About our fitted cupboards in Honor Oak
Gas meters, electricity meters and fuse boards tend to be where you’d least like them, like by the front door or in a hallway corner. A fitted cupboard can hide them neatly and still keeps access clear. Engineers and meter readers will need access, so the doors or panels are planned with that in mind. We make fitted cupboards from moisture-resistant MDF and strong birch plywood, with a painted finish, and the things people most often want solved are a boiler cupboard that keeps access clear and making use of an awkward alcove or corner.
Where original shutters, doors or panelling survive, they’re worth designing around. Around Honor Oak, where homes from before 1919 make up a large share, fitted storage can be designed to sit alongside them. Door styles can be chosen to suit the age of the house, and painted to match. If your home is listed, check with the council before fixing into original joinery.
Our quotes are written in plain words, without jargon. They say what will be made, what it’s made from and how it will be finished, taken from what we agreed at the visit.

Common questions about fitted cupboards
Is Honor Oak in the area you cover for fitted cupboards?
Yes, Honor Oak is within the area we cover, which takes in all of Southwark and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.
My home in Honor Oak is a period house with walls that aren’t straight. Is that a problem?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Can you build a cupboard around a boiler?
Yes. We design the cupboard to keep the clearances and ventilation set out in the boiler maker’s instructions, with doors that open wide for servicing. Any work on the boiler itself is for a Gas Safe engineer.
What if the stairs or lift are small?
Getting it in is planned at the design visit. We measure the stairs, landings, lift and doors, and the furniture is made in sections sized to get through.
Do I need planning permission for fitted furniture?
Not normally. Conservation area controls are mainly about the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
Do photos help?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough sizes. To send them, send us a few details through our contact form.
Pricing fitted cupboards in Honor Oak
A few things affect what fitted furniture costs:
- Hanging rails, shelves, drawers and other fittings inside
- Stairs, lifts and the route to the room
- Where a van can park, such as a permit bay or a bay suspension
- Doors and drawers, and how many
Rooms that aren’t square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, written once we have measured up.
Before the design visit
Here’s what helps us most when you contact us:
- Pictures of styles you like, if you have any
- The type of home and how the room is reached
- Radiators, sockets, pipes or meters on or near the wall
- The postcode, so we can plan the visit
Because every job is different, the cost is set out in a written quote after the visit. Because every room is different, the quote comes after the design visit, when we have measured up and talked through the design. For a quote, use our contact form.
How fitting day works
When the fitting is done, we tidy the room and lift the floor protection. Before we leave, we go over the finished piece together and answer any questions. How long the fitting takes depends on the size of the cupboards and the room, and the fitting days are agreed in your quote. Older London houses often have narrow hallways and tight turns on the stairs, so fitted cupboards are made in sections sized to get through. Floors and stair carpets are protected on the way in and out.
- First, you let us know about the space and what you need to store. It might be a hallway, a landing, a utility or a boot room.
- At the design visit we measure up and talk through doors, shelves and rails. For a boiler cupboard, we plan for the clearances and ventilation in the manufacturer’s instructions.
- A written quote follows, covering the design, materials and finish.
- The cupboards are made at our workshop, from moisture-resistant MDF and birch plywood.
- The cupboards are fitted in your home and trimmed to follow the walls. We check each door and shelf with you before we leave.
How to prepare
- Point out meters, boilers and fuse boards near the furniture
- Clear the area where the furniture is going
- Have your electrician move any sockets or switches beforehand

Related advice
Made for the room, or bought in a box?
Boiler and meter cupboards are hard to get right with standard units. Clearances, ventilation and access all matter, and a cupboard made for the spot can allow for them. Standard units assume square rooms, and period homes seldom have them, so it leaves gaps at the wall, tilts on sloping floors or sits awkwardly against skirting and picture rails. Fitted furniture is scribed to the wall instead.
The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.
Why us?

Bespoke or off-the-shelf?
It’s worth being honest about cost: off-the-shelf furniture usually costs less up front. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot usually do that in an older room.
Making use of tricky spaces in Honor Oak
In the streets around Honor Oak, the largest groups of homes date from before 1919 (about 54%) and between 1945 and 1972 (about 17%), on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. 4 conservation areas have at least part of their area within a mile of the centre of Honor Oak. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Red routes are run by TfL, with tight limits on where and when vehicles can stop. Where a home in Honor Oak is on or beside a main road, it helps to mention that at the measuring visit. It lets us plan the stop before fitting day.
For families living near St Francesca Cabrini Primary School, a place for each person’s coat and shoes stops the hallway filling up. Close to Peckham Rye? Living near green space often means muddy boots, bikes and outdoor kit, and fitted cupboards can give those things a place. Near listed buildings like Church of St Augustine, less than half a mile east of the centre of Honor Oak, older homes may keep original joinery that fitted cupboards can be designed around. For a listed home, fixing into original features can require listed building consent.
