrange a visit. How it works.

What it is made from

  • Birch plywood
  • Spray-painted finish
  • Moisture-resistant MDF
  • Radiator grilles
  • Hand-painted finish
  • Lift-up lids or drawers

Window seats in Lower Holloway

Plenty of period homes across London have sash windows. Under a sash, the seat is set below the cill so the window can still be used. Where there are working shutters, the seat must leave room for them to fold back. These details are measured when we visit your home in Lower Holloway. We make window seats from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are needing more storage in the room and wanting new furniture to sit well in an older room.

With most households around Lower Holloway in purpose-built flats, mansion blocks and modern developments are both possible. Mansion block flats often have long hallways, bays and high ceilings that suit fitted storage, while modern flats often have short halls and service boxing to work around. In a maisonette, the space under the internal stairs is worth using.

Where other trades are needed, for example an electrician to move a socket, we point that out. The quote itself covers our work, from the design to the materials and finish.

Flats, conversions and leaseholders

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways as well as the room, so the furniture can be made in sections that fit through without a struggle.

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, once we’ve measured the way in.

Storage in Lower Holloway homes: local notes

In the area around Lower Holloway, the largest groups of homes date from before 1919 (about 44%) and the years since 2000 (about 24%), in the VOA’s 2025 council tax stock figures. We take that into account at the design visit, since older and newer walls take different fixings. Part of Lower Holloway is in a conservation area, going by Historic England’s data. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If you are unsure, check with the council before work starts. Much of inner London is covered by controlled parking zones run by the boroughs. So a van fitting furniture in Lower Holloway usually needs a visitor permit, a pay-and-display bay or a suspended bay arranged through the council. It’s useful to tell us about parking at the measuring visit.

For a family home near Sacred Heart Catholic Primary School, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. Near listed buildings like The Clock Tower, less than half a mile south-west of the centre of Lower Holloway, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features can require listed building consent. Close to St Mary Magdalene Gardens? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

Questions from Lower Holloway

Can parking be tricky on fitting day in Lower Holloway?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you during the design visit.

I live in a flat in Lower Holloway. How will the furniture get up the stairs?

We measure the route in along with the room itself: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

What happens when you come to measure?

We measure the room, check how level the walls and floors are and discuss the design with you. We’ll also ask about access and parking, and afterwards we send a written quote.

Does someone need to be home during the fitting?

We need someone to let us in. It’s good to have someone there at the end to look over the work with us.

Can you fit furniture to uneven walls?

Walls and floors that aren’t true are part of the job in older homes. We trim the edges to follow the wall and level the base.

How long does it take to fit a window seat?

The time the fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. The seat is made at our workshop first, so the time in your home is spent fitting. We work tidily and keep the room as clear as possible.

How fitting day works

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving everything tidy. The time the fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Where there’s no lift, each section is sized to be carried up the stairs safely. The tightest landing sets the largest piece. The pieces are assembled in the flat.

Before we arrive

  • Move furniture and belongings away from the wall
  • Keep pets out of the room and the hallway
  • Clear the hallway and stairs so the sections can come through

Arranging a design visit

A quote begins with a few details from you: which room it is, rough measurements and a couple of photos if you can take them. To send them, send us a few details through our contact form. We’ll then arrange a design visit and follow it with a quote in writing.

Advice

Bespoke window seats or ready-made?

If you only want a simple bench under a straight window, an off-the-shelf piece may be enough. Bespoke work makes sense when the window is a bay, there’s a radiator below, or you want storage built in. We’re happy to give an honest view during the design visit. Flats tend to have walls interrupted by doors, radiators and sockets, so off-the-shelf widths rarely fill the gaps. Fitted furniture is made for the spaces that are left.

The price comes in a written quote, worked out from the measurements and the design you choose. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Why work with us in Lower Holloway

  • Workshop-made and fitted by us
  • Designed for the room you have
  • More than 300 projects completed
  • A design visit, then a quote in writing

Take a look at how bespoke compares with ready-made and how to compare quotes.

Flat-pack or bespoke?

Off-the-shelf cupboards come in fixed sizes, so there is often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

Where bespoke earns its keep is in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths.
