Window seats in Telegraph Hill, Lewisham

Thinking about window seats in Telegraph Hill? It starts with a design visit to measure and talk through ideas, then a written quote, before anything is made.

  • Nowhere to keep blankets, toys or books
  • Standard furniture leaving gaps in a bay
  • Wanting new furniture to sit well in an older room

About our window seats in Telegraph Hill

A seat under a bedroom or nursery window can store toys, bedding or books. With deep drawers or a lift-up lid, it becomes useful storage as well as a place to sit. For children’s rooms, drawers are often easier for small hands than a heavy lid. Whatever the room, the process for a home in Telegraph Hill is the same. We make window seats from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are a period room that needs furniture to suit it and a recess under the window doing nothing.

A large share of the homes around Telegraph Hill were built before 1919, and houses of that age are full of awkward spaces: under the stairs, in the bay, along the hall and under the eaves of a converted loft. That is where fitted storage comes in, scribed to walls that are rarely straight.

After the design visit, we send you a quote in writing. It sets out the design we’ve talked through, the materials and the finish.

What window seats cannot fix

Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. There are a few other points to bear in mind:

  • Making the seat cushion, which isn’t our work
  • New sockets or lights near the window, which are for your electrician
  • Fixing the window itself

Not sure whether your space suits window seats? You can fill in our short enquiry form and we will tell you before you arrange a visit. Our process from visit to fitting.

DIY, flat-pack or bespoke

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well, and it’s quick to buy.

It is worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

Pricing window seats in Telegraph Hill

To work out the quote, we look at:

  • Whether you choose a spray or hand-painted finish
  • Where a van can park, like a permit bay or a bay suspension
  • The overall size of the piece
  • Walls and floors that are out of level or out of square

Every room is priced on its own, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. You’ll see the figure in your written quote, after the design visit.

Helping us understand the room

Some details help us understand the job before we visit. It is useful to include:

  • Pictures showing the full wall, from floor to ceiling
  • How you want to use the space
  • Examples of the look you’re after
  • Whether it’s a house or a flat, and if there are stairs or a lift

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and discuss the design with you. Afterwards, we send a written quote for you to look over. To book one, message us from the contact page.

Materials and finishes

Spray-painted finish

Spray painting suits panels, grilles and plain fronts alike. We do it in our workshop, where the finish can be kept even. The colour is your choice.

Doors and drawer fronts

Fronts are made from moisture-resistant MDF and painted to your colour. Panelled fronts can echo the woodwork in a period room. The gaps are kept even all along.

FAQs: window seats in Telegraph Hill

Does a conservation area in or near Telegraph Hill affect fitted furniture?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Do you cover homes near Brockley station?

Yes. We cover all of Lewisham and the rest of London. To get started, you can fill in our short enquiry form with some details about the room.

What happens at the design visit?

We measure the room, check how level the walls and floors are and discuss the design with you. Access and parking are worth talking about too, and afterwards we send a quote in writing.

Which materials go into your window seats?

Our window seats are made from moisture-resistant MDF and birch plywood, then painted. Next to a window, the moisture-resistant grade is a sensible choice. Your quote confirms the materials and finish.

Can you build a window seat over a radiator?

Yes. The seat has a grille or open front, so the warmth can reach the room. We also leave space around the radiator. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

Should I choose a lift-up lid or drawers?

It depends on what you will store and how often you will reach for it. A lid gives access to the whole space, good for blankets and occasional things, while drawers mean you don’t have to move the cushion.

Fitting day, step by step

The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. Scribing is done on site, which means some cutting in the room or close by, so we ask for a clear space to work near the room. Dust is kept down and cleared up as we go. Hand painting, if that is your finish, can follow the fitting.

  1. It starts when you contact us with some details about the window.
  2. At the design visit we measure the bay or recess and check the radiator, cill and any shutters. We also talk about lift-up lids or drawers.
  3. A written quote follows, with the design, finish and fitting days set out, for you to look over.
  4. Your window seat is built in our workshop, shaped to the window.
  5. We fit it in your home, scribed to the walls and the floor.

Before fitting day

  • Clear the area where the furniture is going
  • Mention any parking restrictions on your street
  • Point out meters, boilers and fuse boards near the furniture

Fitted storage in Telegraph Hill

About 49% of the homes in the area around Telegraph Hill went up before 1919, and about 16% since 2000, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. 6 conservation areas have at least part of their area within a mile of central Telegraph Hill. England has around 10,000 in all, and their controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Flats in converted or shared houses account for about 26% of households in the neighbourhood around Telegraph Hill, going by Census 2021 figures from the ONS. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the route in may go through a shared hall and stairs. A lease can require consent for alterations, so it’s worth checking yours first.

If your home is one of the older houses near St Catherine's Hatcham, the deep reveals of an older window can frame a seat neatly. Queen's House, about 2 miles north-east, is one of the historic houses in the wider area. If your own home is a period one, window seats can be scribed to follow a bay that is rarely square. If you live near Fordham Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.
